1) shoreapark do have mampu milik integrated (Type A - 550sqft)

If you look at the floor plan correctly
Tower A - 17 units per floor, each floor got blended in with 3 units of Type A
Tower B - 15 units per floor, each floor got blended in with 2 units of Type A

All mampu milik stay at Tower C, only facility are shared

If you compare apple to apple between them
> mampu milik seems favorable to SG because SG provides extra 1 car park (rebates package wise I am not sure)
> other than mampu milik, the price seems favorable to Shoreapark because its much more cheaper

My experience is ~~
From SG, I can access to bandar puteri via small road, my surronding are all commercial shop (very Chinese oriented) , of course got some factory
From Shorea , surronding are basically industrial area (all factories), lots of bottleneck accessing out (traffic lights) etc , the congestion is expected

think twice, I guess both also not suits you, if you really book 1 at shoreapark, its time for u to re-consider of cancelling it, or else you might be cursing people on daily basis after you move in

If you're aware, there is a new project called the pulse residence inside bandar puteri which developed by BSC land also have mampu milik integrated in it

You think people will care? When they see BSC land, the standards is different already

I think many still don't know why and what is the intention of the GOV for making mampu milik house being integrated into these projects

If you know why, u will not even consider it as a concern because they are still paying the same price per sf like those normal unit does

This is not a project where they built 1000sf house and sell u 300k LOLL , that one is completely differently level of standards

But too bad, some people think --> it's all the same ~~ mampu milik means cheap including the human also @.@

All human beings are entitled to a decent home, here in Malaysia or anywhere else in the world.

Having said that however, do note mentality of such owners are different. Coming from someone who has extensively managed a 80% occupied Selangorku development until the formation of JMB, their expectations and their attitude vastly differs, as I have lived in a condo for 13 years before and owned 2 others as well. I will list but few examples below. Bear in mind, my examples do also sometimes happen to people who can afford to buy higher priced units as well, but they are fewer and are more approachable and manageable when it comes to complying to house rules.

1. They think the corridor is theirs and leave their bicycles, plants and sometimes, even drag their clothes drying rack outside. An owner even connected a water tap from his incoming to outside his grille gate, to wash his feet and bicycle. Guess where does the dirty water flow to?
2. Many of them do not wear proper pool attire in the swimming pool. Hygiene anyone?
3. They have more motorcycles, and many occasions park haphazardly. Sure, can clamp mah you say? Easier said than done when some of them talk like hooligans/gangsters.
4. Quite a number of units hang their clothes on the grille at their windows in front of the facade.

As a disclaimer, I won't lump all purchasers of SelangorKu under the same category as above. However, the chances are higher. The appointed Property Management firm, security and cleaners will have their hands full.

Such is the way when local authorities forces developers to comply to the quota to build affordable homes, this will become common.

Also to note, many of the Selangorku owners supposedly has to be first time home owners in Selangor to qualify. But during the AGM, you will find many of them are familiar with Strata Act. and the requirements of it. Makes me wonder how many properties they own but yet manage to qualify to purchase a unit of SKU. The development I refer to above, has about 90% Bumi, and the rest was for buat wayang, to show others also can get. But that's for another story whistling.gif

i wish i could apply one as well at The Pulse@BPP...too bad when i noticed i m late to the game bye.gif i think many ppl confuse this SAMM and Rumah SelangorKU development. For SAMM mostly is just 550sqft studio type And prices cap at 270k or even lower. Refer to the price per sqft actually not cheap compare to the Rumah Selangorku or Rumah wip.

This project itself , the mampu milik portion situated at tower C (total 150+ units) - sized 550 sqft
Whole project include tower A and B got 900+ units
So the % allocated to mampu milik is only less than 20%
Will it be cheaper? No , price per sqft still 500-600
Maintanence fee cheaper? No, also 35 cent

Tell me, rumah selangorku got sell at 500-600 per sqft?
Get the idea now?

I've been living in high-rise (strata) for 15 over years, be it 300K, 500K or 700k per unit.. I still sees ignorance human tht hogging the path way infront theirs unit. I guess is inevitable, so no choice but to live with it and hopes better will comes in future.

however, I don't have the luxurious to live in 1M per unit to experience with better neighbours I assume or hopefully. And so, not much choices on my table 🙄
