Last time rebate 6%, can’t be real…too good to be true, last time snp price is lower?

10% is outright discount .. which is ur sales price .. everyone is entitle - the property price of 495 shd bd 440k+

6% is extra discount , u guys nid to add 4% . whn snp signing .

since is removed , u guys need to pay 10% whn SNP signing.

Yes brother, Rebate is removed. Developer abit lanci now. Hence buyer need to fork out 10% Downpayment for this project. Funny thing is biggest layout 904Sqft still left about 80% inventory. They expect buyer to pay 10% downpayment(Almost RM75,000).

Downpayment now
Smaller unit (495sqft-590sqft) = About RM40,000++
Bigger unit (905sqft) = About RM70,000++.

With 10% down payment required for larger units.

Why don't you all go look at southlink leftover developer units. It's ready, can inspect real unit itself. No need to pay progressive interest

i think no point buying 900sq at laurel .. i would prefer goodwood since is almost the same price

Agreed, with goodwood almost the same price having 10% Discount + 10% Rebate. bigger size (1186 sqft) + 2/3 car parks. No brainer choice.
However GoodWood bank valuation is actually lower than the developer selling price. Hence, may need to top up abit for downpayment

but last year/before july got almost 20% discount ... still acceptable la since is dual key layout .

Might not do well because new supply come in and are small unit the rental will have competition among each other. And laurel need to walk across the office building to reach lrt so for those rely on lrt may have 2nd thought. Then another reason is mrt station building next to laurel it will create noise, air pollution and traffic congestion. And will last till year 2030 for mrt 3 completion.  And laurel complete year 2024.

What i can see obvious difference between the two are SL has commercial element downstairs with foodcourt and starbucks opening recently is convenient for tenant. Can be a pull factor for tenant like convenience access to f&b. Laurel stand out in terms of facility will attract tenant enjoy lifestyle.

Just my opinion la. If u secure a unit may be can have few strategy to get rental

1. Rent out whole unit with unique ID
2. Room rental
3. Get dual key keep one for longterm and another studio as shorterm rent
4. Design ur unit with special feature ie with smarthome feature like google home

The above just my little opinion after Own and cover sales and rental in SL unit. 😊

we have yet to know where is the mrt3 located and how far the sound will reach laurel. in long run . i think laurel shd be better because mrt3 is underground . 
opposite laurel 50m and walking distance was like 1minute++. they have starbuck n foods .. why tenant shd be worry ?

I mean construction period. The rumour station is very near to laurel. It will benefit but am worry on the construction period because need to stand the construction for 5-6yrs since laurel completing 2024 to 2p25
