Haha, personally I think, can be good can be bad.

If buy into Avantro, the purchasers may feel the confidence level is dropped if the buyers spillover to Ayanna since they also need to compete with Elita, which is very similar development.

Danau so far looks nice but that location very subjective for highrise and most probably more ppl will look into BK bcz nearer to KL and Bukit Jalil. They are better than their direct competitor, Wyn (too high denses with RSKU). Flora still has upper hand and will attract the buyers who spill in btw Puchong / Bkt Jalil location.

If Avantro really RM 550 psf, then the price is really good because BK5 commercial now consider well developed and busy over the last 5 years.

But I don't think it will drag down the subsales prices of 8 & 10 Kinrara bcz their prices already adjusted while most of their buyers were I&P supporters and solid. But definitely will impact the price remains to be stagnant.

I think Avantro much cheaper than Elita. Maybe because of higher density and more blocks.

Elita starting price much higher (but more sqf). Both Freehold.

saw a lot comments mentioned this project location is good. mind if anyone may ellaborate more? not really familiar with this area.

Elita maintenance fees RM0.40 psqf (500+ units)

Quit expensive even for Service Apartments. 8 Kinrara, 10 Kinrara is RM0.30. Don't know the Avantro one.
