What Are The New Developments Going On At Puncak Alam & Ijok Area 2022 ?
New Housing Projects: Eco Grandeur ,LBS, MYRA, IJM, Wordwide - Daunan & Puncak Bestari 2, MKH, Tropicana, KLK - BSC & Caledonia.
New Developments : DASH , Mall , Hospital , Public Transport

This are the project that i found on my research. If u guys knows any update about this kindly please share it Thank You.
I would like to know more info about Puncak Alam area because currently im looking to purchased a property for my own stay.

why all the sudden interested on this area ?
which specific are you looking at ? seems a very big and wide area.

They have to0. the distance is about 16-17km away, with traffic light here and there with high traffic volume, you will need 40-45 mins to reach the highway.

Last time people measure time to reach KL
then people measure time to reach bangsar
then people measure time to reach damansara
then people measure time to reach highway which connect to damansara.

Actually glomac has more other project but the agent said all their projects are almost fully sold only corner and end lots available which is 700k++. moneyflies.gif

So after the completion of all the housing project there would be more population and more traffic. Looks like there is no use for dash unless you work at PJ area
Thats a massive letdown. sweat.gif
Currently im staying at pj so im already suffering bcos of this traffic jam.

Form what I see daily the traffic volume increases a lot recently, you can try to experience it during weekdays morning and evening during rush hour to and from the DASH entry at Puncak Perdana. BTW the highway is still close.

Anyway there are many properties that is really near to DASH.

First of all people are looking for spacious living homes with an affordable price. If you look at the KL area prices really freaking expensive even for condo its 700k+ and for double storey definitely 1m+. I don't think its a fair price tag.
Only because of the price tag we are looking property that are far away from KL area.
And ofc there would be pros & cons but if you needed something you have to compromise some things too. Sometime the area is not much developed or its too far from KL, traffic jams etc
Actually I shortlist two areas KUNDANG & PUNCAK ALAM because its looks like developing faster than other areas ,not too far away from KL area and more option of affordable property's but i like puncak alam more than kundang.
Puncak alam multiple developers are working on it and at kundang highlighted area is GAMUDA GARDEN only
There is a high chance that puncak alam will develop more in the future and a great place to live.

same here, with so many new delopments..it will be a matter of time before the infra will reach Puncak Alam side..key catalyst for sure is UiTM..then the highways..west we have WCE, on the east Guthrie, north LATAR and south DASH (this not really on the distance from Puncak Alam but with DASH connection to Mokhtar Dahari..new development will start sprawling along the Mokhtar Dahari..for sure MBSA will request for upgarde of the road in the DO meeting as part of the condition for approval.

then wait and see on the status of Duke 2A connection to WCE.

I'm betting on a unit at Saujana Utama..cuz not sure moving forward either Elmina side (MRT & LRT future connection) or Puncak Alam side will flourish more. sweat.gif

in china megacity, it is sort of classified as "ring".... there is central, and there is 1st ring around the central. can be up to 5 or 8 rings.

for KL- looks like we are moving towards 4th or 5th rings now.

as for fair price in city center- it is very subjective right. many people still wanna minimize commute, enjoy the life-style and amenities in the area.

between Puncak Alam and Kundang- It would rate Kundang slightly better. coz it is nearer to KL via Sg buloh.
and the vicinity around Kundang is slightly more developed.


Gamuda Garden in Kundang > it is nice concept, but really not cheap.

well the issues now is the single lane roads along the way to DASH exit... if those are solve over the time... it would be easier to travel to PJ... but working at KL and staying here will be a no no to me... lol

why kundang is more developed yea? In term of basic amenities, kundang still fallen behind rawang/puncak alam i feel... Puncak alam currently have all the basic amenities needed just lack of a neighborhood mall with cinema... lol... otherwise there is nothing much lacking in Puncak alam for now... even more factories setting up in PA and more 3s centre opening also

there is a small mall at Ecograndure right?

the road into Dash is via PMD ya. current you pass through Bukit Jelutong?

yeah, and econsave and tesco... ecoworld reli bring this area up alot... their commercial shops weekend full of full people these days... the mcdonald drive thru always long q til the whole main road one lane gone because of them... for now yea if from eco world, then exit through bukit jelutong... otherwise for hillpark residents, will use elmina persiaran shorea and exit through bukit jelutong but no need jam at those one lane roads along PMD...

I'm eagerly waiting for the Tropicana project heard its beside the McDonald area.
Looks like there is some works going on clearing lands but not yet launched what kind of project it would be.
Its a joint venture with Puncak Alam Housing Sdn Bhd but Tropicana have plans for a new project. icon_idea.gif

If you use LATAR highway, Bandar Seri Coalfields is 35min from Mont Kiara. This area is definitely coming up with Eco Grandeur commercial. For non bumi, nearby Ijok has really nice Chinese food
