Hi, anyone know of any new landed property in KL areas? Price range around 1.5mil max. Preferably near KL city centre. (No Semenyih & Rawang, BSC).

These are the development I came across so far : -

1. Sierra Hijauan
2. Nassim Height
3. Hijauan Selayang

For 1st and 2th, at least 30mins in n out daily just for the traffic light, all houses here with only one route access to main road.

Last year I surveyed Nassim Height is around 1.1mil, Sierra around 1.3mil, Selayang around 1.3mil too. After rebate price.

Yesterday checked with SA, Nassim Height all signed. One unit left but only Bumi..

Sierra think no more also..

Selayang one naik harga.. now selling 1.5mil.

Yea.. Actually traffic is still ok for me.. I've been staying in these areas for quite many years.. get used to it already biggrin.gif

Personally, I like the location here as close to my workshop.

Recently there's one project in Kemensah by SDB. Behind Zoo Negara.. The sign board has been there for many years.. now seems like going for pre-launching ad.

From the SA: -

2 storey linked house 23 x 60 (2454sf) from 1.27mil
3 storey linked house 23 x 70 (3175sf) from 1.7mil

They said currently cannot disclose the layout and information via whatsapp due to its a pre-launch project. confused.gif

This should be the actual site as I went too; follow the guide by SA too.

The location is surrounding by High end residential houses like Kemensah, 20 trees but the route is quite deep inside.

Sorry, actually that the actual site, Hampton kemensah, the landed project is just next to it, the showroom is ready I think they haven't got their APDL approve yet. Should be around this month

The project name is 19 Trees. Developer is SDB. Actual site beside Hamton Kemensah. Just booked a unit yesterday. Price is indeed attractive.

However, there are a few concerns which firstly is the potential landslide as the land is quite slope and seems like no more development behind it.

Secondly is the access, going to town from your house probably take you about 10mins. I believe most of the time will need to use the access from the Zoo Negara there which is quite narrow and dark.

Told by the SA that showroom will only ready by end of this month. And due to pre-launch they are not allow to circulate the project details via whatsapp which I think is pretty absurd.. blink.gif But anyway, it seems like there's only one agency selling, so their pattern are all the same.. cam only bear with it..

Becareful then... Make sure ur deposit go to the genuine hda account, after apdl.. I think you can validate with sdb to see worth the deposit.. But this area, not for me then

Thank you for the advise. Currently there's no HDA account as developer is yet to obtain the APDL.

So now the SA will collect a booking cheque first but they won't bank in until APDL is obtained which they said is refundable anytime la.. Meanwhile, their mortgage consultant will pre-screen your loan eligibility...

Contemplating on 19Trees but the landslide fear is there for me. SA informed that the project will be built on “quartz” so its strong and besides, SDB is a reputable developer. So I was informed “I think it should be ok”. A friend who purchased there even told me … dalam kelambu oso can die lah. All these subjectivities stalled me from pursuing. And I was informed price will go up next week (2nd week Oct once SDB launches). If anyone here did some checkings on the exact location - appreciate sharing.

As usual, developer which has yet to obtain approval will soft launch through external agents - so as to gauge demands first as well. I guess its normal practice for boutique developers unless big ones like PKNS, many build then sell. So this one is called 19Trees (I did ask them, they have 20Trees so after 19 got 18 Trees ah 😀). I visited the showroom of 19trees today. I like the space (super big living room and galcony) but.. the cheapest SPA price is at 1.3mil before rebate and the price really great, considering the location. But need to climb the staircase to reach living room. Dont think thats gonna be feasible for long period. I asked about the one like conventional landed house (selling at 2mil).. hence im not giving a Go. Wish to see others thought here.

The 2 storey’s downside - definitely the steep stairs. Puzzled me as this is by SDB. But it looks bigger than the 3 storey (thats why the show unit converted the G floor’s room to open space for better sales point. The 3rd floor of the 3 storey has 2 rooms, shared bathroom - so the higher price by 300k++ seems far fetched.

Basically, 3 storey is for the “green views” except for the middle row, so they provide special row garden. Both units are kinda short.

This development is specifically for … bukit fans. And yeah, its Melawati.

