QUOTE(kambingkambing @ Jun 1 2022, 07:55 AM) Hi guys, my agent got me a Type A unit booked last week. But the unit is at the highest floor of Block B which is 46th floor. Anyone have experience of living in highest floor of building before can advise good and downside of highest floor? Heard that highest floor usually will have water leakage problem. I’m a first time house owner, appreciate Sifus here can advise on this matter. Thankyou Feel like living in a Penthouse. but very hot, especially facing West

Thankyou Generally the highest floors of a condo tends to have ceiling leaking issue because the waterproofing for the roof will go after some time, say around 10 years. The good news is that the management is obliged to fix it as it is common property. If leaking between upstairs unit and downstairs, then it may be a hassle to get the upstairs unit to fix the problem at their cost and the management will have to intervene. Upstairs units tend to be the hottest too but have the best views. For me, i tend to avoid the highest units for the above reasons and also because waiting for lifts issues and being the most expensive units in the building. For resale, the lower units can sell cheaper than you because they paid less.

I think the spoilage factor is compounded if you have a pool or other wet area above you.
Hot air rises so yea on a warm day you’ll feel it but nowadays since you have facilities etc on rooftop it’s treated and won’t be so bad compared to the sun shining down on a blank concrete surface.
Apart from that, you will enjoy better view vistas albeit at the increased price. Just depends if it’s truly worth it.

QUOTE(Cavatzu @ May 30 2022, 07:21 PM) Is this the latest block? This area is convenient for sure. Certainly investment grade as long as you don’t mind a few whores flitting about. Getting the block A unit, 12th floor. Hopefully is not too low to see the TRX building.
