Hi ehwee,

Need your advice regarding back house extend. The blue line is the extend wall and the orange line(ruang basuh) plan to have attic built as mini store. Would you suggest which way the attic ladder should be place or just using usual home aluminum ladder when want to put item above.

The kitchen cabinet design i have in mind per picture. Stove and hob near the back door and dry kitchen at the kitchen entry. Sink at the back side windows. I also plan to add slide door to separate kitchen from living room (dont know if this good idea).

Thank you

sorry for late reply, bit busy on usual works.

having a attic store above the washing machine area will block the natural light to the bathrooms and bedroom 2, I will suggest consider not to do that.

Why not take away the bath 3 and redo the whole kitchen area. This will made your kitchen space planning better with better work flow. It will have more storage and appear wider too.

check my suggestion on the alternative kitchen layout option below see if it fit better.

I will say opt for Option B yet reposition the wardrobe entry position which will provide smoother walk flow whenever you enter the wardrobe, go to dressing table also without need to virtually turn a big round before entering bathroom.

can relocated the air con little bit to right side away that is not a complicated works for contractor.

Hope this help.

If my toilet (new unit) is like this picture, what do u suggest to do?

I want to apply plaster ceiling to cover this exposed ugly pipings, but i'm concern if let's say got water leak later, will be hard to fix. If make some "covered hole" (not sure terminology), also quite hard to acces the pipe.

user posted image

And 2nd question, how else can i deco the toilet, make it more easy to the eye.
*
The easier way to allow for future plumbing maintenance if you don't want to have plaster ceiling with service manhole will be painting the exposed slab.

Also put a large full length mirror panel end to end will help to give visual impact into the bathroom !!

Here is a simple ps for you to visualize it laugh.gif

Do you have a clearer plan, the one you attached is quite blur.

Also if you can be more specific about what item you wish me to advice is better, you meant howtos for the layout or any particular problem you found on your site? This will help me to figure out what you actually want to ask for help.

If you have clue also, may be can a look at our blog writing on The Guidelines for Kitchen and DIning Area, cheers!

Thank you very very much.

Hi TS, any suggestions on how to treat/cover/beautify the beams shown in the picture less obvious or awkward? FYi, the staircase will be converted into an RC staircase placed at the side of the house.
*
other than having new plaster ceiling covering, can also having new plaster L box to extend the existing wall pelment to the end of kitchen wall.

Then can install a few spot light on the L box. This will make acheive a clean and simple ceiling design for your home.

Cheers !!

considering the tight space around the staircase and also the walk flow from the nearby toilet door, I suggest you keep everything simple, mean just having a single row of bar counter with wash basin on it instead of having a second separate wash basin cabinet.

You can opt for doing a 4 inch raised platform, so all water income and discharge piping can be run and hidden under it.

Here is the suggest design layout for you wink.gif

Hi TS, I'm getting my house soon in the next few months and have been planning the layout based on floor plan provided.

One main concern about furnishing is...due to time and budget constraint, i can only do loose furnishing.
maybe lighting have to get contractor, that's it.

I have this main concern in my kitchen area, where the developer-provided kitchen cabinet and the TNB box there somehow limit the size of my fridge. So just want to check, does normal big fridge fit into the space?

Also, the kitchen cabinet as shown, is quite small, I cant imagine having microwave/toasters in the house if I dont have an extra island. But just not sure how should I put my kitchen island.

Then another concern is in my master room, where it seems small to squeeze in king size bed, and wardrobes, and a dressing table. I cant afford to move my wardrobe to another room, cause all 3 rooms will be occupied.

Below is the layout plan and picture of kitchen area, for illustration.

Normal 350 -450 liter 2 doors refrigerator will be ok to fit the space leftover by your developer, just make sure the refrigerator height not more than 1800mm as per your measurement.

can buy a low cabinet at dining area to put the microwave there if you don't plan to build in.

Can you re upload to first two images you wanted to share? as they didn't show up here.

Thanks a lot for the comment!
it was the same photo, as i first uploaded via link to here, then attached the photos as attachments.
it's the same photo.

For master bedroom, from the measurements of it, I feel it's quite small.
It it possible that I can squeeze 1 king size bed, 1 wardrobe, 1 dresser, and a dressing table?
I'm thinking of a way to do it without taking up too much spaces.
*
Here you go!

you can arrange them this way I suggest nod.gif

Hi Ehwee,

Which design do you think is better? (dry kitchen + dining area)
Is it okay to put my dining table in the middle? I have no idea where else to put. Do you have a better idea?

