Hi no I have not, although I read about their ongoing dispute of the land. Seems that the project is good to proceed already. I shall check out both to compare. Thanks for the tip.

i've enquired below about Alaia.

It is on a slightly elevated plot of land, I would say the views will be better than d'brightton. North & south facing. Lowest floor starts at level 8 same floor as facility deck and smallest unit price (1+1 unit) pricing from 480k facing north (setapak view). Maintenance fee RM0.38 psft. I believe they will be launching soon, judging the publicity they are doing now.

d'Brightton units are bigger starting from 1,000 sqft as what I'm told. Haven't visited the sales gallery yet to check out the details.

they have not launched yet. so no layout drawings to share unfortunately.
all types have balcony but yard only for units for 2+1 & 3+1 based on their info.

Not close enough to walk but if not mistaken there is shuttle to the future MRT station. Titiwangsa is currently an interchange for monorail and LRT.

This is the land for Alaia and the klcc view is also facing IWK, golf course and titiwangsa lake. Any thoughts on this?

Rebate of 9% total (i believe it is 6%+3%), not that attractive haha. I'm told this project will be under HOC too.
The showroom is indeed beautiful, probably one of the best I have seen.

Perhaps I can share more here, I live just 2 mins away at air panas for the past 20+ yrs which is why I am interested in this project as it is a peaceful and low density area compared to other parts of setapak. I have seen how setapak has changed tremendously. And yes it is between the true Titiwangsa area & Air Panas.

While it is not accessible to nearby public transport there are few options: Monorail Titiwangsa, LRT Ampang Line Titiwangsa station, upcoming MRT Titiwangsa, KJ Line Ampang Park nearby. It is afterall less than 15 minutes away from KLCC. People who live in this area are ok without walkable distance to train stations.

I drive to work and yes the jam in this area can be really terrible, but there are some smaller roads that make the traffic more bearable.

So if you are ok with driving / using the shuttle to the MRT then I think this location is alright. If not, then look out for other projects.

Oh haven't heard of Curvo. I am close to book a unit at Alaia actually, just did a quick scan seems like there isn't much info on Curvo though. Personally don't really like where Ascenda/Bennington is situated at because the blocks are so near together plus the combined density for both sharing the road access.

Lol because I don't think I've done enough homework to compare D'B & Alaia. And i have not visited D'B showroom yet to be sure with Alaia (but Alaia likeability factor very high now hahaha). Don't feel like going during CMCO also.

My scope quite small as I focus the area I want to live in. So I did not look at the projects you mentioned above lol.

Sunway Avila Wangsa Maju area is the demand for rental there still high with so many units around the same area? I think demographic in WM area are value seekers la. So you may have competition for rental asking price I think.

Kiara Bay's concept looks great and promising! But haven't done much research as I'm not considering to live at the area.

Actually when I asked about this it will face the DUKE toll and they said this is when cars would start slowing down (ya, does make sense). Also it’s on elevated land so DUKE is much lower than Alaia. My personal concern is IWK haha like only 1km in distance from Alaia.

But oh well if you’re on a high floor then you probably won’t be affected.
