Its strata, so bylaw JMB and majlis can sealed the house and auction the items in the house to get back the unpaid fees

Very difficult to get such a community to be frank. You need alot of like minded residents who are willing to contribute and support the association. That would mean committee members handling security collections and also managing the security firm. And the perimeter fencing is illegal now unless the developer originally put it up. Chances of applying for one are close to nil compared to applying for a guardhouse.

My old place had 97% resident support and the residents sneakily put up the fencing early to complement the guardhouse before gated communities were a thing. So much so even the local council thought it was erected by developer haha. But my god was life so difficult as a committee member. So little volunteers means its the same tired old faces volunteering. And the 3% that doesnt support the scheme can really and i mean really create havoc just for the heck of it

Still...if you do find one please share here hahah. Wouldnt mind retiring there myself one day

Nope... My neighborhood ada kena robbed.

They intro guard.

Got few problem neighbors with mindset of...

"Not gonna pay for it. For what? I am very confident my house won't kena."

Then once kena say " see... Ada guard pun useless.. for what i pay."

you can't not pay your fees in strata.. eventually, you need to settle it.

the JMB can take legal action against you if you don't pay.

Put a big signboard at entrance for unit that paid and clearly said “Guard only jaga these houses”. Non jaga one scream also no one call police.

That's what they do at the old landed props la. Like my parents place in BU..

quite effective i would say. But still have robber cases..

i live in gated guarded individual title community for the past 10 years
all i can say is nowadays it's hard to get all people to agree on something
surely there's someone who claim to 'know' better (learn from youtube maybe)
also there's always an opposing team, oppose to whatever trying to make life difficult
without these agreement, the place become a boring place to live

so i move out to a safe place in a normal housing community
happy life

zero in the whole township.

when u think about it, quite impossible to break in, a lot of empty buffer zone between road and perimeter fence.

A thankless tasks and responsibility to be a committee member on one of these societies unless of course it is sitting on a big and when I mean big really big pile of cash.

guarded community ise security guards only, if robbers come, they probably do nothing. A group of German Shepard is better than a group of security guards.

Security guard is useless...better install more CCTV and alarms that when trigger will automatic call police.

Also prepare self defense mechanism
