My takes is this place will boom in may be 5-10years time because big 4 developers building it up. They are interdependent and compensating what is lacking for each other such as U donโ€™t have mall I have mall, u donโ€™t have school I got school.

So this one cannot play rental yield at the moment, confirm die. But may be when this place matured, it will be a different ball game

booked for one of the furnished units. At about 380 per sq ft, I think its a pretty good deal. Even if the takes a slightly longer time for the township to be developed.

Btw, it took Kota Kemuning about 20 years for it to be a 'mature' township.

for nw is the cheapest option there... and the location among the townships not bad... i think die2 rugi rent out also wont bleed as much as those landed...

the one you visited is harmoni aka rumah selangorku @ 750sqft, rm100k. the landscape and basic facilities are considered outperformed for a low cost segment.

Yeah I agree with you.

Jus like a few successful townships such as Desa Park City, even without those also can make it due to developer willingness to develop it

so imo developers play a vital role in property price gain/loss. Of course public transport is important as well but until our pub transport improve la, with LRT/MRT at your doorstep also useless if buses are not consistent

i believe this cannot be compare. Se.Ruang offering project at mid range income, i believe the facility or how will be average too.

if u go for premium kind, of cz the parque will be the choice.. moreover the parque is under residential title with low density. depends on what kind of lifestyle and price range u can afford to

for me, Se.Ruang is quite a good place for investment and even for ownstay. big 4 player is there, i believe this big4 will keep competing each other by getting more facility in.

No LRT/MRT, ok la... nowadays hw many of u still travelling using this (personally i m not using P Bus, LRT/MRT after graduate). moreover, people who can afford stay in this township surely with certain level (wallet are thicker).. High dens, looks cheap but not that cheap, with the brand itself, somehow u will feel secure la..

Am jz waiting their showunit to be complete by end of this mth (heard the SP say this).. any worth investment gotta hold, nting come easy.

And u r right, how many Malaysian taking LRT/MRT to work, unless when u reach your destination and your office is within 300-500m? Because I see ppl already complaining in M Oscar thread where the MRT distance is just about 800m, haiyo Malaysian ah Malaysian

Nevertheless with access of public transport will give better rental yield and capital appreciation, but SPA also higher in return.

cz 1 of my room facing west, it is really suffering stay in that room especially about 4 somethg noon. Even at night also still can feel the heat when you touch on the wall. Block B is facing north/south, i guess it would be much more cooler.

Yeah 730k for 920sqft quite pricey, minus furnish that SA claimed worth 120k, I give it half so 60k, itโ€™s about 670k. Around OKR area, not considered most expensive but not cheap also.

Yeah now more developer is giving more discount like le pavilion puchong also not bad, 990sqft after discount only 620k and got 18months free instalment. This one also can considered as bandar puteri not bad, jus that jam.....

I totally agree with u itโ€™s buyer market now.... shouldnโ€™t make hasty decisions

most probably will be very ordinary considering the price point... dont expect premium landscaping and design like ecoworld landed

Went to ecoworld gallery. I was told that facing north east only left 1 unit which is no. 13 st lvl 7 or 8. 2 units facing south west. Not sure how true is this.

If any agent has available unit facing north east EXCEPT no 12/13, pls let me know. I would like to book 1.

Tier 3 landed at this area with 400k most likely u get black criminal zone, don expect safety, surely no guard, far from town with nothing surround. Errr.. landed at single storey 20x60, don count in car porch, ur internal layout size ard 700sqft plus bare unit.

Yes bro that's the nett price.

Standard package for partial furnish will be:
-All light and fan
-2 x air cond
-master room wardrobe
-kitchen cabinet top and bottom
-hob
-washer dryer
-water heater

For full furnish with ID will be another 50k on top of it.

Block A 25/7 view and Tropicana Aman Sales Gallery view.. But can see HTC.. If higher than 15 flr, should be OK.. Anyhow the Block A view is more valuable than Block B view, just personal opinion.

25/7 view basically mean it's HTC view.

Block B view definitely better, that's how the developer position the launch and pricing.

Didn't realise there are actually 2 duduk topics running at the same time. One of the reasons why they can sell block B at a higher prices is also because block A "sold out" very fast so they look like they have a lot of demand.

But many don't know that actually you don't need any booking fees to book a unit so I'm pretty sure many block A units will be open again.

Wanted to wait for a good unit number Level 8 number 8, but i didnt wanna risk it so settled with another unit on level 8.

Yes, agents use the word "95% sold" which is wrong interpretation.

They shud barely announce after receiving certain amount of booking fees then only declare to public as "take up rate". Then once loan approved and snp signed that's considered sold.

The condition now is that you can even lock a unit via phone, by providing your IC and personal details. So one kiasu family can use 5 names to lock 5 units that deem better number/view and choose later.

And the agents also can use it to further drive herd effects for others claiming that 5 units "sold" and tower A has "limited units".

End up it's still developer win lar.. haha

Yeap. Initially wanted Tower B but cant be bothered with the increased price.

Just make sure you buy to really duduk and huni.

For those investors, you will cry when you realize you are not able to sell your unit at a profit and rent in a reasonable price.

