their bedroom furnishing quality is ok. but their furnishing for kitchen and living room is a little subpar for my taste.
their wall design consist of mainly wallpaper and kind of doesn't last long.
they didnt do the air cond in my unit properly the condo supervisor warned me of future issue if i leave it like that so i have to pay extra to get it rectified. the compressor was left outside of the designated cover and the piping is bent at the wrong angle they said. i am no professional so i just trust them.

if you're for rent, the wallpaper is kinda "lebih" for me. and if you're for ownstay, i recommend real paint instead? its not that much more expensive for some place you will stay for years on end.

and yes if you put in effort to find other or maybe multiple contractor it is indeed cheaper.
the only upside is they handle your project from A to Z which is convenient if you're the hands off type of buyer. not sure if they handle small custom request as they are doing it by bulk.
they handled my unit this march. i hope they have gotten better by then.

No right or wrong choice imo but for me I took the full furnishing package la cause I don’t think myself can get outsider to do nicely with the 28k rebate based on my calculations la and iinm only tv, washer and fridge not included? and some other kitchen appliance like microwave/oven (these few appliances roughly another 6-8k? But then again I might not get a tv also cause barely watch it). I might opt to customize some items like remove those decorative throw cushions, cutlery, vase but would instead opt for a better sofa and bed and also maybe a good dressing table/ mini study table for the rooms la

This project both facing also death trap. Front face main road back face dirty river low cost and 1 current + 1 future...

I recently registered for this project & from the last weekend flood I have some concerns about this project. Have you guys check how was the river during the weekend? Was the site flooding?

Reason I asked is because I saw certain area in ara damansara were facing some flooding issues, ara damansara medical centre for a start. Although should not affect the units & carparks but may limit accessibility to the condo. What are your thoughts on floods & this area?

Ara Greens was fine so Maya will be fine too. They share the same river.

I’ve lived in Ara Damansara for 11 years and (touch wood) we can still access the town centre for basic necessities if there is a mega flood blocking all exits (which did not happen last weekend).

different opinion only. some ok with the location some not ok. what i know is the this project has high sales status. Anyway if really that bad it wont be high sales on the first day. Only now they had some loan rejected units.

I am a buyer for this project let me list down my pros and cons:
Pros:
1. Freehold & low density
2. Price point is good for the package they are offering hoc with fully furnish or rebate if decide not to opt for the furnishing package.
3. Developer is well known with strong footing so I dont have to worry project suddenly kena abandoned.
4. Furnishing package is also good for those who arent familiar with reno or lazy people(aka me).
5. Location wise still in Ara Damansara not like some places north xxx, south xxx

Cons:
1. Near place of worship and near low cost apartments (for me its tolerable as I don’t mind much better than some high dense projects when you open your windows can directly overlook into other residents units).
2. Facing main road? This is fengshui thing I think doesnt really bother me tbh and SDP included a pocket garden and road from the main road which is more than enough liao imo
3. Long construction duration as they plan 2025 Q4 to VP.


All in all its up to own preference on which project/unit to buy and for me the pros outweigh the cons and I like the surrounding location hence it is a buy for me.

Loan rejected units as I mention earlier. That's normal for all projects.. doesnt matter if this project is not your preference. Everyone have their own preference.
