Did some research on this area, found out that Putra Majestic that is located right in front of the development (closer to MRT) has bigger size of 1,100 sqft and is going for 350k-400k. I can avoid paying interest for 2-3 years if I buy this unit & plus it's not in a flood prone area. Why should I go for this rumawip ? Can anyone explain, what am I missing ?

Unlikely a pedestrian bridge can be built.

Indeed there is a shady pedestrian path to cross the ktm tracks...but not for car or even motorcycle.

The residents at Jalan Kolam Air must be freaking p**sed off.... Previous was Dutapark now they have to deal with 818 units rumahwip. How the small roads at this neighbourhood goimg to cope with traffic.

lol if its freehold, then sure kasi sapu habis already... like the minest rumawip, super high take up rate despite the density also not really low

1) Single road lane catering 800+ residents
2) There is a KTM track in between ( so accessibility is a problem)
3) next to a river ( if it rains heavily, probably it will flood the area)
4) Located on the wrong side ( Birch/ Putra Majestic seems more appealing)
5) Went there for a walk at night, I don't feel safe at all ....

Take up rate doesn't truly reflect on the success of the project, however future potential does. Park Place also everyone queue to book, but as FR said, the property is just overpriced & not for investment.....

For ownstay, any property will do but for investment, this is just not it

yes bro, its up to everyone decide its worth, i'm not advocating this project is good, but just let you know what the market here wants.. thats about it.. lol.. everyone have different preferences, if you ask me investment wise, so far rumawip have good rental return but appreciation kena wait 5-10 years later the maintenance good or not

Looks like its just a popped up roadside condo project which happens to be a rumawip project.

Either 800sf or 900sf will make it a good ownstay project but it does lack basic amenities like chinese kopitiam, banks, etc.

And to me, it does make the birch look like an investment project due to being same area, cheaper and bigger in size.

frankly speaking looking at the numbers of 2 rooms units in birch, its memang cater for investment more than own stayers.. plus most mrt linked projects in KV also heavily investors oriented

It is not ideal walk, but definitely walkable. Just slight further there's opening that allow pedestrian crossing the KTM rail, probably 100-150m away from the pic.

yes agree, for rumawip buyers its an added bonus la... the pricing already set for rumawip, have mrt or not its really an added bonus, for those who need it, 550m is a short distance actually

When ppl say they want only freehold but budget is 300k, want nice location in KL.. I donno what to say.
Sometimes ppl think they can have everything on the place - cheap, good location, walking distance to LRT/MRT, big layout, completion soon.........

Maybe they can consider getting a subsale flat whistling.gif

I dont think so, because the only access routes are via the elevated road and jalan kolam air 6. the agent mentioned that the developer is not building the bridge to cross the railway tracks. if only this is walkable to mrt, would have been really great

Like shown in the picture, the road is sentul link, which is double lane currently, they will increase 1 more lane which is a short one to enter into the guardhouse.

As confirmed by developer, there will be two entrances for this project.
One from Jalan Kolam Air 6

There will not be a bridge across the KTM tracks, therefore you can choose to either cross them to get onto the other side or to walk the longer way to the MRT station.
The landed houses around the area are mainly Chinese.

Big layout for a Residensi Wilayah (901sqft). Big yard and balcony. Rare to see it in new Residensi Wilayah as developers can get away as long as they fulfill the minimum 800sqft rule set by DBKL authority. Many don't even come with balcony anymore.
Not bad for first home buyers, I would say.

Registration is open, no booking fee required.

Interested buyers are advised to register early and get the documents for Residensi Wilayah portal ready as APDL will be approved very soon and the project should be up on the portal next month. The early prepared you are, the better units you can choose. (KL city view instead of facing highway)

Process as below:

As per what previous discussed. If you dare to walk across the KTM track, you should be able to reach MRT Sentul barat in around 550m distance. If not willing, then no nearby walkable train station. Have to drive.

Just went to do site survey today, the entrance all the way from the road in front of Kondominium Menara Megah and Jalan Kolam Air 4 was terrible and horrifying, its like going through a jungle with abandoned house and many foreigners around, hope the entrance from sentul link highway would be better.

The only downside for this project now is the lack of accessibility to mrt, if only if the developer build a walkable road across ktm track (not a bridge) to other side. sigh

Has anyone signed the SPA? Heard that the developer has assigned the Jalan Kolam Air exit as a 'second tier' exit, no cars but bomba/TM access is allowed -.- Also the construction time is 54 months, is this longer than usual?

The second exit from Jalan Air Kolam is only for essential, and also you must sign the letter to agree that's only for essential exit for second exit. Your main entrance is only from Sentul Link, the only way to go is Jalan Istana only.

Yes you are right. By the way is bit ridiculous on the 'second tier' exit. In emergency, the only place to go out is Jalan Istana, and you have no any other option beside this road.
After you signed 'second tier' as essential exit, the residence in this condo will be hard to appeal after they got their key.

Confirm flood from Sg Batu. All it takes is a 4-hour heavy downpour. I stayed in Jln Ipoh so I know. But I am seeing DBKL doing lots of works these days - widen the river, clearing the rubbish, pulling up sack bags. Not sure how long their effort will last tho. This area is known for flood for years. Ppl staying in Jln Ipoh knew and would avoid it at all cost. The properties around here are selling at lower price as well despite its good location and freehold title. Partly due to flood. If there’s basement parking for this project, please get a flood insurance for your cars just in case.
