Hi, I am one of the EM owners who feel cheated by developer.

THE DEVELOPER IS ECO MAJESTIC (ECOWORLD BHD)


Bought mellowood last phase back lane @ nearly RM1mil that is supposed to be facing concrete perimeter fencing, but developer ended up giving cheap fencing instead... our group has been trying to reach out to as many media companies to make our grievances known, would sincerely appreciate if any one from media can help us out on this, and if anyone can give advice on what can be done.

So far they are denying any responsibilities and implying that their marketing materials do not represent the end product, my blood was boiling

Happened for many developments… I bought one high end project from SunWxx…. In their marketing brochure also shown concrete fencing… end up used cheap anti climb fencing 🤦🤦🤦

One of the overrated developer in market… charge super high selling price… left nothing to buyers in term of capital appreciations… most of their projects need to sell in loses in subsales …. Even their own staffs also difficult to make profit with special staff discount ..zzzzz

I must say that the fancy fencing instantly makes the house more premium looking.

You can't. It's a strata property.

Plant any trees that is not within common area landscaping, we as JMB/MC will happily come and remove.


This is why the concrete fencing is important.

In strata poorperly, no one could plant any tree, bush or rock without permission from jmc/MC.

Quick question: the original video of promising “istana style fencing”, is it from developer official channel or from sales agent? Coz it will make big difference in this case.

just to add, any items that are not included in the s&p buy confirmed by air liur by your sales agent also no use...

Need to check if brochures or marketing material what kind of fence is represented there, if not shown, no chance, if got show, even though not stated in SPA explicitly, you guys can still take the developer to civil court or go to arbitration for misleading advertisement, especially that this housing project is under HDA.

I happen to have this experience, the developer presented alot of greens (vertical garden) in brochures that was not handover in satisfactory condition to us buyers, amongst other things like garden gazebo etc.
We managed to forced the developer to fulfill some before we get to arbitrator, end up still not fully like brochure but the experience tells us there's merit to take on the developer base on their marketing presentations.
