thanks for sharing. some of those master bedrooms look huge! good use of the 80 feet. very functional layout IMO…

I need to keep a look out for 2nd launch 😄

Yes, there is a plan to convert 50% of gold land into mix development. That is about 100 acres (p/s Pavilion Bukit Jalil + Aurora + Shoplot = 60 acres)
This project is still under the control of PKB which is the subsidiary of I&P, SP Setia has no power in planning, only in-charge of sales and marketing

Building length does matter
Villa Idaman I offers the longest house being built by I&P in the last 33 years, 50 feets ground floor and 52 feet 1st floor, so far only Legasi 4 intermediate 1st floor (48 feet) is larger, ground floor is still smaller than V.Idaman.
I agree that the layout is functional, especially the porch which has no pillar, 1st time that being built too.
The only 2 setbacks are normal facade and double ceiling feature like Legasi series was taken away.
Legasi 1,2&4 can be transformed from 4+1R3B into 4+3R 3B
Legasi 3’s 4R3B into 4+2R3B

Layout of my choice:
1. Irama Villa 1
2. Legasi 2
3. Legasi 4
4. Legasi 1 (Type B, but the steel staircase really turn off....look like after thought doh.gif )

Marketing strategies ma…when demand more than supply… Celaka punya developer will use this tactic …each new phase can push up the price … compared phase 1, up another 100k … and some more heard this time got 20x80 and 22x75…

Pity the buyers, have to queue up, and all competing for only 26 units?
Developers should have more units available per launch, else most buyers will go home disappointed despite queuing up early

Puchong legenda selling about same price with this which is leasehold and high dense…but higher built up due to 3 storey… is norm method from developer to get easy profit by adding floor number instead of increasing land size…

if you in waiting list....just give up... unless you really wanna to spend nearly 2 mil to get odd shape corner....

if you really loaded...can choose no. 1 unit...extra built up plus bigger land (a bit odd shape) or no. 26... the land size still can be accepted plus got extra land at behind yard... but it just beside PE.

if you comparing corner unit (extra land more than 20 feet), yes...

but if you comparing intermediate....is half of it...

now semi D also need to ballot.... still remember before covid.... semi d normally people can just walk in, choose the unit and place booking.... now every unit launch, people will just grab what ever...

But get some internal info, next phase the discount will be scraped plus slightly higher price… SP Setia mentioned that phase 1 & 2 they sold under market price… cos based on bank valuation, intermediate 22x75 can get 1.5 mil ( I think they refer to BK 8 area)…that’s why can see many owners holding their units to wait price exceed 1.5mil in next launch to dispose their units in subsales

Freehold landed in Klang Valley prime area (15km to KLCC)… plus landed freehold now very rare … maybe still can get for pocket development not master plan development..and in Kinrara they supply 2 storey terrace house which is fit to most of people demand … after Irama Villa series… SP Setia may be will start to built highrise commercial … so no more landed supply in coming years … even though still got small land plots within Bandar kinrara… they will hold it first to wait another round price surge

i saw xhs, the one queueing under tents to buy is this property right? The host said, she queue for 3 day to wait for the house. I know its title attract, but she said even queue 3 day before official launch, she is still getting number 4. haha 1,2,3 got people come even early to queue already.

Tagged along with friend to have a look earlier this morning. Apparently over 450 names submitted! No news on discounts - only revealed to ballot winners. Friend submitted ballot but prices seem pretty expensive for psf leh..

You go Elmina, Setia Alam, Semenyih may be bigger size and not necessary cheaper also and far from city.

The total units available are 38 and currently, the queue exceeds this number. Unit selection begins at 9AM today, 03-03-2024. Those in the queue between positions 1 to 38 are confirmed to get a unit since it is not a ballot system.

I am in the queue with 2 spots available but plan to buy only 1 unit. Whoever is interested in buying my spot, please send me a message. I'll see you tomorrow at the sales office

Ps: I am no agent. I happen to have a friend to queue together with me since Feb 27th

Kindly visit sales gallery to get confirmation from SA.. next launching will be Semi D Aggun Villa 2..

Still plenty of land besides BK 9… but no construction activity and land haven’t holding up .. maybe no more developement for this year

No worry.. Irama series gone … next will be another link house development … but rest assured… the price is moving towards to 2 mil for intermediate link house … but can see developer laziness … the design and landscaping just copy and paste from previous decades old projects …

Is it worth to spend RM2mil for intermediate? Might as well spend half to get a condo and the other half buy another one to invest? Rm10k+ instalment for a place to stay?

my families members all within the area and my business also nearby... so it worth for me...

what is prime? if still stick on old definition of prime and location... you will definitely won't earn a good return in property investment...