Anyone knows if Tan & Tan is launching any new product in KL (landed) around Melawati - do share. Those guys I heard has Freehold landbank but very tight lip on it. Called oso one woman layan like my salary being RM 10.

I was there recently and saw a chinese restaurant. I also thought the area was malay until i saw at the recent elmina launching there was a healthy mix of buyers. In the past there was indeed a lack of commercial activity but now that is all changing. With the DASH up and running, it only takes 15 mins from elmina to 1U. IMHO elmina will grow much faster from now on. But the reason why one buys there is actually to get a landed freehold property with plenty of open spaces and parks. I actually like it there.

I visited the show unit early this month also with my wife and mother-in-law.
My in-laws stays at 20Trees East (with private pool) so the location is very near to my in-laws.

I would very much prefer if the location is where they have their show units now, instead of the actual location next to Hampton Kemensah.
If money is not really an issue, i.e. with budget of close to 2mil, the conventional unit definitely better as no need to climb up 1 storey from the parking lot.
But at that price, it is bare unit.

If you don't mind resale, can get 20trees East (without pool) for around 2mil also.

Last time before they opened the by-pass road to connect to Jalan Melawati 4, my main worry if only Jalan K5 is closed/inaccessible due to landslide or fallen trees as it was the only access road to 20trees.

20Trees is quite a distance from last year's landslide area in Kemensah

The show unit’s land doesnt belong to Sdb. So once all the units sold they will demolish the show units. Yes there is a risk of that plot being sold to other developer and so new development will arise, which will affect (view) for 19Trees folks on the right hand side. I agree, the show unit lamd is higher, better fengshui as well. As for landslides - yeah, a valid worry. But I guess no one will expect em’.

After the viewing, I told the agent that we are not interested anymore as the actual location is not to our liking
Unless it is at the location of the show units laugh.gif

With the 2 condos under construction behind and next to Hampton, and the agent couldn't answer if there will be future high-rise surrounding the site in MPAJ masterplan, just don't want to take the chance

Regarding the sub-sale supply, could it be that now with DASH up, existing supply already snapped up? Looks like a scenario for property appreciation there soon... Ilham 1 will be completed soon and there will be available stock from those who bought to speculate. That will be the test to see the actual market value though the layout for Ilham 1 is very unusual. Location of EV2 is better though as there will be the lakeside mall across the road (and the expected but much much later rail connection).

What about the ones opposite the type you saw? 3 storeys and ground floor layout - kitchen, living room,, dining room, guest room and utilities are on same level as parking. That's selling below rm2mil

Confirmed there will be noise, just like normal house with car pass-by. In tunnel maybe few dB extra.

I'm actually quite fond for this project for their 2 storey house.
I wanted to buy landed is for the sake of conveniency. But their 2 storey houses seems like is putting inconveniency to it by having the needs of climbing stair case every time.

Imagine the time when u get old with weak knees.

Good lord. How old are you? People need to stop thinking like this and working on their health and fitness. There are 80 and 90 yos in good health who can still do stairs or retrofit with a lift. If this works for the majority of your life then just downgrade to a unit when you’re older.

Not only that, when you move in item / purchase big item, additional cost need to be factored in. Old folks to visit your house, need to climb?
But anyway its a preference for everyone, if you give a thought on it and make informed decision, its fine! Its your money anyway.

I didn’t make a judgement. What I mean is if it’s a dealbreaker for you now then don’t buy. If one is looking at it being a deal breaker for later on in life then it seems silly. Ultimately it’s price>location>design. Yes with your budget you don’t have to contend with certain limitations so let that guide you.

Agreed that both models have its downside. A bit kiam siap too since its totally bare without any gifts. I was hoping more gifts especially from a known developer and a boutique one, means not a mass producer needing huge capital.

The 3 storey (which advertised as 4) has the “tunnel noise” issue. The 2 storey (advertised as 3, but made no sense as G floor is parking only) has issues with the sorry, “stupid” stairs. I agree, when one gets old, its a problem. There is a limit to build lift. And not many are damn lucky enough to be damn healthy even by practicing good lifestyle, good food, good exercise, good whatever. Orang muda saja can comment as they have yet to be one. Textbook info.

