QUOTE(Babizz @ Jun 8 2021, 03:43 PM) From my experience with mid class expats or even professional locals, they require some commercials to be within walking distance. This pudu lrt area is very dodgy n I doubt people would walk to explore. d'majestic used to be very successful airbnb hotspot before covid comes... operators there sapu all the units whenever available

QUOTE(PAChamp @ Jun 2 2022, 09:47 AM) hey guys, can anyone share with me the nett price psf and the sizes of the units here? Because I have a service apartment nearer to times square but the sub sale prices are stagnant... need to see the maintenance quality of your service apartment and the convenience of accessibility also... even new projects nearby appreciate it may not spillover to your unit... anyhow the D'majestic now most of the units asking selling price around less than 700psf... they bought for almost 1000psf long time ago

QUOTE(Love^GM @ Jun 2 2022, 12:01 PM) talking about value, i'm wondering this skyline property value will appreciate in the future, since is leasehold. dont hold too long before u sell, anything also gt chance to appreciate... for this kind of city center project, other factors more important...

QUOTE(Onetwothreeeee @ Jul 18 2022, 12:58 PM) How do we know what companies are renting from the trx building itself? Moneylion is a financial software company that moved its HQ here but seems like nobody knows? It hires alot expats btw. I bet there's many more that we don't know local banks not interested... now its up to oversea financial institutions... and the problem is how many will come in malaysia, why they not choose thailand, indonesia and vietnam which growing way faster than malaysia... with the political turmoil now and all the instabilities...

QUOTE(SPHead @ Jul 26 2022, 01:11 PM) Any tourist attraction within walking distance here? Majestic not doing well and those budget hotels right in front this project (same row with sek yun) close for so many months till now since mco. Even before kfc been there so many years also beh tahan wind up, whats the businees is doing from that row shoplot right now? That lure tourist or commercial in? Serving what type and category of customers selling wat service and goods? Have a check out and walk through. since economy buka up, the d majestic airbnb occupancy rates very high though, can go up to 90% per mth... but with skyline join the competition, not sure how strong it can hold up... ppl will still stay this area for the cheaper options airbnb compared to the true bukit bintang locations where same airbnb unit size have to pay for double the price...

QUOTE(wotpian @ Jul 26 2022, 11:31 PM) Around the hotels and service apartments demand are coming back. Many Rich Vietnamese & Asean tourists, European tourists, American tourists are here at this area. Many stay at Mercure, Furama, Ceria, Prescott. Many tourist busses stop around there. Tour guide holding flags guiding them from pudu to Imbi famous eateries area. Robertson take up rate has climb back slowly, also got more expats staying here. Further side of the other end, Opus demand also move up too. The last push will be the China tourist, floodgate once open KL will be prosperous again back like last time. They are super top spender at Pavilion KL & KLCC mall. Once they finished shopping all the tourist busses will stop at the famous row of China restaurant streets next to Jalan Pudu, near Shaw Parade for them to enjoy lunch or dinner. Those rich China tourists may not stay around here. But they can bring up the business activities here by coming around here buy buy eat eat. yes, now pending china tourist only.. lol... alot of tourist from different countries already coming into malaysia except china tourist now... my fren already hosted alot different countries airbnb guests for the past 3 mths... he say reli just pending for the golden week of China to open border, vengeful spending will come...

QUOTE(hopeful forever @ Jul 27 2022, 11:15 AM) I am just an independent observer here. Can't help thinking of the similarity of this project to another one which iherng presented in Establishment@brickfields. The surrounding of that high dense project (land size less than 1 acre) is quite dilapidated and old. No carpark provided by the developer to the purchasers i was told. The only thing going for it is the direct link bridge for a distance of 250m to the LRT. The street in front of the building is narrow and a noisy ktm track is right in front of the building. I saw in the old chat there were a lot of haters for this project. Fast forward to today, after vp 5 years. My investor friend who owns a unit thr told me while rental has dropped due to mco, but he is still getting a steady rm2k rent a mth for his studio unit and hv not been vacant since he got vp. Capital appreciation not much maybe rm50k at most. But most high rise don't get much capital appreciation unless the investors bought it cheaper during launch under bulk purchase discount. While surrounding is not as pleasant with lots of foreign workers within the vicinity of the site, surprisingly the investors are still enjoying a steady rental stream. most LRT/MRT link projects in KV wont die in rental... maybe except Mah sing sg buloh... the rest of the lrt mrt link projects still enjoying reasonable rental return... but make money or not is another matter... eve suite rental although did drop during pandemic but still rm2000 above for 2 rooms unit...

QUOTE(hopeful forever @ Jul 27 2022, 11:50 AM) I know an investor who bought eve suites at PJ who bought 2 units for rm350k each during launch in 2011. Each unit comes fully furnished and come with 2 carparks. Renting rm1800 pm now. Still ok from rental yield perspective. Why mah sing d'sara rental income not doing well? too secluded and its at the end of the mrt line... although its a transportation hub where you can switch line... but still... there is nothing but industrial area around there... rental wise i think lrt mrt projects wont die... but then nothing special also in term of property valuation

QUOTE(hopeful forever @ Aug 5 2022, 04:25 PM) It's quite a hidden secret that the units facing bandar malaysia will face the biggest grave yard in KL. If I didn't meet that investor and he didn't tell me, I would not have known. So to not look at the graveyard, investors need to pay premium rm20k+ to look at TRX view instead. Quite a hefty premium to pay to avoid looking at the grave yard ! for alot KL ppl is not reli a hidden secret... most cina go and pray for their ancestors during qing ming at there... whatever thing that link to BM, the graveyard shud be part of the consideration...
