Generally the highest floors of a condo tends to have ceiling leaking issue because the waterproofing for the roof will go after some time, say around 10 years. The good news is that the management is obliged to fix it as it is common property. If leaking between upstairs unit and downstairs, then it may be a hassle to get the upstairs unit to fix the problem at their cost and the management will have to intervene.

Upstairs units tend to be the hottest too but have the best views. For me, i tend to avoid the highest units for the above reasons and also because waiting for lifts issues and being the most expensive units in the building. For resale, the lower units can sell cheaper than you because they paid less.

I think the spoilage factor is compounded if you have a pool or other wet area above you.

Hot air rises so yea on a warm day you’ll feel it but nowadays since you have facilities etc on rooftop it’s treated and won’t be so bad compared to the sun shining down on a blank concrete surface.

Apart from that, you will enjoy better view vistas albeit at the increased price. Just depends if it’s truly worth it.

Beware level 47 is access sky lounge for Block B and C. Might have many people passing by perhaps?

hey guys, can anyone share with me the nett price psf and the sizes of the units here? Because I have a service apartment nearer to times square but the sub sale prices are stagnant...

need to see the maintenance quality of your service apartment and the convenience of accessibility also... even new projects nearby appreciate it may not spillover to your unit... anyhow the D'majestic now most of the units asking selling price around less than 700psf... they bought for almost 1000psf long time ago

dont hold too long before u sell, anything also gt chance to appreciate... for this kind of city center project, other factors more important...

Maintenance considered good though the service apartment is about 16 yrs old. freehold. I bought around 606 psf then. Willing to let go just slightly higher about 630 psf

did u appointed any agents to sell? if its a good deal, usually should be quite straightforward... surrounding this area new projects mostly 1000psf and above now