So this project is strictly on the notion that “good last location if you wanna be in KL but not so much the KLCC area”. So I bought the 2 storey strictly on that notion. That too because the wife wants it - she wants hillly, foggy places. If you ask me - this is not my first choice. But yeah, location is good for “green in KL”.

So there you go - its only about green in kL. If you discuss about the design and the kiam siapness - you aint settle down with one. Also, 2 storey can sell easier if you want due to pricing factor 😜

I hope the quality is good. I was there yesterday. Many bangla workers. I prefer Indonesians and Chinese. And perhaps Indians based on my stint of working in Mid East - they solely “built” Dubai. But Bangladeshis … i reserve my comment. As Pak Guard maybe ok.

Because this is new modern townhouse design, you cannot DIY own gate at front porch due to this Strata Title. Once you see the showroom then you will be know why can be install. The car park also fully covered by roof & ceiling. The another good point is if raining big also no need scare

My brother just bought 1 unit during pre-launch. The price is rather cheap compared to the surrounding projects. However, personally I don't really like the location that it's far too inside from the Zoo Negara Ampang there.. Going in and out will not be that straight forward.

The stairs for the 2 storey is crap. But didnt hinder me from purchasing it, I agree, crap 😂 i need to plan on buying the stairlift - easily costing Rm 30-40k. The location somehow is quite serene. Been all over the place from semenyih, to kajang, cyber, shah alam, etc. All top 5 developers. But this location seemed “slightly inside but not too far from City and it’s KL”. I wont say it’s cheap but ok la, must consider the size is not that big (those days houses are 70 ft in length generally, this one 50, kust like my ex boss, fat and short). So I wont say its cheap.

If ur into that location, surrounded but many ol school rich people (means more serene 😂), then it seems ok. Some asked me why 2 storey(or technically 3 if u include the parking), then my basis is simple …. Easier to sell bacl 🤪

Again, they stairs is crap (for the 2 storey). Allocate budget for lift.

I think the steps is fine for someone who is still "young" lol. But if you're senior already and buying for retirement, it could really be a problem going up and down the stairs to go out from your house.

Imagine coming back from groceries, carry all the way up to your house..

This is referring to the double storey unit.
for youngster the staircase may not be a problem, but i have some middle age prospect also complain of the staircase.

To elaborate what you have mentioned, the building length is longer than ordinary terrace/link houses, 3-storey 53ft,49ft,35ft, 2-storey 50ft, 43ft which is quiet long.
The main setback is the land area (length), the extra 20 feet driveway distance yourself to your opposite neighbour which is good, if both houses facing each other has 25 feets car porch and the skirting driveway is 5 ft, road wide 40 ft, so your main door is 100 feet away from your opposite neighbour’s main entrance, that is a much better feeling to me.

For this project, you will feel more pack, usually 1 acres of land can build 16 20’x70’ houses (including road), the developer increase the number of units, hence offering slightly lower selling price

To elaborate what you have mentioned, the building length is longer than ordinary terrace/link houses, 3-storey 53ft,49ft,35ft, 2-storey 50ft, 43ft which is quiet long.
The main setback is the land area (length), the extra 20 feet driveway distance yourself to your opposite neighbour which is good, if both houses facing each other has 25 feets car porch  and the skirting driveway is 5 ft, road wide 40 ft, so your main door is 100 feet away from your opposite neighbour’s main entrance, that is a much better feeling to me.

For this project, you will feel more pack, usually 1 acres of land can build 16 20’x70’ houses (including road), the developer increase the number of units, hence offering slightly lower selling price

Generally yes. But in the advent of modern world, we can check all the stats, younger generations are also seen to be unhealthy as compared to seniors. Of course I wont generaloze as I prefer statistics, data. So yeah, it may be ok for younger but that aint the ruler. Because house is expensive and and age has linear regressive mode with it. Everyone grows old. So if anyone says it suits younger, maybe not. Simple rule - the price tag suits older but the stairs suits younger. Ceh 😂

For some niche market, ok, agree as u mentioned. Generally, and as compared to previous models (10 yrs above), definitely shorter. Those days, this length applies to new markets like some parts of Subang, for example. But I understand, land is scarce now.

But seriously - if anyone goes by length, stairs etc, then avoid. I went for serenity in a big freaking city. That, is getting rare now. This project wins on that “quietness”.