BBB, gone are the days when you buy and when VP you able to get profits.

Gone days. Just keep in mind, you will be staying there if you unable to sell or rent it.
Will you duduk there ?

I took a south West unit because I do not want to be stuck with the morning traffic noise at the roundabout, and i like a view into eco sanctuary instead towards tropicana aman. Oh and the master room unit doesnt get warm from the sun as it's adjacent to the next unit

Try to check with the ecoworld staff again, if not mistaken they are going to build another high rise commercial building in between Sanctuary Mall & block A.

Yes, like why people buy Semi D..

There's con of choosing the corner unit too, especially if the developer workmanship is not good.
1) it may be hotter cause 1 of your wall is fully direct expose to sunshine with no shielding (not like landed terrace with house to house distance is closer with shielding or owner can do awning too)
2) the side wall if not done with good water proofing, water will seep in and from time to time will deteriorate the wall paint.
3) water tend to seep in through the extra side windows

Yup big concern on that, even for ecoworld.

I got friend stay in Terraza, I visited his unit, holy shit leakage issue is severe. He said he is not the only one, he check with neighbours and few got same issue, and check with Monterey also got owners facing same issue. If I didnโ€™t witnessed wigg thy my own eye I also wonโ€™t believe it

No doubt ecoworld will fix it, jus for sharing purpose ya

when emergency/fire alarm trigger, all exit door will release automatic, so no need access card to activate

as per normal situation,
example at genting highland hotel.. i remembered i been stuck at emergency door (tangan gatal mau lalu) . from outside can open.. but it locked from inside (staircase). need to go Ground level baru can keluar..

yup, that's why choose the correct facing when come to corner unit
for this project, all the window is same facing and same amount of windows even for corner unit, if corner kena water seep in, intermediate unit also kena

This concept was very long ago
even my parents house that built 20 yrs ago also need access card to come out from the staircase
but if we open the door from corridoor from our level dont need access card
then walk down to ground floor, open from staircase no need access card, just press the switch
but open from outside need access card

This setup is common for office suites however I doubt this Seruang will have such arrangement. Just pay a visit to Karisma/Harmoni then you'll know why there is no access cards & people's avoiding corner units.

There is an opening for natural ventilation/sunlight at the end of hallway, however rainwater seeping through and flood the floors. End up residents complaints the workaround is to cover it with windows.

Actually this concept for the staircase access has been already implemented in residence towers but for affordable range like seruang maybe not la. Doing access card readers or even release buttons are all costs that will be factored into the unit selling price

Actually what's the significant drawback of commercial title vs non commercial title for apartment sweat.gif
I just know the utility bill (TNB & water) will be higher as it's based on commercial lot (but heard can be converted back to residential type later), what else?

water bill will be RM35 for 35m usage, but my family use less than 20m per month
cukai pintu also follow commercial rate
not sure abt indah water
quit rent, maintenance fee, all higher

oh ya, deposit for TNB/water all super expensive, heard that TNB deposit need thousands over for commercial title

only these thing different lor, but some ppl do not like to pay extra for these bills

To be fair to EW, u can push eco sanctuary staffs a bit such as โ€œhey one of my friend in Terraza told me his roof is having serious leaking issue, and his unit not the only one. Is this issue being addressed and rectified?โ€ Then u judge whether this info is correct based on their staff reaction

Because whatever I said here was without proof, at the end of the day, whatever we read here need to be verify by ourselves

Yes Duduk is new sub-brand under eco world for more affordable projects. In future, there will be more duduk =)

Seruang is currently the hottest projects in Rimbayu, Kota Kemuning area due to its price and eco world brand =)

Se-ruang is lowest price psf in whole rimbayu and kota kemuning.

I can advice you for properties in this area. I am staying in Arahsia.

All the parts (eg 10 parts) a-j are stages (slices of the cake) that is your loan. We assume ten stages lah easier to explain.

Yes. Regardless of whether your loan-downpayment split is 90/10 or 70/30; the bank undertakes the loan portion, so whatever that is not covered in d/p is covered by loan.

The only thing you need to monitor for all the cake slices are:
When developer sends letters to announce hi i am done for slice 2a.. pls pay by 1st May due (along with stage completion signoff by architect).

Usually this is cc to you and (i forgot to or cc) loan lawyer and the paperwork processing part of the bank.

To avoid late fees need to monitor that the slices are released by bank to the developer before the due date per stage, for this stage it is assumed as 1st May.

U can check the loan acc details online..will have a disbursement for the sum of that slice 2a to the developer name.

Rental price can't be the same judging at different product/purchase price and location also distance from main roads. However, the difference is reasonable as probed earlier.

The question is people are moving around, if inner of rimbayu can survive why the same or similar business will fail at ES, even ES Mall is merely surviving. It shall possess greater advantage in terms of visibility and accessibility.

Soon you'll also observe NADI will thrive but that crowds or traffic unlikely transfer to ES Mall & shoplots.

Observation, have alot of greenery, parks. Conducive for jogging and cycling around. Nice place, away from the city.

Developer successful to get extension, so buyer cant claim LAD if exceed 36 months construction time. But we paying interest every month. Why buyer always be the rugi one?
