First of all people are looking for spacious living homes with an affordable price. If you look at the KL area prices really freaking expensive even for condo its 700k+ and for double storey definitely 1m+. I don't think its a fair price tag.
Only because of the price tag we are looking property that are far away from KL area.
And ofc there would be pros & cons but if you needed something you have to compromise some things too. Sometime the area is not much developed or its too far from KL, traffic jams etc
Actually I shortlist two areas KUNDANG & PUNCAK ALAM because its looks like developing faster than other areas ,not too far away from KL area and more option of affordable property's but i like puncak alam more than kundang.
Puncak alam multiple developers are working on it and at kundang highlighted area is GAMUDA GARDEN only
There is a high chance that puncak alam will develop more in the future and a great place to live.
yeah that is true..... if want wants a landed, gotto move away from the prime area.
in china megacity, it is sort of classified as "ring".... there is central, and there is 1st ring around the central. can be up to 5 or 8 rings.

for KL- looks like we are moving towards 4th or 5th rings now.
as for fair price in city center- it is very subjective right. many people still wanna minimize commute, enjoy the life-style and amenities in the area.
between Puncak Alam and Kundang- It would rate Kundang slightly better. coz it is nearer to KL via Sg buloh.
and the vicinity around Kundang is slightly more developed.
Gamuda Garden in Kundang > it is nice concept, but really not cheap.
