They will give you a choice of 3-5 spots, all of which are probably owned by them. This is to avoid you opening your restaurant too close to another McDonalds.

The easiest American QSR u can consider to open is Subway.

Abit confuse, read the link provided and it state USA gave Golden Arches Restaurants Sdn Bhd the license to operate McDonald’s restaurants in Malaysia. Meaning those restaurant still owned by USA McDonalds and not Golden Arches Restaurants Sdn Bhd?

I am not sure of the agreement but probably they are the master franchisee in Malaysia and reports directly to McDonalds USA.

I know of a friend who rents a lot in mid valley. The rental doubles on each floor. It starts at RM10k at the top. Second floor starts at 20k. First floor is around 40k. And watatime on the ground floor is RM80k or so. The lower ground levels are RM100k and above for standard lots.

The kiosks on lower ground is RM5-10k per month.

Rental pricing are different to each company, some company dey will give lower rental as dey bring volume of shoppers to their malls, and some company will depend on those incoming shoppers.

But for Midvalley, rm100k is probably the right price for the ground floor.

Just chipping in my thoughts.

RM100k monthly rental for KFC and McDs in a top mall like Midvalley seems like a steal to me.

These outlets (in normal days) almost always have a queue going, even out of lunchtime and dinnertime.

100k sales alone over 1 month = RM3,333 sales a day. An average order at McDs would range between RM15-30, as we know the price of their value meals now. Let's put that at RM20. That would just be 160 orders over the counter. Easily done over one lunchtime. This hasn't not included large family orders which can go up to RM60-80, and their McCafe counter where the drinks are RM7-10 or more.

Even if the gross sales needs to be RM500K (5x of my estimations above) to net a decent profit for the franchisee it'll still be easily achieved. Again, looking at a top mall like Midvalley.

The lot cost is pretty standard.

The walkway stalls ground floor cost 4K each only because mapren asked and wanna rent one but luckily on waiting list till existing tenant vacate it then MCO happens.

The restaurant one with seating ones cost 9k onwards.

Upper floor cheaper a bit. 7k onwards got already.

Don’t know grocer cost since can’t afford anyway.

5 mil is NOT franchise fee. Is the whole package.

Years ago when I asked was around RM3 million. Drive thru costs more. 30% own funds, 70% can be borrowed from banks. Location cannot choose. Training 1 year. ROI estimate 6 or 7 years iirc

i think the agreement is 10 years min, extend is up to them lo, but if the location is making alot alot of money then they will take it back when the agreement ends and operate themselves

shah alam is most likely under gerbang alaf ledi, almost all of KL and selangor branches are not franchises anymore

The running cost seems quite high... The main point is how long u can cover back your investment and get real profit? Some more if u open at out of town areas as city areas would be run by the franchisor

Franchisors is only take up royalty fee, while franchise is getting commission from the restaurant sales from franchisor. While franchisees will earn after deducting all the fee, rent, food cost, and labor.
They will purchase back to u if they want that location, is not just take back like snapp boom! Wasted 5million.

The correct situation is usually like this.
The franchisees has failed to fulfill requirements to maintain the operation during internal/external audit. Restaurant is failed to maintain decent operations procedure because of owner has no interest to continue the business(because making loss). Thus franchise will offer to buy back (lower price) or find others franchisees who interested to take over with legal action as agree in franchisees agreement.

mekdi secondary is f&b company, it's primarily a real estate company.

Wanna open mekdi, make sure you're prime location, with space for drive-thru is a must (barring malls), no need think about the start-up cost dulu.

That's the reason why you don't see mekdi popping up like mushrooms.
