Eupe did Novum Bangsar South and Parc 3 Cheras that have vped. They have a handful of others still selling. I think they’re from Kedah?

I like their practical yet unconventional designs. They’re big on decorative motifs.

Yeap you're right, they have very different designs compared to all the other projects in PJ.

And you're right again, they started in Kedah when the government wanted to start affordable project in Kedah. That's how their Est8 managed to change to residential title

With the designs being their unique selling point, their prices are quite affordable as well considering what they're offering in terms of designs, layouts and furnishings.

We're getting a middle-tier product for a low-mid price point

Interesting. I think Rumahwip doesn’t care anymore if you rent it out but Selangor does?

These *affordable homes* are not for profit purposes. Some has misused this which i think is not very nice and some has gotten away with it.

I think the point here is that if you get caught

I think since RSKU is integrated into the full priced development, the own stayers are already annoyed at having to share facilities with them so will be quite vigilant and find fault. Seems to be a fairly common sentiment I’ve observed.

Rumahwip is a whole building of the same first homeowners so no one is making any noise as it might impact them too.

IMO.....for those SAMM unit probably u can pretend it just the studio unit within the development with terms and condition. haha tongue.gif the most it just cater 1 or two person max per unit. Wont be big impact to the normal unit unless it is like those big size 900 sqft unit of course different story already whistling.gif

iinm, the initial SPA price was 300k but current reserve price is really super attractive, just don't get caught renting out

Quite sad also. So heavily subsidised and it still goes to lelong. I think anyone can bid on an auction affordable property right with some t and c.

I visited showroom with my friend last week found out the window frame is the cheap one, alumimium material confused.gif how is the sound proof ?? and the toiley tile design is totally turn off. We are shocked. But facilities are really nice. But I think many buyers buy this project for investment it might turn out another Parc3 too many airbnb, too bad for those ownstay owner. He looking for ownstay but Dwitara sold out so he exploring this Helix2 but not really like it.

Seems like any project with a bit of showy qualities will get turned into Airbnb. I suppose if for own stay then opt for better unit quality and bigger size rather than impressive facilities.
