Some projects only have one way out, so at peak hours long queue to get out

Sunway managing themselves has absolutely zero guarantee that the place will get the right tenant mix, or tenants at all. Just look at Nexis and Giza.

Then again, the thing going for them is their units there are pet friendly. Which is a major plus point and highly commendable.

In the beginning nexis was so bad that they renting only to certain industry people. After MRT open and Tropicana garden open, the place started to become vibrant and alot of eateries. But still majority shops are service line like education and offices.

Giza is always good. Cause of the village grocers. And weekend activity like bazaar. With now few pubs that created night life.

but we cannot compare to 163 mont kiara la but for a neighbourhood food mall, it is quite nice actually.

Ironically many developers marketing like to market it like Acadia style al fresco, which make many false impression to investors thinking these malls should be as vibrant as those.

1 obvious one is dash highway. The second and third sungai buluh. And most annoying one is the bridge at kota damansara there. Very jam during rush over

Went and checked out this DHill. Definitely wont buy this prop. Too many cons vs pros. Location, wild animals, mosquitoes, traffic, mosques, suraus, layout. Good luck to the buyers.

Super long corridor. 13 units 5 lifts. And for 1200sqft unit, bedroom 2 is next to dining. Too many rooms cramped together makes every room super small and uncomfortable to live in. Like staying in a low cost flat.

AFAIK it's only tower A right? 4 units per floor so 40 floors is like 160. 550sqft so not large family. They can stay at the T-junction tower I dont mind my unit is B

Lift is a big worry for me since they should be using the same lifts as serene. When I visited serene the lifts were so damn slow

The Samm unit only 550 sqft...u can treat it as studio unit within the development. They are sharing the maintenance fees as well.

I think better ask the developer staff, they should know.
Isn't Sunway already experienced in building high rise? Surely they should use fast lift?

A W City (Maple) agent told me that the Maple lifts will be just like the Pavilion lifts (by Malton), fast.

They are using fast lifts for both serene and dhill. I think SA said 3.5m/s speed. What I meant by slow is the traffic when lift stops at different floors

Debonair, but isn't that true for any condo? would have to stop at the floors it's called for

But most condos don't have 50floors at 10-13units per floor with just 4/5 lifts only