From the people I know, ppl with this kind of affordability already have others reliable stable source of income, so a new property to them is mainly to improve the life quality for their family. Security, environment, connection to their daily life circle, or privacy are their main concern and willing to pay for.

Is like why ppl willing to pay few hundred thousand to buy luxury car which can only use for few years then trade in for new and more expensive one.

just my wife wanna move closer to families and really like the location... my current staying already very strategic and convenient... anyhow...happy wife happy life .. laugh.gif

wont sell my current house... just be another home stay for my relatives or friends when they visiting KL..

you're right , when i jogging around i saw one corner unit which under construction has 4 solar panel, other units don't have...a bit pelik

That’s why I feel Pelik. Can owner install solar panel while unit still under construction?
When I check with developer they mention so far confirmed Irama Villa have solar panel installed. They also mentioned probably all Irama Villa will have solar panel install.

Anyone check with developer on this ? 🫢

Widen the existing road is good, however it does not solve the long term congestion from Giant to Perindustrian Kinrara.
I am thinking to gather all BK RA to conduct a talk to our MP, SKIP AND KIDEX highways are the real solution for long term in Bandar Kinrara / Puncak Jalil / Puchong.
About 30 highways were constructed in the last 30 years, mostly cover the areas like Cheras, Ampang, Kajang, Kepong, Shah Alam, Sg Bulog, Batu Caves, Damansara, Kuchai Lama etc, Puchong is the least benefited from there development.

if it's true.. i recently just passby there also.. it was just a very small size panel only.. for a 20-30k solar panel is for quite a big size panel.. sweat.gif

Ok la save 10-15k - should be able to offset EV charges : whistling.gif

and save the hassles to survey to Solar provider/installer

Peace of mind is kinda priceless

i just dont understand why the developer did not include the gated guarded concept in their project...i heard those legasi series facing the problem with engage security and install the gate due to some of the residences refuse to pay for the cost of installation and the monthly fees.

pay few hundred thousand for renovation but when comes to monthly security fee with only less than RM150 per month..they complaint expensive!!
some wanna negotiate to RM60 ringgit only they agree to pay..with this kind of neighbourhood really pengsan..imagine if only 60% agree to pay

Legasi is still in the mid of forming the RA, once the RA is formed, there will be a RA pro tem committee to call a meeting among the residents, I have suggested that a Managemnet office need to be established like those G+G, it is a measurement to safeguard the long run operation of RA.

I&P don’t have quality management staff who has vision in property development, however they build the best quality house in town, top in my list

i staying in G&G community with 99% Chinese kaya ... but also got some owners not willing to pay maintenance fees .... even RA is established, but there is no law to against defaulter... unless need to issue legal claim through lawyer to claim back the fees.... which is time and cost consuming...

non-paying resident is pain in the ass for g&g individual title, since the road belongs to public, RA has no right to force or stop the owner from entering his house.
most they can do is make the owner go visitor lane every time.. or put up notice on guard house let everyone see..

unlike g&g with strata act, owner can be barred to enter for defaulting.

I heard SP setia did provide/sponsor free guardhouse for legasi too once they start officially build it...but need RA member to verify this la..

Need agreement from residents ( maybe 75% or 100% not so sure) to build guard house since it is non stratified property…
From my experience bought from Sime Darby, developer will get pre agreement from buyers during SnP signature to built guard house. So there were hassles free and smooth process to get approval from authority since all required documents already obtained and sime Darby has given free guard house to residents….
For this project nothing offer from SP Setia but surprising they give free solar panels instead for Irama Villa series

Irama Villa 4 series and Legasi 4 series are the last landed link terrace property in Bandar Kinrara, it is a shame that Bandar Kinrara shd be addressed Kuala Lumpur, which is sitting right on top of the border between Selangor and WP

a bit disappointed... a lot of defects that very obvious can be done before handed over to owner but SP Setia just left it and wait for owner to lodge in defect report later ... they very passive when dealing with customer and many things just answer tak tahu or just reply "you can ask vendor / supplier by yourself".....

the unit received full of dust and rubbish around....

For a big developer this is a bit let down. New homes should come in perfectly fine condition

tbh workmanship is terrible.. like some things are cheap material, rush job .. if your reno then should be ok but' as is' i would say it wasn't what i expected from a well known brand sp setia. that aside congrats to all new owners of irama
