It makes sense.. comparing the density (1.7k vs 600), T2 for sure has higher psf price than KL48

T2 has 8 units sharing 4 lifts, KL48 has 22 units sharing 6 lifts.

On top of that, KL48 SA told me only around 30% of 3 bedrooms units will come with two carpark.

KL 48 will be in Sean Tan's definition be an "investment product" as its higher density, lower entry cost and lower maintainance fee & sinking fund.

This is achievable with the higher density to share out the cost, bringing the overall cost down for investors to breakeven.

On top of what you've said, the unit sizes are smaller, none are bigger than 850 sq ft, which lowers the total price of a unit but also means it's easier to get a fully tenanted unit.

Guesstimate somewhere between 30m to 50m?

based on approx size of the site and the fact that it's almost a square

With escalating cost for building materials by right T2 should be more expensive than T1, but it does not appear to be the case.

Trion 2 location should be less noisy less dust than Trion.
Closer to underground CSL mrt station too.

Slightly cheaper psf, but higher maintenance because it's half the density yet have similar number of facilities, so monthly cost (instalment+maintenance) evens out to about the same.

yes wait another 10 years perhaps
even though I am selling condo property, i don't believe in the capital appreciation crap

buy property now is only put ur name on it and nothing more, not much property can cover installment on top of maintenance fees, let alone talk about capital appreciation

but of course it is a good news to t1 t2 and kl48 owners if Bandar Malaysia revived
