Hi, SP Setia contacted me to go for unit selection but my status inside rumawip portal still "semakan urussetia". Any idea what's wrong? Cause SP setia told me to bring surat tawaran and there's no surat tawaran in the portal for me.

WIP was worth it 4-5 years back because everything else was expensive. However, in today's environment, WIP is not longer as attractive as last time.

Firstly, this WIP need a full 10% deposit (cash). None of the new projects nowdays requires 10% cash...NONE, absolutely ZERO

Secondly, if you are able to fork out the 10% deposit for this WIP, technically speaking you can afford many of the new developments out there.

Thirdly, since for sure this is your first property and you are able to fork out a full 10% cash deposit, you will sure be able to afford many of the subsale in the area. You top up a little you will be able to get a full fledge condo facilities and two covered parking.

Fourth, non-WIP will not have the selling restrictions

Fifth, and YES...the immediate neighbour of this WIP is indeed rather interesting. BOMBA, POLICE STATION, SEWERAGE PLANT

these are something to ponder about. Don't simply jump into conclusion just because it is close to Pavillion. Jalil Damai which is smack right in front of pavillion is merely RM300+k in subsale. Arena Green which is within striking distance to the LRT station (can walk) is freehold and is transacting in the region of 300+k.

Agree to point 1-3. RWIP has became more irrelevant now. 30k is a big sum of money. Affordable means govt needs to provide easier low entry.

10% downpayment is actually the lowest in the region. if buyers can't even fork out 10%, they should rethink their decision to purchase.

If anything, the practice that should be stopped is the mark up loan for non rumawip project to get zero down. When buyers are able to get houses without any capital, it's easier for them to end up in lelong in the future.

Not everyone is fortunate enough to own a property with a 30k downpayment. That 30k could be used as an opportunity cost (reno money, moving in money and ext). Think before you talk and be considerate on low income earners as well. Everyone deserves to be given chance to own a property with a right initiative and schemes.

Dude, that's not how you use the term opportunity cost doh.gif

Anyway, for first home buyers there is already 100% financing scheme there, so I'm not sure what you are complaining about.

For others who don't need 100% financing, a 10% downpayment is a good way to gauge their affordability.

If you can't even save up 10% of the house price, are you actually ready to own a house? Are you ready to pay the monthly installment and maintenance?

Simple. You're are talking in bank/developer perspective.

Me, buyers perspective.

Hence our points might be irrelevant to each other. End of the day, I do get it, business matters. Speaking about ability to pay back, it's totally subjective. People whom are able to pay 10% deposit, would have want to use it on other things. That's opportunity cost. LOL.

Developer is the one to blamed here for not having a proper filteration on quality buyers, simply trying to close deal and end of the day and the unit end up being lelong.

Try to find the root case rather than speaking on people's affordability especially during the pandemic.

What's stopping the first home buyer from applying for 100% loan?
