1 block, 40 storey, 430 units
Leasehold, Commercial title
north(Setapak) and south(KL) facing
3 type: 1,012sf (3+1 Bed), 807sf (2+1 Bed), 635sf (1+1 Bed)
Starting price from: RM480k (for the smallest unit) before rebate.
That time they have not finalise the package.. but they said probably just 1% downpayment only.. Same goes to D'Brightton.
Partly Furnished
- Aircond
- Kitchen Cabinet top and bottom included kitchen island
- Hood and hob
- Built-in hot water system
- Shower screen (Glass)
- Bathroom surprisingly spacious (actually I personally like their bathroom 😁😁😁)
- Laminated timber flooring throughout the whole unit except the kitchen, balcony and bathroom.
- Balcony with glass railing
- Aircond ledge accessible via the balcony (THIS IS GREAT!!! my apartment have to climb from the master bedroom, Kanasai betul)
- I think their balcony comes with water tap.
- Maintenance Fees target to be RM0.35 - RM0.38 (a bit on the high side)
- Got shuttle services to the nearest lrt.
- Commercial lots at ground floor, managed by the Developer.
erm... i think thats what i can remember..

Well, im not sure this info can be helpful or not... and sorry lar... if i didnt arrange it nicely..

Yeah, in deed very peaceful. its at Jalan Tiara Titiwangsa, same goes to D'B also mah. That location is surrounded by all bungalow lots and bungalow empty land. Different perspective loh.

its 99 years lease, but not sure they gonna renew it. you can visit them since their gallery is already open. Now MCO dunno they will close or not la.. u better give them a call.

They have 3 different types. got one more is the small unit. I didnt manage to take the floorplan picture. But I'm planning to go there again (thinking to lock down a unit 1st) . since they have Jaslyn Pop-Up cafe there.. but limited choice of cakes..

They have lelong unit mah... spreading everywhere in facebook liao.. i think 550 psf. Landed i dunno leh.. I always ask myself if i were to buy landed where would i prefer to stay. Well im a city boy.. eventually i will still choose back those in city area.. But si bey expensive loh. now alot of stratified landed.. dunno ok or not.. i tot of Eco Majestic 1st.. too far for me to stay.. but i invested their apartment actually. HEHEHEH biggrin.gif biggrin.gif its a bet la.. since Aeon is coming up, Mekdi just open, then starbuck and a school is completing.

I'm placing a booking at Alaia this weekend leh.. what's stopping you from placing a booking.. actually i've been scouting for a property for investment. Im actually comparing Sunway Avila, Tropicana Miyu and also Kiara Bay. Can share share some of your thoughts.

Basically just pay 1% downpayment when SPA is ready.. they said.. target to be on December 2020. Anyhow, the booking fees RM1,000 is refundable. If i come across a project that i really really want. then they will return back my cheque. Well.. i'm looking into all sort of consideration. 1st is the location, 2nd is the developer (track record), and i'm thinking either i'm going to rent out or stay there. Since it's near where i stayed now. Also the layout is very practical.

You also placed cheque already??

the unit comes with aircond, kitchen cabinet and hood and hob, also they are giving the kitchen island as well.. and I like the fact that the basin is at the kitchen island. hot shower tank in the bath room, the ventilator will be applicable if your bathroom got no window, and also shower screen. the master bathroom the basin comes with the vanity top (to be honest, I really like the size of the master bathroom), then the window and sliding door is tinted. also I like the fact that they maxed out the sliding door from wall to wall. erm... let see what else I got 2 carparks, whole unit is with laminated timber flooring. I think that's about it...

i hope that the developer can put in digital door lock for all unit.. it will perfected the unit even more... got more selling point mah.

oh ya.. If I'm not wrong I think they even put in a water tab at the balcony.. but I need to double confirm.

also their sales person gives very good service... which I experience that when I visited EcoWorld punya gallery.. got welcome drink summore... heheheh

G residence by Tan & Tan!!! that one super atas woh... big units from 1000sf to 1600sf right.. low density.. but that one too expensive la.. I can only afford something like Alaia Titiwangsa.

i think it depends on which level gua.. generally their selling price is higher than D'B. As they calculate for me the bigger unit, the psf is lower, the smaller unit is higher psf. The one i'm getting is around RM710 psf. Depends on how you look at it actually.
