If you OK with expose light tracking then you can definitely do a good lighting settings without plaster ceiling.

Yes L box along the wall can be a simple solution, yet you will need many nos of wall flooding lights to get the desired interior brightness you want.

Why not upload some existing photos for your home here so we can figure some igbting setups ideas for you, as different beam structure and position might affect the the way how we can arrange a lighting option for expose ceiling.

Sorry for the delay, quite busy recently.

If you prefer not to have plaster ceiling, then having L box along the dining walls and using track lightings at living area can be a good option.

Can considering having ceiling fan that come with LED light build in too.

What are the type of ceiling you prefer actually, there is no best material I would say, it's more to practical vs design vs budget.

This is quite a technical question, sorry I am not expert in this field, cheers.

It's not easy to do a 100% sound proofing room and it will be expensive to do so also.

Maybe you can approach sound proofing suppliers for solutions as there are many products in the markets from noice reduction foam pad, acoustic panel, double wall construction with acoustic mineral wool, the use of sound absorbing materials for wall, floor, ceiling and furniture, sound proofing blanket, even special painting works, etc.

Yet, if there is a hole leakage at windows and doors which highly likely, it will spoil all the good sound proofing works you did anyway. So you will need to seal all the windows and doors properly.

this is WPC composite paneling, it is 10x expensive than plaster ceiling, mostly people use this at exterior as it has more water and colour fading resistance character.

you are using this for internal ceiling that's your ceiling cost is high.

not sure about how effective a sound proof curtain as oppose to other solutions, I don't have the contact for this supplier as I am not sure if it can help on noice reduction or not.

I have done the same unit type for my customer. The building management has only allow owner to have mezzanine at the front entrance area and also the mezzanine floor line cannot exceed the existing wall line of laundry room. This is due to the limitations of the structure loading I suppose.

So you can only do a small mezzanine floor like below:

There's no best dimension for light trough as it is depend on the design scheme and room size.

There are 2 simple arrangement like below, see which one you prefer:

Option 1 - make wardrobe part of bedhead design

Option 2 - park bed against the wall and opt for sliding wardrobe as the walkway in between bed and wardrobe will be narrow.

Yes there is no right or wrong you place the dining table next to tv cabinet, as long as it fit to your family lifestyle it will be fine.

I have some customers who place dining table right after the entrance, because they spend most of their time doing multi tasking at dining table more than living area. So this arrangement suits them atmost.

the area has 18ft width so it should be fine if you space planning like your drawing.

the orange indicate dressing table, if you don't need it then can replace it with additional wardrobe if you prefer more storage.

Due to the room size constraint and the intention to use it as occasional guest room. I will suggest you place to sofa bed on the right corner, as it is more practical for guest to turn it into bed and convert back to sofa on that position versus at door step area.

Secondly, may be you can consider replace the door with sliding door for better space usage and traffic flow.

if the beam between living and dining is the position indicated ( dotted line ) at my diagram below as I assumed, then this is the ceiling lighting layout I suggest.

Instead of having many L box around the areas which might look overcrowded. I suggest you having it on guest and tv living areas only, dining and kitchen areas can go for full ceiling covering.

As a plus interest input, you can do some recess light trough ( yellow colour ) at guess living dining and kitchen area too

blue round mean wall wash spot light, red round mean down light, big blue round with crossing mean pendant lights

Great if you can share some photos after the ceiling done to see the effects.

I have a quick check on the Phillips meson light, it has 900 lm capacity, should be OK to light up the place. Yet seems it only comes with warm white light color which might be too yellowish for living room. You might better look for cool white lights instead for brighter warmer environment.

Yet it depend on you actually, if you prefer dark warmer l
Hotel room like effects, then ok by all means.

Round Mirror will be nice and even nicer with back lighted Led strip light.

Yet if you prefer to have storage, then I will suggest go for top hang cabinet that c/w mirror front door. It will look better to have under cabinet lighting.

Can also do a timber laminated shelving under the vanity top for towel and toilet paper.

Hi pvd3wseng, I try not to make advises on quotation as mentioned on my first post on this thread.

generally the quotation you got looks ok, some items are bit up and some are bit low base on market cost. without knowing the design of the cabinet you eventually have it will be no way to give proper judgement if the cost is reasonable or not.
