QUOTE(Messiahword @ Jan 16 2021, 07:58 PM) Nope. They will give you a choice of 3-5 spots, all of which are probably owned by them. This is to avoid you opening your restaurant too close to another McDonalds. This post has been edited by friedricetheman: Jan 16 2021, 07:59 PM |

QUOTE(Messiahword @ Jan 16 2021, 08:00 PM) They will train the staff. But you will be paying them. McDonalds also expect you to buy raw materials from them, and also pay them a franchisee fee every year. On top of that, you are paying rent to McDonalds or to a shipping mall. Either way, you are looking at RM50000-100000 in rent per month. Mid valley Lower Ground rental for a standard size lot is around RM100k per month, if I am not wrong. Renovations is also via McDonalds approval and the kitchen equipment MUST come from McDonalds. This will be an additional RM300-500k depending on the size of the lot. Then, there is the initial franchising fee of a few million to kickstart your first restaurant. You can find out more by writing to McDonalds. QUOTE(Jiao2 Itchy @ Jan 16 2021, 08:48 PM) All shit posting one. No balls to take up bet. Just want to let off steam on LYN only. Mid Valley would charge depending on your type of business. For F&B business, you are paying more since you are using their pipe in gas and utilities. They also have special inspections work done before you open after renovations to make sure that there is no gas leaks. |

Rental pricing are different to each company, some company dey will give lower rental as dey bring volume of shoppers to their malls, and some company will depend on those incoming shoppers.
But for Midvalley, rm100k is probably the right price for the ground floor. |

Just want to let off steam on LYN only. well maybe he dont dare, but got another challenger..Mid Valley would charge depending on your type of business. For F&B business, you are paying more since you are using their pipe in gas and utilities. They also have special inspections work done before you open after renovations to make sure that there is no gas leaks. QUOTE(titanmelvin @ Jan 16 2021, 08:49 PM) |

Just chipping in my thoughts.
RM100k monthly rental for KFC and McDs in a top mall like Midvalley seems like a steal to me. These outlets (in normal days) almost always have a queue going, even out of lunchtime and dinnertime. 100k sales alone over 1 month = RM3,333 sales a day. An average order at McDs would range between RM15-30, as we know the price of their value meals now. Let's put that at RM20. That would just be 160 orders over the counter. Easily done over one lunchtime. This hasn't not included large family orders which can go up to RM60-80, and their McCafe counter where the drinks are RM7-10 or more. Even if the gross sales needs to be RM500K (5x of my estimations above) to net a decent profit for the franchisee it'll still be easily achieved. Again, looking at a top mall like Midvalley. |

QUOTE(titanmelvin @ Jan 16 2021, 08:57 PM) So you are saying that a F&B outlet in lower ground floor Mid Valley Megamall is lower than 100k a month? Is that what you are betting?I am not talking about MCO discounts. I am talking about the agreement that you sign with MV management when you agree to rent that lot. The running cost seems quite high... The main point is how long u can cover back your investment and get real profit? Some more if u open at out of town areas as city areas would be run by the franchisor

QUOTE(DS51 @ Jan 16 2021, 10:34 PM) Azmir said McDonald's® Malaysia was continuing its growth trajectory under the new Developmental Licensee (DL) ownership.McDonald's® Corp announced in late 2016 it had selected Lionhorn Pte Ltd as the DL for its Malaysia and Singapore markets. Lionhorn is led by Sheik Fahd and Abdulrahman Alireza, who bring 20 years of experience as the DL for the nearly 100 McDonald's® restaurants in the Western and Southern regions of Saudi Arabia. Azmir said under the DL structure, Lionhorn will provide the capital necessary to support and grow the business, while day-to-day management of the Malaysian market would continue to be led by local leadership with the knowledge and insight required to driving business success in the country. “It is important for everyone to know McDonald’s in Malaysia is operated by Gerbang Alaf Restaurants Sdn Bhd, a 100% locally-owned company and the largest shareholder is Muslim,†Gerbang Alaf Restaurants managing director Azmir Jaafar said in a statement. ![]() This post has been edited by titanmelvin: Jan 16 2021, 10:46 PM |

QUOTE(steady bro @ Jan 16 2021, 10:40 PM) if the location not doing well, they can nego to purchase it back for a cheaper price from u, so in the end the owner will still be making some losses The correct situation is usually like this. The franchisees has failed to fulfill requirements to maintain the operation during internal/external audit. Restaurant is failed to maintain decent operations procedure because of owner has no interest to continue the business(because making loss). Thus franchise will offer to buy back (lower price) or find others franchisees who interested to take over with legal action as agree in franchisees agreement. mekdi secondary is f&b company, it's primarily a real estate company.
Wanna open mekdi, make sure you're prime location, with space for drive-thru is a must (barring malls), no need think about the start-up cost dulu. That's the reason why you don't see mekdi popping up like mushrooms. |
