How is the progress for Templer phase 1? Heard it's going to VP this year and they say the new road to access to templer will be ready by then too. Comparing it with Emerald Rawang, I'm wondering if the extra distance would make a huge difference in getting to the highway exit.

This picture was taken from Rawang Memorial Park. Thanks to sifu above, if not I also wouldn't know that the templer residence site is so near to Rawang Memorial Park.

I was attracted by the phase 1 templer residence British Style design, so when phase 2 launch I fast fast go make booking (without paying anything). Phase 2 price is 100k more expensive than phase 1 but size is same. The sales staff told me road not completed yet so cannot view the site, the site is only 1km from the showroom. Since I have no idea about the developer and the actual site, so I do some research about this project and find out this thread.

I try follow Google map to the templer residence site, but the road to the site is too rough, full with sharp and big rocks, after short drive I gave up. But I didn't stop there, I drive another 30km to Rawang Memorial Park to find out the site. Luckily it didn't disappoint me. The developer is very smart, they don't want to complete the road first even phase 1 is 70-80% done so that no one can see where exactly the site is (they still selling phase 2)

From what I gather, even Phase 1 is complete and vp around this year oct or nov, the clubhouse is still not there. SA inform the clubhouse will be built and finish when all the phases completed. Watch out for this red flag as clubhouse under developer, depends on them to build or not.

And yesss, they say it is very very far away from the memorial park but I dont believe it.

They are selling phase 2 now but I feel their house not premium enough, more like Scientex but with higher pricetag.

If clubhouse not included in spa, its definitely red flag. For instance one of the developer in rawang changed the masterplan, no longer known as clubhouse but its more into commercial plus mini clubhouse.

Within 3 years the prop price in rawang went up 100k for templer and emerald site.
