d'Brightton is planned to be built around that area but the nearby residents opposed this project if you read the last page of this thread.

If this is the case, I wouldn't be surprised if they train their guns on it too.

Well, to be fair, Accetera did introduce Anjali @ North Kiara in the past, which is Tago's 1st project.

Probably could be as simple as an overlook due to the number of projects he's promoting. hmm.gif

For the 2nd picture, I recall seeing those bungalow houses adjacent to it when I was viewing one of The Reach's unit.

Some of those bungalow lots in between those houses are empty, though, for reasons only known to the owners themselves.

i've enquired below about Alaia.

It is on a slightly elevated plot of land, I would say the views will be better than d'brightton. North & south facing. Lowest floor starts at level 8 same floor as facility deck and smallest unit price (1+1 unit) pricing from 480k facing north (setapak view). Maintenance fee RM0.38 psft. I believe they will be launching soon, judging the publicity they are doing now.

d'Brightton units are bigger starting from 1,000 sqft as what I'm told. Haven't visited the sales gallery yet to check out the details.

they have not launched yet. so no layout drawings to share unfortunately.
all types have balcony but yard only for units for 2+1 & 3+1 based on their info.

Nearest LRT is LRT wangsa maju which has a 10 mins driving distance according to google maps.

Not close enough to walk but if not mistaken there is shuttle to the future MRT station. Titiwangsa is currently an interchange for monorail and LRT.

That time they have not finalise the package.. but they said probably just 1% downpayment only.. Same goes to D'Brightton.

- Kitchen Cabinet top and bottom included kitchen island
- Hood and hob
- Built-in hot water system
- Shower screen (Glass)
- Bathroom surprisingly spacious (actually I personally like their bathroom 😁😁😁)

Rebate of 9% total (i believe it is 6%+3%), not that attractive haha. I'm told this project will be under HOC too.
The showroom is indeed beautiful, probably one of the best I have seen.

Yeah, in deed very peaceful. its at Jalan Tiara Titiwangsa, same goes to D'B also mah. That location is surrounded by all bungalow lots and bungalow empty land. Different perspective loh.

Perhaps I can share more here, I live just 2 mins away at air panas for the past 20+ yrs which is why I am interested in this project as it is a peaceful and low density area compared to other parts of setapak. I have seen how setapak has changed tremendously. And yes it is between the true Titiwangsa area & Air Panas.

While it is not accessible to nearby public transport there are few options: Monorail Titiwangsa, LRT Ampang Line Titiwangsa station, upcoming MRT Titiwangsa, KJ Line Ampang Park nearby. It is afterall less than 15 minutes away from KLCC. People who live in this area are ok without walkable distance to train stations.

I drive to work and yes the jam in this area can be really terrible, but there are some smaller roads that make the traffic more bearable.

So if you are ok with driving / using the shuttle to the MRT then I think this location is alright. If not, then look out for other projects.

its 99 years lease, but not sure they gonna renew it. you can visit them since their gallery is already open. Now MCO dunno they will close or not la.. u better give them a call.

Whether "Atas" or not only can tell when the project completed, based on their previous project in North Kiara was nicely done..period..if you want big size in this area pv got alot, bigger and cheaper, newly completed or nearly vp also got..450psf many....mid range, cheaper and better than Brighton can choose Bennington, free Aircon, kitchen cabinets, shower screen, better facilities, facades etc, 500psf can get it, save construction period interest also, ready to move in, so this Brighton I really no idea they target which market..this alaiya atas and less than 700k at least this whole area don't have it, the reach definitely beyond this price tag..any project in this area less better than this project you can name it out?

I think Bennington costs slightly more than Brighton psf. But yes comes with better furnishings. Hm cant think of any better than Alaia here but Curvo's meant to be the highest end of skyarena so that may be in comparison or better than Alaia but mere speculations for now.

They have lelong unit mah... spreading everywhere in facebook liao.. i think 550 psf. Landed i dunno leh.. I always ask myself if i were to buy landed where would i prefer to stay. Well im a city boy.. eventually i will still choose back those in city area.. But si bey expensive loh. now alot of stratified landed.. dunno ok or not.. i tot of Eco Majestic 1st.. too far for me to stay.. but i invested their apartment actually. HEHEHEH biggrin.gif biggrin.gif its a bet la.. since Aeon is coming up, Mekdi just open, then starbuck and a school is completing.

