WIP was worth it 4-5 years back because everything else was expensive. However, in today's environment, WIP is not longer as attractive as last time.
Firstly, this WIP need a full 10% deposit (cash). None of the new projects nowdays requires 10% cash...NONE, absolutely ZERO
Secondly, if you are able to fork out the 10% deposit for this WIP, technically speaking you can afford many of the new developments out there.
Thirdly, since for sure this is your first property and you are able to fork out a full 10% cash deposit, you will sure be able to afford many of the subsale in the area. You top up a little you will be able to get a full fledge condo facilities and two covered parking.
Fourth, non-WIP will not have the selling restrictions
Fifth, and YES...the immediate neighbour of this WIP is indeed rather interesting. BOMBA, POLICE STATION, SEWERAGE PLANT
these are something to ponder about. Don't simply jump into conclusion just because it is close to Pavillion. Jalil Damai which is smack right in front of pavillion is merely RM300+k in subsale. Arena Green which is within striking distance to the LRT station (can walk) is freehold and is transacting in the region of 300+k.
Agree to point 1-3. RWIP has became more irrelevant now. 30k is a big sum of money. Affordable means govt needs to provide easier low entry.
