I live in AD and I agree. A lot of drivers don’t stop for the pedestrian crossing.

Mind me asking, which level you stayed on to experience all that noise pollution?

Planning to book but still thinking heavily. If I go ahead, it'll be for own stay rather than to rent out.


Pros:
- Price + HOC
- township: connectivity to major highways in spite of the traffic (which town in Klang Valley doesn't have traffic anyways?)
- personal: near friends and family

Could do better but not deal-breaker:
- layout and build-up (only 2-3 options)
- not near to any LRT
- car park for the unit I'm looking at need to go up a few floors

Cons (might be deal breaker):
- surrounding location (beside a dirty river, shops, main road, low-cost)
-- I have friends in Ara Green and Cantara with similar surroundings and it's not a huge deal for them so I think I can accept.

Noisy because some of them are car workshops and sometimes they like to blast music.

Booked Type B, 764 sqft when it opened yesterday for Sime Darby members.

Fingers crossed no major hiccups with this purchase. 🤞🏻

Around RM 7xx/sqft.

There is another building beside that will contribute sound to Maya but it’s abit sensitive so I won’t touch on it. It’s a house of worship.

This is personally not an issue to me lah.

Same concern hahah. I think the unit I booked is right at the junction too. My thoughts are high level probably has less impact than landed house that is at the T-junction.

When it’s time for handover I actually plan to invest in a fengshui master to address this la.

imho if you're looking to rent out, challenging because:

- not walking distance to LRT
- lots of other properties around which are nearer to LRT (Pacific Place, AraTre, Ara Sentral, Eve Suites, Cantara)
- rental rates probably won't be able to cover your monthly instalment looking at the price
- research on Maisson, H2O, Verde for the "cheaper" rental rates in Ara Damansara and these would be your competition.

Out of curiosity, who signed/did not sign up for the construction by Makeover Guys?

I’ll start.


For me I didn’t sign up. Wanted to pick and choose my own contractor which might be cheaper.

Ara Greens was fine so Maya will be fine too. They share the same river.

I’ve lived in Ara Damansara for 11 years and (touch wood) we can still access the town centre for basic necessities if there is a mega flood blocking all exits (which did not happen last weekend).

they handled my unit this march. i hope they have gotten better by then.

I just received my apartment unit done by them and I agree with you wholeheartedly. I find them rather rigid with their templates and really, they should just be called The Wallpaper Guys.

The furnishings are fine I suppose. I don’t live in the unit (for renting out purposes). They certainly look nice and this is where their strength is supposed to lie. In terms of quality and practicality, I won’t know until after a few years.

Naturally the furnishings are about 20% more expensive than if you were to buy yourself.