Lol because I don't think I've done enough homework to compare D'B & Alaia. And i have not visited D'B showroom yet to be sure with Alaia (but Alaia likeability factor very high now hahaha). Don't feel like going during CMCO also.

My scope quite small as I focus the area I want to live in. So I did not look at the projects you mentioned above lol.

Sunway Avila Wangsa Maju area is the demand for rental there still high with so many units around the same area? I think demographic in WM area are value seekers la. So you may have competition for rental asking price I think.

Kiara Bay's concept looks great and promising! But haven't done much research as I'm not considering to live at the area.

Yeah enquired but even developer also dont have a date to that yet. Though from masterplan it is the last phase and most high end la. Ya agreed locality there a bit narrow and congested though more connected to the amenities la

Strata landed my only concern is the maintenance fee can be rather high but if that's not a concern than quite a good choice. Ooh heard of eco majestic but kinda ruled out new landed far away from KL except maybe cyber if working there. Else kinda find them a bit too far to drive up and down to work but then again you'll never when you'll change jobs. Some of my colleagues travel from seremban also so if you dont mind the distance definitely a nice landed home with affordable price

Ive seen sunway avilla but unless you get a high unit away from all the other condos, else you really dont have any view since too many condos at that area ady. Havent heard of miyu but kiara bay should be pretty similar to lake city concept. But it's a 15 years project so gonna be a long way before you can have a peace of mind for your own stay but I think for investment should be good

You should direct your enquiry to the JMB once it's formed.

If you know someone residing in such projects which offer these transport services, that'll be even better. But unfortunately, I haven't come across anyone who lives in completed projects offering this service such as Setia Sky Residences commenting on whether it is still in service or suspended.

Basically just pay 1% downpayment when SPA is ready.. they said.. target to be on December 2020. Anyhow, the booking fees RM1,000 is refundable. If i come across a project that i really really want. then they will return back my cheque. Well.. i'm looking into all sort of consideration. 1st is the location, 2nd is the developer (track record), and i'm thinking either i'm going to rent out or stay there. Since it's near where i stayed now. Also the layout is very practical.

the unit comes with aircond, kitchen cabinet and hood and hob, also they are giving the kitchen island as well.. and I like the fact that the basin is at the kitchen island. hot shower tank in the bath room, the ventilator will be applicable if your bathroom got no window, and also shower screen. the master bathroom the basin comes with the vanity top (to be honest, I really like the size of the master bathroom), then the window and sliding door is tinted. also I like the fact that they maxed out the sliding door from wall to wall. erm... let see what else I got 2 carparks, whole unit is with laminated timber flooring. I think that's about it...

i hope that the developer can put in digital door lock for all unit.. it will perfected the unit even more... got more selling point mah.

oh ya.. If I'm not wrong I think they even put in a water tab at the balcony.. but I need to double confirm.

Sliding door with tinted really first time heard it! Some developer provide grill, with digital lock even better no need install door grill and the conventional door lock...this project remind G Residence Desa Pandan condo, timber flooring, kitchen cabinets, shower screen, stunning KLCC view etc..but overall this one even better

That's the price for 800+sf and psf is around 580-600 so is higher than d'B with higher maintenance fee as well at 0.36-0.37 I think

I just went to their sales gallery, according to the staff estimated price for the maintenance fee is 0.38 inclusive sinking fund. Their show unit is impressive me and the staffs there are quite friendly, the staff even provided me a face mask holder.

To be frank, this is my first time heard about this developer Tago, and seem like their past project Anjali North Kiara is quite successful and looks ATAS, i heard the staff say their condo are fully sold out, villa is asking for 1,8mil and they have penthouse some more. ohmy.gif ohmy.gif ohmy.gif

i think it depends on which level gua.. generally their selling price is higher than D'B. As they calculate for me the bigger unit, the psf is lower, the smaller unit is higher psf. The one i'm getting is around RM710 psf. Depends on how you look at it actually.

Really good..Hopefully had a good sale...but the rebate dont seem attractive me, seem like MH provide more !!!

