Thanks for the info.
Quite interesting to know that.  smile.gif

So much inaccurate info.

"On top of that, you are paying rent to McDonalds or to a shipping mall."
McD don't let you rent direct to landlord.

"Mid valley Lower Ground rental for a standard size lot is around RM100k per month, if I am not wrong."
What a joke.

"Then, there is the initial franchising fee of a few million to kickstart your first restaurant. You can find out more by writing to McDonalds."
Franchis fee is not few million LOL

Lucky he went to google and save himself the humiliation.

Hahaha, so mislead. Not sure where he got the data. 100k rental is out of mind
*
Midvalley rental is charge as

1) Per Square Feet
2) Percentage of Monthly Gross Sales + PSF

Whichever is higher

I know of a friend who rents a lot in mid valley. The rental doubles on each floor. It starts at RM10k at the top. Second floor starts at 20k. First floor is around 40k. And watatime on the ground floor is RM80k or so. The lower ground levels are RM100k and above for standard lots.

*
I want to bet that this info is incorrect. Loser quit /K

Btw what the hell is standard lot? Midvalley got soooo many different lot sizes.

For example

I say it costs around RM100k.
Please don’t Chicken out.

Run naked Ah?

I realize that you have been dying for some attention from me for the longest time. I have been ignoring you and your stupid comments but you still want to trash talk.

I guess you love me too much until you want to stalk me.
*
Since when was that the bet? You pusing king?

Answer man, what the hell is standard lot?

u are the one previously that say his LG RM100k rent is bullshit

and he said watatime in G floor is 80k , that is not F&B outlet so its 80k, mcd is F&B and he claims f&b is more expensive so rm100k is possible
*
He said 100k for standard lot at LG. Wtf is standard lot? My exact post is below:

"Mid valley Lower Ground rental for a standard size lot is around RM100k per month, if I am not wrong."
What a joke.

McD at LG gone for how many years already? Their size so big is called standRd lot size? Read properly from the start what the joker claimed.

My bet was that his 10k, 20k, 40k, etc is incorrect. Go ahead and double check.

It was a typo. I meant to say 80k. But typed too fast and say 100k.

So you want to bet on that? Do you really need to be that petty to bet on a typo?

*
Typo 100k become 80k? You politician? Pusing very kuat

My Bet hasn't changed from the beginning. Still up if you dare

BTW, the rent differs depending on location, even within same floor. "Standard lot" HAHAHAHAHAHA

That’s impossible as I am renting for much more than that. Are you an old tenant or new? When did they last revise the rates for you?
*
QUOTE(friedricetheman @ Jan 16 2021, 09:21 PM)
Please ask Watatime how much is their lot. Their one is not F&B but still 80k. It’s located on the ground floor.

Are you referring to stalls or lots? I am talking about lots not those kiosks.
*
Yet you don't even know Midvalley rental is Gross Sales + PSF?

Still haven't answered, what size is "Standard lot" ?

still remeber back in year 2011 the franchise cost only 300k

now 5mil crazy!!

n congrats to mcd kuala kangsar owner
the one n only mcd there

every hour drive thru got long queue
*
5 mil is NOT franchise fee. Is the whole package.

Years ago when I asked was around RM3 million. Drive thru costs more. 30% own funds, 70% can be borrowed from banks. Location cannot choose. Training 1 year. ROI estimate 6 or 7 years iirc

So, he mentioned that he's not going to bet/ or go along with any debates about this anyway, so might as well post? Since it's good info to know about. Personally think it's a good "did you know" kind of info which the general usually dont have access to / know about

The running cost seems quite high... The main point is how long u can cover back your investment and get real profit? Some more if u open at out of town areas as city areas would be run by the franchisor
*
6 to 7 years estimated ROI, but i asked more than 5 years ago.

Azmir said McDonald's® Malaysia was continuing its growth trajectory under the new Developmental Licensee (DL) ownership.

McDonald's® Corp announced in late 2016 it had selected Lionhorn Pte Ltd as the DL for its Malaysia and Singapore markets.

Lionhorn is led by Sheik Fahd and Abdulrahman Alireza, who bring 20 years of experience as the DL for the nearly 100 McDonald's® restaurants in the Western and Southern regions of Saudi Arabia.

Azmir said under the DL structure, Lionhorn will provide the capital necessary to support and grow the business, while day-to-day management of the Malaysian market would continue to be led by local leadership with the knowledge and insight required to driving business success in the country.

“It is important for everyone to know McDonald’s in Malaysia is operated by Gerbang Alaf Restaurants Sdn Bhd, a 100% locally-owned company and the largest shareholder is Muslim,” Gerbang Alaf Restaurants managing director Azmir Jaafar said in a statement.
