550 per sqft sounds reasonable I suppose, but really I'm only interested in the SAMM units

Starter home / bachelor pad of sorts ... wanted to start somewhere cheap + decent location

One critical question to ask: What projects have this developer completed before? Then look for Lowyat threads on those projects

Haha, personally I think, can be good can be bad.

If buy into Avantro, the purchasers may feel the confidence level is dropped if the buyers spillover to Ayanna since they also need to compete with Elita, which is very similar development.

Danau so far looks nice but that location very subjective for highrise and most probably more ppl will look into BK bcz nearer to KL and Bukit Jalil. They are better than their direct competitor, Wyn (too high denses with RSKU). Flora still has upper hand and will attract the buyers who spill in btw Puchong / Bkt Jalil location.

If Avantro really RM 550 psf, then the price is really good because BK5 commercial now consider well developed and busy over the last 5 years.

But I don't think it will drag down the subsales prices of 8 & 10 Kinrara bcz their prices already adjusted while most of their buyers were I&P supporters and solid. But definitely will impact the price remains to be stagnant.

I feel like Chin Hin staff won't be incentivised to push their samm units leh, they probably focus on the open market stuff. Then again the whole thing isn't very transparent so I can't quite dig more info

Whether SAMM or not, still considered a unit sold, KPI also achieved.