I just went today to the showroom. I had already booked D’B’s 13xx sqf unit, but since SPA not yet signed I am still opened to more project shopping 😁..
Actually I want a unit with a size of 13xx sqf upwards so Alaia largest unit is still a bit too small. But if I really like it I’ll just havta downsize...

What I like about Alaia
• Commercial lots on ground
• Rooftop pool & gym, indoor jacuzzi
• Fabulous view
• Shuttle service
• Community Manager
• Open kitchen with island

What I don’t like
• Laminated flooring looks a bit cheap
• Stove with only 2 hobs and really small
• Tiniest kitchen sink EVER
• Aircond ledge is right outside the master bedroom. So I wonder if it will be noisy..?
• Close to DUKE it is slightly noisy. We went to the project’s location

Anyway, I did end up booking the 1012sqf unit on the 37/F. After all, no commitment at the moment. So now I can slowly think whether I prefer Alaia or D’Brightton...

Actually when I asked about this it will face the DUKE toll and they said this is when cars would start slowing down (ya, does make sense). Also it’s on elevated land so DUKE is much lower than Alaia. My personal concern is IWK haha like only 1km in distance from Alaia.

But oh well if you’re on a high floor then you probably won’t be affected.

This prices are after rebate? I remember the guy said after rebate about 580 ish. Maybe that's for the cheapest psf.

Can try drive to project location and try to listen. Definitely got sound but if higher unit should be ok kua. It is on elevated ground already so lowest unit also like 9 storeys above highway.

Ya, I based on the picture after 9% rebate also cant get 580 psf. Even based on 16-06, i reduced RM 16,000 (RM 1000/per floor) also cant get 580 psf.

Yes, we are talking this kind of quality...dun buy because of cheaper psf...you see the klcc view, definitely one of the best! Don't show your gf/wife the walk in closet else they won let you go out the sales office without signing any booking form.

Shoot!!! i think i went there before.. i mean their retail. thee seafood restaurant "Shellout" is right at the corner right!!! OMG.. In deed its a nice development there!! the commercial area was nicely done!! i check their price last time... very expensive... anyhow too late liao.. so hopefully Alaia can make a difference in that area and also hope they bring in some good tenant for their commercial, since they are managing it.

Hi, I went to visit their sales gallery already. They have more projects wor. They have factories, Bungalow in Jalan Ipoh and their recent completed project which is Anjali North Kiara, kind of atas condo so sad fully sold for their condo.
Their new project Alaia also not bad leh. My husband and I really like it . We took Type B which 2+ 1 , just nice for us.

IMHO It is pretty expensive. Type A (37/F) is RM669/sqf. I bought ALIX (Kiara North) which is a Tan&Tan project - RM662/sqf. ALIX is giving what Alaia is giving, but also providing electrical appliances like fridge and washer/dryer, over all, better quality in general. Also 12 months free maintenance. I am not deliberating between Alaia and ALIX since that’s already a done deal but I am deliberating between this and D’Brightton. I really like the view from these 2 condos. Thus, considering to get a unit in this location. However, I feel Alaia is expensive after what I get with ALIX. Plus the sink & hob are shockingly small. Masak maggi je ke? 🤣

Yeah it is. How also is considered boutique condo so a little premium. If you dont mind the size then it's a good deal since it's partially furnished. Compared to d'B which is a completely bare unit.

Yeah, it is consider expensive if compare to alot of other development in KL. Masing, Skyworld and PV also offering low price with very attractive rebate. somehow buying property is like gambling. that's why have to study the developer and also betting against the economy on the 4th year..

Tago is an upcoming developer which is something like early stage of EXSIM. if you were to compare, in terms of highway, Alix also just right beside north-south highway tol. Also it seems like there's something coming up beside ALIX right! and also there's an empty land behind ALIX which is under land clearing. like you said. If I have that kinda money, I might go with ALIX (for own stay only) as they are offering size from 1,600 sf onwards then i dun need to have KL City view. Location like Titiwangsa is more likely to have an option to rent out or even ownstay as its surrounded by all the bungalows.

