I need a home for ownstay too, thats why I am aggressively looking for a good property that fits my requirement. but I don't see myself staying there for 10 years straight, you know, marriage or moving out or change workplace to other state etc.
Its better to understand what is waiting should we not wanting to stay in this unit anymore. Not everyone here is an investor

If you are out of luck and balloted low floor.with high car park then really gg.

All wip cut cost in many extents..

For around 400k, there are plenty of subsales to choose.

Don't blind by your feeling of everyone grab one, I must grab one too.

This kind of project suitable for those who can wait only. Also if no MRT3 nearby than is nothing special on this project also to be honest.

I find the developer dodgy. Not sure whether to pay my RM 15k booking fees to SW Wong.

1) The developer of Circo is Impero Land Sdn Bhd (attached the company search, Impero is a company with RM 400k capital and no details on its financial status): [attachmentid=10418510]

2) Was told by the sales representative that this developer's past project is ritz communities, no where i found its link with poly ritz development sdn bhd / poly ritz communities sdn bhd.

3) The only link i found is that the CEO of Poly Ritz Development Sdn Bhd SW Wong is now the lawyer for circo pantai dalam collecting the RM 15k booking fees:

Wow somehow I have paid the booking fees to this developer. But as of I know there’s no linkage with Poly Ritz as told by others.

And nowadays there’s so many of so called keyboard warriors trying to be detective playing the investigation card all around. I just viewed your profile , joined this morning and posted all these in less than 30 mins , are u a competitor at pantai dalam ? LOL , your intention is more suspicious than the developer dude.

At least I know I can get my money back and if they don’t I can send them to jail haha. Everyday people dig the news of these new developers , I forever don’t need buy house liao my friend, if I keep on scared this and that wtf

wait for launched first then only you book... whats the advantage of booking now? can choose unit? can get 2 car parks? already worry so much... then dont buy from new developer or developer you dont have confident with...

Can't blame them if it is a first time developer with no track record.

Examine the facts.

A property purchase is a 35 year commitment, best play safe. It has happened before... Star City, The Boss, etc..

Any developer can fail, take note that even reputable ones launch their projects through a separate entity.

yea... but choices are there... and there are less worrisome choices... unless he is really 1000% only wanna stay in this project and this location... otherwise can move on with better choices... anyway... its a rumawip... if really got abandoned... i think gov will have to intervened... as they already subsidized the project and still cant complete... for sure there will be huge reputation issue to DBKL...

Is it confirmed as a WIP project? APDL?

If it’s the same guys behind it... worrisome.

Same modus operandi. Collect booking in advance before launch. Then to date project not much progress.

As mentioned in the other thread (Ritz Communities) some agents tried to sell me their director unit.

But must pay cash in advance. Would really suck for anyone that bought it.

well... i think it would be wip unless las min changes mentioned otherwise... if they have apdl or DO then i think can easily check it out... will mentioned its apartment mampu milik etc...

for me i wont be sure if is the same as ritz... but common director is quite a worrisome state if the one driving the deal is that owner...

Frankly I tried to purchase from Ritz during that time, but I failed my loan; they refunded me within 40 days to be exact. Even related I wouldn’t be worried.

But I wish I could get a rumawip this time around 😭😭😭, maybe I should have waited until after they show it on the portal, Haih my excitement got the better of me
