Ok, Since everyone has to be home. Let's discuss about this case. One of the agent told me that they are rushing the developer to settle the APDL. By the way, if the developer is afraid of complains, he should settle it as soon as possible right?

Please do not pay anything until u see the APDL license or it is officially on RUMAHWIP website. Pity if anything happens to the people who paid 15k.

Hi guys! New here but I’d like to update this thread because I am interested in this project but suspicious. I spoked to a SA and this is the latest update.

1) Still asking for booking fee but during MCO period promo is RM5k
2) There is an option to not pay booking fee but cannot choose a unit. (Not sure if this is to ease the suspicion)
3) Still not listed on RumahWIP’s website but was told that this will be up some time soon.
4) There is no showroom only a scale model in the sales gallery.

I am still not convinced. Can anyone help with rationalising this?

Probably the developer can't get APDL yet, the developer need to pass through many staged like bomba check, land authority check, bank check etc to get APDL to develop the land.

Or it is entirely a scam.

i did the booking of the unit and it was Mid of Feb-2020...here's what i have planned and put a thought after reading here and there on this:

1. It wont be listed on rumawip portal unless proposal gets approved (APDL & all)

2. Since now its been dragging due to MCO, we are uncertain if this project is even a green light for a go by the authorities.

3. After MCO been lifted, im gonna wait for 1 month to get progress update such as APDL approval, etc.

4. If still dragging after 1 month then im gonna forget about this project and get refund for my 15K which is with the lawyer and look for other properties.

im not gonna wait for long on this, plus the refund takes time. the longer i wait, the longer it takes to get refunded..just my personal feeling, i think this wont be a successful project as the economy is such now and things will get delayed.

lets just hope for the best and hope you guys can continue update when u have info.

Hi everyone,

I am a sales agent for this project, who also put down RM15k for a nice unit. Since everyone is uneasy, maybe I can clear some things up as an insider in a neutral position:
1) The project exists and is not a scam.
2) The developer has not gotten APDL license yet. That is why we cannot advertise it openly online.
3) We were scheduled to get the license in late March and go live on Residensi Wilayah portal in April. The authorities were checking our project proposal. Early March, I even got a phone call from Residensi Wilayah office because they are not happy that my website SEO was too good and they could find my website by searching in Google. [Remember point 2]
4) We still do not have APDL License and not live on the portal because of MCO.

That's all. Hope everyone is not too nervous about their RM15k. The take-up rate for this project is amazing; we are oversubscribed, therefore priority will be given to those who show sign of commitment.

Just put yourself in developer's shoes; if you have 600 units for sale but 1000 people come to you saying they are interested. Who would you priotise, those who let you know they have the money and are committed to buying, OR those who just seem like they are interested?