What should I do with the empty space circled in orange?

Thank you!

Well, both options of dining table is ok, it ultimately depend on your preference on which position suits better to your family daily routines.

As for the area around main entrance, if you doesn't figure out how to use the space, I will suggest why not push the sofa set further away from the tv, this way you can have better tv watching experience.

May be can do a storage/ display cabinet with seating bench at the entry wall for storage purpose and store umbrella, door keys, utility tools and shoe.

Hey, why delete the post you did?

anyway, here is my suggestion for you, as I have prepared it for you but don't have time to upload it.

My suggestion is remove the in between wall to have bigger kitchen as you plan to do, yet you can opt for glass sliding door instead of swing door.

Also doing new glass partition to keep out of cooking smoke while remain the "visually opened kitchen"

You can do a full height cabinet at main entrance door side as divider to create a nice zone for your dining table seating area,

Hope this help bye.gif

We are now trying to pick spc color for floor and curtain. What do you think which colour combine best for floor and curtain. Should kitchen and living has the same floor color? Tq.

Looks good man biggrin.gif

May be you can opt for these 2 timber floor colours

I quite like the blue colour doors you choose for kitchen cabinet, in order to match the nice blue doors better, I suggest you can consider using light grey timber floor colour, as brown timber floor tend to compete with the blue colour to catch our eye attentions visually.

first of all, I need to ask if you believe fungshui or not, if yes, better ask FS master opinion first, then let me know what is the position the master suggest, than we as design can try to adjust and proposal better layout configuration for you.

Hi can you help to recommend space layout as the design is that the kitchen is at the front and dining area is in front of the stair
*
no issue with putting kitchen and dining area at the front and living area at the back, as long as it fit your living routine.

some of my client actually prefer this as having living area at the back, they feel better and avoid interruptions if there is guest visiting on the day while they enjoy the tv show.

so you can treat dining area as guest living and your family member can still continue watching tv at the same time.

May be you let me know what you plan to arrange the kitchen cabinets and dining table and also how you want to use these areas, than I will suggest you something?

It is kallarp, unfortunately ikea already make the colour unavailable and update with new color.

That would be elegant oak and the lighter one would be cinnamon cherry. How about the wall, should i left it painted white or change to another colour. We try to make the room in kitchen and living rich with lighter wood color as much as our budget permited smile.gif.

Tq ehwee.
*
I will suggest keep wall painting colour minimum and more to white colour or light pastel colours. As don't forget there are many other items that will have many colors that will need to blend into the overall scheme as well like curtain, sofa, furniture, carpet etc.

So may be keep wall to light pastel colours then use light grey or light brown curtains to bring some subtle accent colour boost to the interior will be a smarter and easier choice.

Hey thanks so much for your feedback. Honestly, I can't recall why I deleted my post. Must've been high or something during the time.

Anyways, love your suggestion. What do you think of I didn't have any glass partitions and just kept it open? Don't think my family will be doing any heavy cooking and I plan to install a very powerful hood as well.

I think I forgot to mention that I'm looking for that minimalist look, so would like to keep the place as simple as possible.
*
Yes, if you are not heavy cooker, than can do without glass partition as an opened kitchen will look even better. Open kitchen can also easier for moving around the areas and increase interactive between family members wink.gif

QUOTE(kambing007 @ Oct 10 2020, 06:41 PM)
Hi ehwee.
Thinking of:

1. Building a built-in window bench with lifted trunk storage. Who do I engage for this? Since its specific, I can get a closet carpenter? And what are the best/recommended materials for the wood frames, considering I will be seating on it. And anything else I need to consider? Planning on to make it 300cm length, what's the recommended height and depth of a window bench for seating as well?

2. My kitchen cabinet is currently using 3G kitchen cabinet, and I'm thinking of changing the doors to 4G/other materials because I kinda of hate looking at the aluminium frames. I like the glossy finish. Possible to just change the doors in the kitchen? Should I consider 4G/5G or acrylic? Or any other recommended materials?
*
Answer 1: Yes you can get closet or even kitchen carpenter to do for you, yet it is better using plywood base as oppose to melamine structure cascade to make sure the bench can sustain heavy loads.

will 300cm a bit too long? normall benches is around 180cm long. The bench height can be 425 -500mm depend on your body size, the depth can be 450 to 600mm.

Answer 2: should be ok to replace the cabinet doors with 4G or acrylic, just better call and ask directly to kitchen contractor as not all of them will do door replacement only.
