for KL- looks like we are moving towards 4th or 5th rings now.

as for fair price in city center- it is very subjective right. many people still wanna minimize commute, enjoy the life-style and amenities in the area.

between Puncak Alam and Kundang- It would rate Kundang slightly better. coz it is nearer to KL via Sg buloh.
and the vicinity around Kundang is slightly more developed.
Gamuda Garden in Kundang > it is nice concept, but really not cheap.

Agreed GAMUDA GARDEN is a cool concept they have a mall, waterpark, horse riding, go kart, lake with a waterfall view and great road infrastructures and they are still developing more. rclxub.gif
They are bringing everything they can but outside the GG its nothing still under developed and their price and maintenance fees are expensive its not easy to pay every month 200-300 for maintenance only. After GG completed the projects they will increase the maintenance fees and the price range at GG shops also will be differentiate. They wont simply bring this kind of facilities without a business plan. This projects are suitable for M40/4 & T20 groups. moneyflies.gif

Yeah there is a new township project by BSC developer KLK target to launch April 2022. How much land do they own?? shocking.gif

So far i visited only MKH development and BSC in that area. MKH have the cashback 100k (amt not sure), so if you buy for own stay, then ok. Very affordable. For investment will take time to appreciate. Maybe 10 yrs. However what turned me away from Puncak Alam area is all leasehold. Only BSC freehold. But BSC too far for me. Nearest n most convenient is Elmina. But really disappointed that DASH doesn't connect with Guthrie there... have to travel further in... otherwise it would be so convenient...still considering...

while In puncak alam a few players worked together- each sharing the load in development.

as per feedback, and my read in GG treat- they simply don't have enough population, and spending power to bring the area up.
commercials, and infract need people come, people spend in order to maintain.
Else- it will decay over time.


Agreed very much with Gen Z comment.
For non-bumi- Kundang-Ijok-Sg Buloh definately better.
for bumi- Puncak Alam more suitable for them

First of all people are looking for spacious living homes with an affordable price. If you look at the KL area prices really freaking expensive even for condo its 700k+ and for double storey definitely 1m+. I don't think its a fair price tag.
Only because of the price tag we are looking property that are far away from KL area.
And ofc there would be pros & cons but if you needed something you have to compromise some things too. Sometime the area is not much developed or its too far from KL, traffic jams etc
Actually I shortlist two areas KUNDANG & PUNCAK ALAM because its looks like developing faster than other areas ,not too far away from KL area and more option of affordable property's but i like puncak alam more than kundang.
Puncak alam multiple developers are working on it and at kundang highlighted area is GAMUDA GARDEN only
There is a high chance that puncak alam will develop more in the future and a great place to live.

i can say traffic if use car will take 1.5hr to pj because now ppl already live at LBS,ECO,HILLPARK not count from puncak alam and saujana.

The better quality houses there are Bandar Seri Coalfields and Elmina. Both have very big land. You can check it out. Eco Grandeur commercial very vibrant with Starbucks and Jays Grocer but heard many complaints about house build quality. Don’t know about Gamuda Gardens because it’s kinda stand-alone area. MKH is average. If u want malay food u can go Saujana utama. Chinese food is ijok or u can go kuala selangor if u want river view seafood

MKH last phase is IRIS it looks small buildup other than that all are fully sold out.
Elmina is too pricey but the facilities infra all looks stunning
Leasehold or freehold i don't think its a issue anyway when leasehold end owner wont be alive so I don't care about that haha laugh.gif
Important stuffs are area must look decent, fair maintenance with guard house and better with individual title. That should be fine.

I like the BSC new project JARDINI well design with grand entrance really love the concept but the price is 700k+ monthly it will be around 3k+ include maintenance fees as well. The affordable projects are completed at BSC now they are launching their luxury North Haven projects.
If wants affordable KLK project see the Caledonia Ijok beside the cemetery.
I wonder who will buy that project bcos its too near to the cemetery area. unsure.gif

What do you mean by non bumi will suit that areas and puncak alam is better for bumi ?
Bcoz of the environment itself ?
At PA I noticed some things which are vape shops are operate but there is no shisha at mamaks lol laugh.gif

Kundang is developing very fast, thanks to developers like Gamuda who is building a township alongside with Tan&Tan (IGB) and Scientex.
I suppose the surrounding houses could tumpang the facilities at Gamuda Gardens especially their current Freshii store and upcoming Star Grocer.
One good thing about GG (NOTE: This is 'Kundang Jaya' area and NOT the Tasik Biru Kundang area) is its close proximity to the PLUS Rawang Selatan toll, which in turn shortens the distance to KL/PJ.

Scientex is a very good project but it will be better with guarded and gated. I don't know why they did like open concept.

How about Bandar Tasik Puteri by Low Yat group? I heard they are going to launch their first G&G home with very affordable package. Their service apartment project called Tribeca at BB seem maintain well after many years.

If you come from PLUS, you will have a few exits:

1) Kundang - Gamuda Garden, Scientex,
2) Bandar Tasek Puteri
2) BSC

Bandar Tasek Puteri is between Kundang and BSC. I passed by and saw some nice houses but heard many on auction as this development was quite hyped up during the property peak few years back.

becoz of the people staying around the area.
Kundang- sungai buloh has more Chinese in general. many good Chinese restaurant is a sign.
Ijok/Puncak alam area is mostly malay. many malay reserve land around that area too right

Bandar tasik puteri houses are nice and affordable but less population need more development.
a lot of houses are empty no street light at most of the places.
New housing area Acacia Park most of the time lonely and silent.

I have surveyed both PA (Jardin by BSC) and GG. I already purchased GG and I'm a bumi. I agree that PA has a lot of facilities and population but what I can foresee in the next 5 years that PA will be like PJ and lotsa traffic jam due to a lot of traffic light. This is what happen to Saujana Utama last time, to reach Guthrie highway it will take you 30-45 minute.

The road in GG in the future also will cause Jam because of surrounding development however it is slightly lesser because of lesser traffic light and lesser density. It's going to be a very slow development for GG. But what I like about GG is that the facilities inside GG, later you will have KK, Gov School inside GG (for my phase it is just next to my phase). And GG really take care their tenant, for example recently got a lot rempit kids frim Kg. Serai play around GG, and now they already hire Polis Bantuan as a security at entrance and RSKU house Danau Ria. Near Highway also and near Hospital Sg Buloh. Currently they are pushing their commercial area (after this if u drive at Rawang (S) toll, there will be a flyover of GG city centre). I can foresee that in the next 10 years GG will be the next DUTA. And because of slower population coming in, I'll choose GG so that I can have a peace of mind lesser traffic for the next 5-10 years.

And oh yeah since my father work doing MRT contstrucion, i think in the future there will be an extension to make train until Rawang, and by this GG will have the benefits at Kuang Station will be upgrade from KTM to unknown name train yet.


Edit: People ask me why not Elmina, well the problem with Elmina is because their lake is OUTSIDE and on weekend there is shit ton of people coming until double park on MAIN road. As for GG lake, the tenant already make recommendations to GG in future to regulate public people from coming into their lake (meaning it is open to public but the traffic and people go in and out will be regulated like after 8pm no outsider anymore in taman, like that la)

Anyone got visited worldwide daunan or puncak bestari 2 properties ?
Heard from the agent that puncak bestari 2 ellia has been fully sold and new phase halya 2 almost gonna sold out
If anyone visited this projects share your opinion guys.
