Which will be a better choice for investment?
Considering smaller unit, less than 900st.

Considering to enter now, both also difficult.

Development wise, Verves Suites had been completed for few years and the performance are quite good, hence the asking price would be all factored in. Unless during this downturn, you're able to find a good price to enter.

Arte, a want to be development, lack of consistent buyers as they bought due to huge promotion package with almost zero fee to enter, some buyers will flip very soon but hard to do so bcz need to compete with developer's fancy package so many balance units.

If must buy, I go for Verves if there are units selling 10% below the record price transacted.

Personally I prefer the location and ID of the Verves too but I never really stay at MK before hence looking for some feedback here.

Verve suites is commercial under HDA. With proven track record, performance and workmanship.

Arte is fully commercial, you're not supposed to live in an "office" if the authorities want to crack down, they can.

It is not meant for living in, in fact almost all Arte series face the same issue. Arte + is also commercial non HDA.

For commercial properties, especially high rise "residential" type you will face exist issues with muted growth potential.

Why?

1) Commercial loans are more likely to be rejected if the applicant is an employee.
2) Majority of the banks in Malaysia offer 70% LTV for commercial loans only, meaning when you sell it in the future, your buyer will have to fork out 30%.
3) Commercial loans tenure is short, most banks offer 25 years, rarely 30 years.
4) High interest rates for commercial property.
5) It is a high dense, AirBnB type property. See the issue there?
6) Higher assessment, Indah water, Commercial rates (Can not be converted to residential tariff because the property title is commercial non HDA.
7) It is leasehold.
8) If you want to buy into Hartamas / Dutamas area, better look at Plaza Damas (Commercial with HDA).
9) Arte Mont Kiara is NOT Mont Kiara.

Arte is definitely not Mont Kiara, but tries very hard to be. In fact, most nearby developments eg Solaris Parq, Agile etc are NOT Mont Kiara, but rather 'Dutamas'.
Go for Verve Suites instead.

Np. But do bear in mind that a few years ago, there were Court legal disputes involving the management of Verve and operators of AirBNB. It was ugly to say the least. You can search it on google, quite a number of news on it.

Astrea / sunway mont down the JK5 road are newer developments, you can check it out if you don’t mind the high tension cable behind. All the best

Anyone staying in Verve Suites, mind to share your experience currently living there? Planning to buy a studio unit for own stay and subsequently rent it out in future.