I don’t want landed since I prefer condo facilities. Also it’ll only be 2 of us so I don’t feel safe staying in a landed property.
Alix is indeed close to the highway but all it’s windows are fully double glazed. Regarding constructions surrounding Alix, there is one right next door but my unit isn’t facing that. Mine faces the corner of the highway and the abandoned British International School project (looks like something is coming up either on that piece of land or behind it). I still have a view of the klcc (in the distant - nothing as magnificent as DB/Alaia). I won’t know how much will the view remain until I get my key in 2023. This is the reason why I am planning to purchase both DB and Alix. Planning to sell off one of them later.. I’ve decided against Alaia since I really don’t like their kitchen.

I bought Edgewood. Personally, I would have preferred Alaia or D'Brightton. Unfortunately, both of those projects are out of my price range. Alaia and D'Brightton are more secluded, the immediate surrounding areas are much better. If we look at just the product itself between these three projects (layout,facilities,etc) there's not much different between them. The price psft is reflected in the location, i.e. Edgewood is surrounded by low-cost housing (PPR) and Rumawip projects (Sky Awani 3,4 and MH Platinum 2). More projects are coming to the area, M Astra the latest. The density in the surrounding areas around Edgewood is crazily high, hence the 500 psf entry price.

Why MKH Mont Kiara 600psf dun launch similar price as Arcoris Mont Kiara 1200psf even close to each other and rumors right in front MRT?

Another example is Desa Parkcity, same developer same location why they launch Southbrooks, ParkPlace, ParkRegent in different pricing? From 700psf up to 1300psf..why they dun launch all at same price like you say same place must launch similar price range? The answer is you pay peanuts end up will get peanuts, especially peanuts neighborhood..when you friends and family your place in future you will know it.

Visited alaia, welcome drinks (not mineral water) with proper explaining in company background, past project, their philosophy n so on, build the same lobby for this project in their showroom, can feel their service and quality with determination in deliver something for you. Visited B'tton also, seems normal immediate potong stem me when leaking around in the showroom, nothing much impressive. Alaia own stay not bad, pay bit more.

Agree, dont making price the only consideration even in same territory.

They have ben saying getting APDL since early this year, not sure why keep delaying, and honestly love the location since it is away from busy roads.

I did not like that D brightton had old school windows installed in the kitchen area, and do a google search about the developer.

I had look and check with specialize for this 4 project before..at end I bought Other.
Even Edgewood is surrounded by crazily but it entry PSF still affordable. D'brightton entry PSF actually still match with Edgewood good for new family / affortable , but both is bare units trouble in future to buy furniture & design, extra cost in it. Alaia is partially furnish is the good, no need trouble for trouble furniture in future & had cost in but PSF able to match with Artessa / TR2..however Alaia is Leasehold same as TR2, but without connectivity, that why I go for other

My opinion better survey study it location and affordable market for future appreciation. It not like DPC who is township, but single development.
Example single development: Cheras WOTP, good environment, good design, sell luxury & good branding by developer during early, but sub sale lelong / many unsold unit ..While other surrounding developer easy to release, sometime peanut also can become gold. Shall consider it.
Now I saw my friend who bought WOTP, I totally laugh and pity on him too. console.gif

I think its worth for a secluded area, but still nearby to the kl city.
And more of own stay tbh.

Love the designs!
Price per sqf seems decent for proximity to kl.
But i am proceeding with another side of jln. Genting klang, the Platz. Psf is lower, i think distance to drive to bulatan pahang etc extra 1-2 mins from alaia?

Guys, for a 600-700 psf, 436 total units. Probably it will be a nice, quiet place to be after work, & exclusive. However, whats your opinion on the site/location?
- entries/exit leading to & fro the site (via ayer panas)
- will the retail/commercial outlets be a success? will it be able to pull crowd from the surrounding since its location is quite remote. or will it be able to flourish with existing tenants?
- your thoughts on commercial vs residential title?

