Unlikely a pedestrian bridge can be built.

Indeed there is a shady pedestrian path to cross the ktm tracks...but not for car or even motorcycle.

The residents at Jalan Kolam Air must be freaking p**sed off.... Previous was Dutapark now they have to deal with 818 units rumahwip. How the small roads at this neighbourhood goimg to cope with traffic.

lol if its freehold, then sure kasi sapu habis already... like the minest rumawip, super high take up rate despite the density also not really low

1) Single road lane catering 800+ residents
2) There is a KTM track in between ( so accessibility is a problem)
3) next to a river ( if it rains heavily, probably it will flood the area)
4) Located on the wrong side ( Birch/ Putra Majestic seems more appealing)
5) Went there for a walk at night, I don't feel safe at all ....

Take up rate doesn't truly reflect on the success of the project, however future potential does. Park Place also everyone queue to book, but as FR said, the property is just overpriced & not for investment.....

For ownstay, any property will do but for investment, this is just not it

yes bro, its up to everyone decide its worth, i'm not advocating this project is good, but just let you know what the market here wants.. thats about it.. lol.. everyone have different preferences, if you ask me investment wise, so far rumawip have good rental return but appreciation kena wait 5-10 years later the maintenance good or not

Looks like its just a popped up roadside condo project which happens to be a rumawip project.

Either 800sf or 900sf will make it a good ownstay project but it does lack basic amenities like chinese kopitiam, banks, etc.

And to me, it does make the birch look like an investment project due to being same area, cheaper and bigger in size.

frankly speaking looking at the numbers of 2 rooms units in birch, its memang cater for investment more than own stayers.. plus most mrt linked projects in KV also heavily investors oriented
