 Buying a house under 500k, RM245,000 apartment

Hello,

First time house buyer here.

Just want to ask about the payment waived under the first scheme home.

i recently acquired a RM245,000 property, apartment..2nd hand unit.


Here's the list that I have been notified to pay :-

SPA Legal Fees - RM11,879
Stamp Duty - waived
Evaluation Fees - RM1,100 (estimate)
Deposit 10% - RM24,500.

The question is, do i need to pay the fees? i thought its cover under the first scheme thing.

extra info,

Applied for RM290,000 loan from Public Bank Islamic. Rate is 3.80%. Quite high because apartment is not under strata title.

Haiya.. If new house, i only pay for booking, all other are free because it is absorb by the developer, I can confirm this as my 2nd house is new unit. But my 1st house as subsale, I pay for everything...

Try HLB bank bro... I recently bought a condo also. The valuation fee for HLB is lower and better rate compared to PBB.

Stamp Duty(ies) memang waived for 1st home purchase.

But the scheme never mentions waiver of legal fees, 9/10 times the developer will absorb because they will have their panel solicitors and they have factored it into their selling price.

But this is not a guarantee.

the Skim Rumah Pertamaku (if you are referring to this) only says you can get 100% loan, not waiver of fees.

Try shop around for other banks. Sometimes banks give higher rate due to credit scoring, too "clean" profile, house lower value, and etc reasons.
The reason you mentioned, not under strata title, meaning? It is still under master title not yet sub divided?

Are you able to take conventional loan?

Yes, subsale, entitled to waive off your stamp duty. In sarawak's practice, buyer and seller share 50/50 on legal and MOT fees.

this is the lowest as of now..

thanks for the clarification everyone. got the monies, but the 'cashback' now is quite low considering i need to pay these fees.. cant do renovation all out.

No worries. If that's the case, PB is the best option now. My personal experience (so far have had a few loans with PBB), they are the lowest. But you need to build your profile with them over the years. Once you are able to take another loan with them, you can negotiate your interest in the future purchase.

For subsale cases like yours (i.e. buying from secondary market), you can only get waiver of stamp duty for both SPA and Loan since it's your first house and below 500k. You will still need to pay for lawyer's legal fees & disbursement charges for SPA & Loan and valuation fees to Bank's valuer.

But the SPA legal fees of rm11,879 for rm245k property is way too high le. Maybe u should double check.

Your quotation is quite different from my lawyer's quotation. I suggest you look around and compare the quotation first.

Almost 3k lower from the the agent's lawyer!

however the seller used the agent lawyer and the agent recommended me to use the same.

Not necessarily to use same lawyer. If use same lawyer, seller can save cost and no need to pay legal fees to lawyer whistling.gif
