Just my humble opinion. I own unit in southlink. I think laurel might or might not do well like SL.
Might do well because demand for small unit in BS and also ppl work in KL Sentral will come over to rent here. Provided BPO company keep on recruiting ppl to work in Msia. Currently what i see a lot tenant from BOP company and oversea student from UM.
Might not do well because new supply come in and are small unit the rental will have competition among each other. And laurel need to walk across the office building to reach lrt so for those rely on lrt may have 2nd thought. Then another reason is mrt station building next to laurel it will create noise, air pollution and traffic congestion. And will last till year 2030 for mrt 3 completion. And laurel complete year 2024.
What i can see obvious difference between the two are SL has commercial element downstairs with foodcourt and starbucks opening recently is convenient for tenant. Can be a pull factor for tenant like convenience access to f&b. Laurel stand out in terms of facility will attract tenant enjoy lifestyle.
Just my opinion la. If u secure a unit may be can have few strategy to get rental
1. Rent out whole unit with unique ID
2. Room rental
3. Get dual key keep one for longterm and another studio as shorterm rent
4. Design ur unit with special feature ie with smarthome feature like google home
The above just my little opinion after Own and cover sales and rental in SL unit. 😊
