ya. my concern is this site is surrounded with factory and PPR. i can hardly get a proper restaurant or grocery shop nearby with walkable distance. if you say Flora 2 will have this kind of services, Sunway better make it official now to attract more buyer. If not, everything is just rumours and heresay.

One more thing, i found sunway sale staff attitude are kind of like eat bao sell bao laugh.gif laugh.gif

i have visited few projects at BJ area. My point of view are:

Maple -tower C launched this year, overpriced, but location wise is good. high ceiling come with higher furniture cost
Dveleda - nothing special, bear unit, selling for location. doesnt fancy that kind of layout. very obvious its designed for investment purpose.
JKR Convena - Cheaper price with low maintenance fees. but it stated as apartment, not condo. And there only one access to the site which surrounded by light industry. imagine if one accident happened there, stuck 99 la
Th Jalil - Price banyak cheap, just maintenance is very high. Location wise is a certain distance to Pavilion but the main road to Puncak Jalil beside the project will become a nightware especially its a uphill and slope.
Sunway Flora - Unit concept and layout is good. But not much potential development can be done in surrounding as all lane has been occupied. Price wise not cheap as location is just MEH and its design for ownstay. very hard to convince buyer as the attractive point such as linear park, covered walkway, Flora Phase 2 commercial, semi-furnish package all are just verbal sales talk only.

My opinion,
the nearby Muhibbah LRT doesnt really make the main attraction to this development. we can see that many described it better for own stay, i dont think majority will still take public transport especially all has their own car. the walk-way, yes indeed if its a free upgrade then ok. but if it will increase the psf cost, then its not an good option.

In short, sunway might reconsider if they realy wan to sell 700+- psf at this area. Put aside the Sunway developer name, its doesnt seen any further solid reason to secure for keen buyer with this kind of price. Or perhaps they actually have a lot from internal staff or associate who had ady booked for this unit.

yes. we are trying to raise concern to those who are interested in this project by stating that the PPR issue will remain forever there.
So they should take extra precaution on the safety if they decided to become the owner for this property in future.

decided not to go with this project. too many uncertainty. nearby surrounding is really killing. especially when you cant see any potential to develop better around that area.

developer has decide to add in a solid wall for balcony side facing neighbour master room. nows the other problem came, will the master bedroom view blocked by this wall? original say get 160" view, after the wall maybe only left 120" view

realise food and glocery will be a major problem for this development, wherever you go, you need to drive all the way out.

i always disagree traffic jam will be a problem to a property espcially you are buying at KL hot area.
if its not jam, it either far away from city, or that location has not attraction for living.

and i think you have anaylsis based on the wrong data, cause the actual price is lower than that.

however, this concept hardly use for this project cause its designed to be own stay.MRT/LRT will be advantage to it but its will not be the main contribution.
even there's a public transport nearby, i will choose to drive my own car also haha

i dont think they are agent, i believe they are direct sunway sales team as all wearing the same red shirt. my sale rep also the same pattern, previously i am a keen buyer, after the bad attitude, i direct complain to their front desk and move out from this project. maybe money earning is so easy for them as like their pride and dignity become the first priority.
