If you’re seriously considering moving to this part of the world, Desa Coalfields isn’t that bad. It’s older, but you can find some really good deals and use the rest of your budget to reno to your liking. Seems like most of the residents are owner occupiers and most of the Tamans there are G&G. And it’s FH too.

Good that you didn't mentioned Saujana Utama or any development related to Glomac. Saujana Utama area had became bloated with people and yet there are only two official access provided by the developer. The main access is the single lane road at Jalan Paip towards Jalan Kuala Selangor and the other route is near Uitm Puncak Alam towards the Persiaran Mokhtar Dahari. I'm suspecting there is something not right within MDKS which keep on giving approval to new housing development to the developers within that area especially Glomac. Seems like there is no push at all from MDKS to put a compulsory requirement for the developer to upgrade / build new access within that township in order to get any new approval within this area  doh.gif .

If not mistaken MPKS already requesting alternative route through Eco Granduer.

https://www.youtube.com/watch?v=2zh6IiypH-w&t=400s

will connect to PMD, Jalan Bukit Cerakah, Saujana Perdana to Persiaran Shorea through Eco Granduer.

there also planning to connect that route also to Jalan Kuala Selangor through Tanamera.

I saw one proposal from cant remember where that they want to build bridge connecting the route to Desa Mosaics. Is it the same as Tanamera one?

LBS ~Still uses above ground /exposed wiring system instead of direct buried underground/conceal wiring system for the incoming TNB supply for a house worth around RM500k brows.gif. It has quite similar spec and built-up with nearby RM200k KLK's RSKU double storey houses (Hibiscus). Pity for the buyers...mcm kena scam with LBS..the quality and design doesn't reflect the high pricetag.

Yup I'm aware with this plan as well. But I think none of the above will significantly help to solve the problem near the T-junction traffic light of the single lane Jalan Paip. The affected people are the one who mostly exit via the main entrance going into Jalan Kuala Selangor towards Sg Buloh.

Majority of the residents use the front entrance instead of the back entrance towards PMD.

New route/exit thru Tanamera/Desa Moccis will not be so helpful as well because people will still get stuck at the Jalan Kuala Selangor - Jalan Paip T-junction traffic light. The incoming traffic from Puncak Alam, Desa Coalfields and BSC are already in a really bad shape during morning peak hours, it might become worst if more traffic from Saujana are re-route thru Tanamera/Desa Moccis hmm.gif

IMHO, the main cause of the problem is because of the T-junction traffic light and the best way to solve the problem is to widen Jalan Paip and introduce new exit anywhere between the T-junction traffic light and before the slip road to enter GCE. Better if just remove the traffic light and just build a flyover to enter Jalan Kuala Selangor tongue.gif

Correction, introducing new exit anywhere after the T-junction traffic light and before the slip road to enter GCE will only create an additional new traffic light/exit problem along Jalan Kuala Selangor. So the best way is just remove the current traffic light and build a flyover to enter Jalan Kuala Selangor rclxs0.gif

the normal 20x70 (Tresna) and 22x75 (Sari) types terrace house all individual title.

if townhouse usually strata title.

I think you can change the door, no issue.

I just cant wait for Eco Granduer to open up the internal road accessing to Eco Granduer commercial side and bypass road to access Persiaran Shorea from the back.

the difference in commercial and industrial growth... rawang has been stagnant for long time since Aeon is up... and nothing else even until now... here at least you will have ECRL... plus if you wanna work in KLCC, dont stay in either places... the travelling can kill your soul everyday... distance to KLCC doesn't determine how successful your township will be.. Alam Impian is nearer to KLCC than either places, but their commercial growth greatly terbantut...

Caledonia is literally right next to and opposite 2 Kuala Selangor Chinese cemeteries, where my great grandmother and grandparents are buried.

It's crazy how you guys are considering buying this place that is closer to my father's kampung than the actual city it is advertised to be accessible to.