Been looking into this property and so far this is what I thought…

Pros :
1. Exclusivity
Since the surrounded area are all individual land with bungalows, it’s most probably not going to have more developments coming in so no need to worry about crowds. Been to the site and it’s really really quiet at night… for now. Of course if I wanted connectivity then I wouldn’t be able to have the same secluded area like this project located at
2. Facilities
Judging from what Tago did with Anjali, I’m really surprised by the facilities they provided, especially gym, lounging area and adult pool are all at the top of the building. The jagung view never ceased to amaze me.
3. Community living
Correct me if I’m wrong but I think Tago is one of the few developers to promote this concept. They are going to have a community manager to organise events or take feedbacks from the residents from time to time. Personally I think community is important if I’m buying this unit for own stay. At least get to know some faces rather than come back from home then just go back to own house and live our own lives. Bit of a dull life…

Cons :
1. Tandem parking. Yep. Only the higher floors residents can get SS parking. And also the unit below the water storage room.
2. Sewage plant opposite the property (south/KL VIEW). SA said it’s not sewage plant it’s a treatment lab so not gonna affect but idk laaa.
3. Small kitchen. So for those who likes to cook, might need to spend some money to make yard area into a small wet kitchen. At least when you cook the whole living room won’t be so Smokey lol

For me, unblock KLCC view is their main selling point for Alaia and D'brightton.
That's their marketing tag line too.
Without the view, there are better location and projects to choose from given that they are so near to DUKE and STP and not TOD.
No view in KL is guaranteed unblock.

Many major KL areas hit by flash flood recently. Some more the drain smell, not temporary it come every time rain.

That site area.... just next to Duke highway.. if you pass by Ayer Panas toll then you should see it...

The other side is next to Tiara Titiwangsa - all the bungalow lots... not really any sense for a train station. Terrace wise.... not really flat, think so , not suitable for train parking also.

I booked Type B for own stay, not really recall how type C look like dy😂
If you looking for investment purpose you gonna compete with TR2, D’bringtton, i think you should study/compare deeper with them.

Yea, i visited both, TR2 not that good, for ownstay i mean, but location wise for those who working kl direction i think they would prefer rent at tr2 since they are still more to the main road.

For D’bringtton i checked the forum posts saw that’s looks like too kelam kabut, after visit show room i just don’t see any advantage other than they are fully residential title and with slightly cheaper price. I have no confidence that if a developer who really wanna make result to their first KL/SE project couldn’t touch up/furnish their show unit properly. One funny thing i still remember, if someone don’t mind pay extra to buy a dual balcony unit, I don’t see why can be so cheapskate that one balcony with standard grill but another balcony is glasses. 🤷🏽

fyi if sign spa and developer cancel, for first time buyer it will still use up your first mot waiver quota biggrin.gif

Let's see if this project proceed, you will see fishy thing when construction site doesn't move at all

Developer will be unhappy if you ask so many questions. If you try to ask for refund, developer will threaten you that they could always self bankrupt their company and start another company afresh bye.gif

Feel sorry for the buyers of the project. Sad because ppl want their home. But developer fail to deliver promise. Buyers should seek compensation.

I've spoken to the new team, and it seems they are still in transition. It is possible that they may not be able to take over the project. They will be making a claim with the bank soon, I going to cancel the unit to avoid any further hiccups.

Anyone planning to cancel?

Based on the latest (MRT 3 Station & Depot Site Context Plan) the Alaia land is no longer going to be acquired for the MRT 3 project. Curious if there is any update from the new developer team?

We have gotten the letter from the new management team, at least someone took over and construction have resumed. From the duke highway able to see their progress is looking good now. Delayed for sure, but better than no progress at all.

From what I’ve seen on their sales chart, I thinking around 480k to around 800k. Quite sometime ago, I can’t really recall the exact range. But they are open daily now, PM me if you are interested. 🤭🤭🤭

HI I just saw this post back in October 2024 - The post showing traffic in the morning, where every car rushing to work. Those cars from Setapak area, let it be Wangsa Maju, Danao Kota, Melati, Melawati etc. They are heading to Air Panas -> Jln Tiara Titiwangsa -> Titiwangsa, then either Jln Pahang / Jln Tun Razak.

The road is Jln Tiara Titiwangsa - so this is where it is going into / out from Alaia.
Then also there's new project completing soon - Brightton.

Went to the on site location for this project

I have to say, comparing to the upcoming condos around the vicinity such as Ekotitiwangsa and Curvo

This location is much better in my opinion, only downside is that it is near to DUKE

I’ve already secured myself a unit in Melawati, but if not, this would be a really strong contender
