First time house buyer here.

Just want to ask about the payment waived under the first scheme home.

i recently acquired a RM245,000 property, apartment..2nd hand unit.


Here's the list that I have been notified to pay :-

SPA Legal Fees - RM11,879
Stamp Duty - waived
Evaluation Fees - RM1,100 (estimate)
Deposit 10% - RM24,500.

The question is, do i need to pay the fees? i thought its cover under the first scheme thing.

extra info,

Applied for RM290,000 loan from Public Bank Islamic. Rate is 3.80%. Quite high because apartment is not under strata title.

i am not sure. the agent said the same thing. only waive stamp duty. i just need to double confirm.

other banks gave 3.9, 4%

this is the lowest as of now..

thanks for the clarification everyone. got the monies, but the 'cashback' now is quite low considering i need to pay these fees.. cant do renovation all out.

i got the quotes from your contact.

Almost 3k lower from the the agent's lawyer!

however the seller used the agent lawyer and the agent recommended me to use the same.

yesterday was clusterfuck.
i told them i want to use my own laywer a.k.a your contact.

gave a lot of excuses too.

now they will ask for discount.

imho they trying to squeeze me dry.

come to think of it, my loan rate is 3.8%. they said it was the lowest now for <500k properties...hmm

fuck la...

i think i kena already..signed bank loan 3.8%..OPR high

The first lawyer firm agreed to match the price of RM8855.90. thats almost 3k of reduction!

then sometime later the agent called me..he seem pissed that he cant makan this one. he even dare to say "cannot split the commission with me anymore if i did this" I'm the one that need to pay all these.

lmao what a joke lah.. first time buying house, then this.

btw his only commission is from seller right?
apart from the bank and the spa thing.

do i need to do it now? dont wait for spa sign first?
