 MBSA Renovation Permit, want to just ask estimate cost

Hi guys,

I want to submit application for renovation approval to just build 2 walls with window to cover the open space of the back of my house.

Because this is just destroy wall and build wall, I thought it's just considered interior works which dont require permit.
But let's say I play it safe la just go and apply permit with MBSA, how much does the permit cost?

Just the existing wall because the wall got those decorative gaps.
We want to do full cover wall with window instead.

If the existing extension was approved previously, then not necesssry. Otherwise, need to submit plan and pay a fine for the old extension without approval.

Not necessary to demolish the entire wall. The contractor will know what to do. This small job, few days can kaotim unless you are also doing other things.

Unless neighbour complain or if you are unlucky mbsa pass through your area, they will check on your house. If is at back lane area, normally not obvious unless you have a roro bin infront of the house.

Oh just some further context.
New house and housing area.

So means need to apply permit I guess.
But what I'm actually really curious about is the permit cost.

Need to know the range so can budget

If you are not adding any new wall or structure on empty land, then not necessary. For eg, if just to change the kitchen window, then is not require.

I cant be sure now, but mbsa could have those standard ready plans for inter unit. Buy the plan and ask the contractor to follow. My guess it could cost few hundreds to maybe slightly above a thousand for everything.

A new drawing will cost about 2k+.all in.

You just need to apply for Permit Bahan Binaan (RM648) and Tong Roro (RM880)

At least need to utilise 1 tong roro (RM220), balance RM660 refundable, request upon completion.

Make an appointment at Jabatan Bangunan, MBSA. Usually 10-12 days after you request for an appointment.

We've been waiting for more than 14 days now, no email or sms. When we checked with MBSA again, they said have to wait since its a long queue - sigh

Want to ask if anyone experienced kena saman by MBSA for reno exceeding anjakan. For example apply for RC Gutter but built GI gutter and thereafter exceed 1 ft from the max wall.

Heard it’s 20x which is Rm6000 saman. Will they let you keep the desig after or ask to roboh.

If change floor tiles, change window frame, change front security door and paint the whole house, do we still need to apply for Mbsa permit ? Maybe will also wall between hall and dry kitchen.

Majlis kuala langat charged me almost RM5k for permit to extend kitchen. Both neighbour already got wall, mine is just one wall also kena 5k. Need to engage their consultant only can. If not their consultant, will drag like crazy.

More than 80% of the home backyard or kitchen extension at my neighborhood didn't compliant to the mbsa guidelines. For me I will go for RC gutter option with flat roof cover with roof tile on top. In case, there is regularly water disruption in future, I will install addition water tank on the this concrete roof.

Unless you do any house extension, I don't think you need permit to repaint your house or repairing wear & tear of your house door and windows.

Related to the Saman, when I submiting my setara plan last week, the officer asked me why I didn't tambah the bahagian tepi with the new architect plan and he said the fine is based on the buildup area. Example, if I want to extend the side of my house with a new wet kitchen with area size of 33sm then I have to pay Saman 20x (33*7)= RM 4k+

I see that you multiply by 7. How is that calculated?
I was told that the plan is rm300. So fine 20x 300 of did not follow

Processing fee is RM7 per sqm, minimum processing must not less RM70. But the processing fee setara plan is RM300 for each section. my extension is front section 1st floor and back section ground floor therefore total cost is RM2128. (300+300+648+880). Not sure I can claim back the RM648 after renovation completed because in the receipts, the payment rm648 is called bayaran permit plan bangunan and RM 600 is called bayaran process plan.

Finally submitted my Pelan Setara at MBSA. Forced my self to prepare all the documents yesterday as I expect to be less crowded today due to the public holiday tomorrow.

I paid 648 Bayaran Process Pelan, 300 permit pelan rear extension and 880 for tong Roro. Tong roro can claim back if did not utilised. But not sure either for 648. If cannot take back then I made a mistake where i removed my awning installation in this submission. If next time resubmit will be another 648+300

yes, for me, I reached MBSA before 7.45am when I did my plan submission, still there are 2 renovation runner ahead of me and complete my plan submission around 9:30am . For permit collection, appointment time is set from 2:30pm to 4:00pm and reached there 2:20pm and still 4 people ahead of me and finally collected the permit at 3:30pm.

Didn't they give you a pink permit collection appointment form after plan submission. I only paid the fee when I collect my permit and its 1 week. For me, submit on 8 Oct and permit collection is 15 Oct.

Structurally never changed no need permit.
Add or delete structural component like wall/extensions/roof incl awning need.

No. I paid. They gave me a receipt of Rm18xx and tell me to go home and wait. No pink slip 🙁

Hi.since this thread is latest. Would like to check for those applied permit already and once your reno work like extension already complete. What is the next step? Inform Mbsa? Or dont need? When inform will they come n check? Or just refund you the deposits?🤔

From what I understand, they don't check and you don't have to inform them you complete the renovation.
The validity of the permit is 1 year from date of approval.

The deposit u get back is from the tong roro.

Guys, just update.even after MBSA approval and sticker placed on front door, the worker received two "visitors" yesterday.

They claim to be officers but in normal clothing.
Take some photos and say this wall cannot la that wall cannot la.

Contractor say is most likely come anyway to ask for duit kopi. But the worker didn't ask if from majlis or construction board (CI**)

Damn troublesome seriously. Apply or not also got ppl come kacau.
