I heard additional 5% rebate no longer available for Enso Woods. For example SPA price for type B is 712,800 only deduct 7% rebate = 662,904 (nett price). Anyone else told the same?

Yes...this is true for Enso Woods. The rebate currently stands at 7% only. They have already stopped giving the extra rebates. Furthermore, MOT also has to be bear by the buyer due to no more HOC. Those who bought last year are very lucky got to save at least 50-60k... cool2.gif

because Enso consider sold out. they just clearing reject loan unit.

Meaning if buy now need to pay higher than the actual value. Because I believe the rebate is after mark up the original price. I could be wrong tho hmm.gif

Yes bro. i decide to buy Enso. Rimbayu is nice environment but there is some constraint for me.
Gamuda cove is my best deal in term of location, price, timing and potential.

Rebate always change depend on demand. Launching day could be different 20k than next day.
As long as bank willing to give 90% loan that is the correct value on that time.

Agree...if the bank still can provide 90% margin of finance means that the price is still within the bank valuation of the property. I think another reason why they slash the rebate is due to the hike in the cost of construction material since the end of last year.

Last month when setia alam was experiencing its worst nightmare, the whole stretch of slip road left and right beside elite highway from Dengkil to BSP highway was flooded.

I saw it firsthand. Will flooding gets better in years to come? You tell me.

I think when WCE highway completed in 1 to 2 years time, will be alternative route to Shah Alam, Subang Jaya and etc. So Elite highway is not the only route. Even the toll free bridge from Gamuda Cove to Cyberjaya also another option (Gamuda Cove -> MEX).

For public transport, can take MRT at Cyberjaya or Putrajaya direct go to KLCC/TRX. The time to travel via MRT most of the time is predictable compare with car due to traffic jam.

Is personal preferences, some people prefer to drive own car...but some prefer take MRT.

Not direct. Should be GC -> SKVE -> SAE (Shah Alam Expressway), then from Shah Alam Expressway you can go to Subang, PJ.
I know is not the direct, but at least you have alternative choice if the ELITE -> NKVE -> Subang/PJ super jam.

I believe areas at riverbanks have a higher risk. Take Taman Sri Muda for example located at the riverbank for Sg Klang, or Taman Mutiara Dengkil at the riverbank of Sg Langat, which were badly affected.

Banjir Malaysia 2021 was taken as a 100-year flood event with 1% probability of occurrence in any year, where Selangor had 2X MORE than highest ever recorded rainfall.

Given the continuous rainfall in almost all major states, I would say it was a more accurate representation of the flood map than your usual dry season flash floods. With that, you get to gauge the flood risk of your taman. If your taman was unaffected, then most likely your taman will be safe. To balance between government budget and maintenance, most Klang Valley flood prevention systems are based on 50-years ARI (Annual Recurrence Interval), meaning average of 50 years in between flood events (could be earlier or later, and a 2% chance of occurrence at any year aka AEP, Annual Exceedance Probablity).

GC to Rimbayu via ELITE Highway was okay. Even Cyber too. And also Putrajaya Dam which protected many downstream tamans along Sg Langat, but flood risk will always change with development and global warming. Will we still be around in the next 50 years? Haha.

So if the project does not have anymore referral benefits because of quota finished
Does new buyer can find existing folk that has GL friends so that to utilise the referral rewards ?

I mean “referral benefits” that sales agent mentioned is it the referring to GL friends referral ?

For enso woods the agent said it does not have referral anymore
