It is very hard to fight a case for anything which is not stipulated in the SPA. Developer might or might not give in at their will. Therefore, get this case to be exposed as many media as possible whereby the developer's branding is at stake. I am sure that if the developer care about their future earnings then they will be more willing to part a small sum of money to make present house buyers to be happy

fence is not the huge issue there

wait till u guys come in and stay & experience the -

1. chicken manure smell
2. palm oil processing smell
3. chicken feeds production smell - rotten fish smell
4. plastic burnt smell

developers did nothing & just let the folks there live with the pollution

That's why you have to make a few trips to the site at different times of the day/night before you commit to buy. Once signed and paid deposit, its too late.

Can the smells be smelt from all the development or just the phases closest to the farms/factories

chicken feeds smell is very strong & apparently covers the whole EM reaching other areas (found the source but unfortunately they are allowed to operate even during midnight till mornig)

plastic burnt smell also quite bad (source of pollution unknown still but we know there are several plastic recycle factories just beside EM)

SCAI kind of already gave up fighting for the pollution there, those who are well-able already moved out and rent or sell, others just lived with it by shutting the whole house tight

some folks even not sure where to find help till go & comment on EM fb post before this.
Now mostly complain in group or rather reporting in group about the smell

For those who are deciding, survey/research first ya before making decision smile.gif
Also don't swallow my words entirely, do own research to check also

U will be surprised that a lot of Malaysian simply purchase house without checking the surrounding area that they will live in the future

I’m more surprised and kennot brain how some people can stay so far when they work in kl/pj. Travel 1-2 hours one way just to go office rclxub.gif

Nowadays very hard to find a house to stay and able to reach office in 10 to 20 minutes, is possible but you need to pay more for the house price. right?

if you don't mind subsale houses at mature neighborhoods/townships, you can get those within 20-45 minutes, also depends on where exactly you work. And the price of the landed properties is more or less similar to those 1-2 hours away, or may be even cheaper.

Yes, if you don't mind the subsales and you want to able reach your work location within 1 hour, this is only choice. But for subsales, you need to fork out more cash, for example, downpayment, S&P legal fees, loan legal fees, MOT and etc.

how is it in their scope to control the pollution outside of their taman.

yeah- if they don't control, their houses wont sell well.. But you can never fault them lack of effort to control pollution nearby?

That is the role of DOE, and also town planning.
and yes- buyer is responsible to do survey first.

You think offices only in KL? There is plenty of people buying into this project and work in nearby gov agencies and trainings sites in Bangi or working in Cyberjaya

The world is not only revolved around KL anymore
