 help in selling my property, Setting a price to accomodate agent fee

Let say I have a condo property with loan amount 375k left. How do i accomodate to sell the prop by including the 3% agent fee? Not sure about the market value now but according to brickz website, last transacted was around 400k-430k. (was in 2019). If i set at 400k, then minus the agent fee 12k? Will that be enough or there's something that I'm missing? (hidden cost/etc) (RPGT can be exempted since first time, bank loan no lock in period).

I'm planning to dispose the property due to 'having another property that I wanted to buy. But also the problem is that now its tenanted. Should i offer the unit to the tenant to buy?

roughly can check Propertyguru or Iproperty listed units for sell...
My personal opinion, potential buyers has too many choices to choose for...

But cannot lowball so much anyway, if you cant afford it means you cant afford it regardless 1000 overhang unit infront of u available

Yes, you can offer to your tenant first, as a first sign hinting him/her you have intention to sell off the property.
You can engage local agents to help you sell, and ask for their advise to see what is the market price around the area. Sometimes they may help you refer to the bank for the bank's value.
