Kenna complaint.. the agents really need to be honest..many buyers from outstation esp sarawak/sabah jialat.. dunno geography one.. u say KL.. they buy n invest to flip 200k.. lot bought resorts at morib.. selangor area.. all die 7788

Kl south... is "TA Chen"... selangor is where? Our hero also 3500 units near bangi.. kl south.. 30 minutes to KL? Siap flyover.. price stiff 400k to 500k.. condo😏

From what I read in sendayan thread when I decide to buy or not they complained about water leak, cracks on wall, slow water pressure etc. Lots of unit affected and developer very slow on claim response. Need to forward to lawyer only and threat to file lawsuit only they want to takr care of the defect

No worry even the one property got issues. Property market will always on demand in Malaysia. Nothing will be affected.

People can remember IJM, Sunway, Sime Darby, YTL, Eco World and etc.

Don't understand why people want to purchase house at Negeri Sembilan while you're working at Selangor and KL.

There are tons, tons of new projects around Selangor and KL.

Malaysia is only one of the few countries in the world who has adopted the Sell-Then-Build housing development concept, in order to mostly plotek the businessmen/developers. This kind of house defects and abandoned houses problems have been around since decades ago and remained unsolved until today. Why.?

Does Proton sell its high-end X70 SUV or Naza Italia sell its Ferrari Roma luxury sportscar with the Sell-Then-Build concept.?

Eg a housing developer launches its new housing project of 100 link houses @ RM500k each, to be completely built after 2 years = total sales value of RM50 million = total building costs is RM40 million = about RM10 million or 20% profit for the developer. Banks provide about RM30 million loan while developer put in RM10 million.

If 1 year after launch date, sales of the new houses has not achieved >80%, ie developer has collected only about RM25 million in bank progress payments from the total sales of RM40 million but has so far spent only about RM5 million out-of-its-own-pocket (the other RM15 million are bank loans) in building costs of 1 year or 50%, this is when the developer will likely abandon the housing project and run off with RM20 million in profit, rather than completely building all 100 houses and left with RM0 profit and holding 20% unsold new houses, especially during times like today or economic recession = housebuyers left with abandoned houses and bank loans while banks left with bad loans unpaid by the missing developer.

If a housing developer did not allow sufficient time for a filled(eg ex-mining pond) or hill-cut land to settle, eg by rainwater run-off, structural defects will usually happen after the new houses have been completely built = too costly to repair or rebuild = developer runs away and closes shop to start another housing project elsewhere a few years later.

I remember one ada last time kl city center double storey for 400k.
Called then turns out to be sendayan.
How in the world is sendayan in kl city center.
If so I think muar is 20 mins drive from klcc. Ok no this is not an idea no prop agent dont say must is 20 mins from klcc

because of the advertisement.. 40 minutes or something to KLCC...

but at that time the traffic and time of travelling... lol.. even Simonyet to KLCC they claim 35 minutes...
