Nowadays buyer smarter, will look avg transaction price instead of spa price, information is easier to obtain now. Unless u are one of the group buy member that eligible for 30% discount or more …

Light or heavy industry, with ppr nearby, doesnt change the fact of the surrounding environment, resident around that area just wont walk out strolling, no market and stall in close walking distance ( u had to go to lrt station side for some commercial activity) , it will not form a lively neighborhood, nevertheless, the buyers are awared and prepared

I would prefer bigger mart that sell some basic grocery like vege and fruit, like super 7, even giant and pav is near still lazy drive out sometimes.

Yes , kingwoodz resident will opt for lrt as main daily commute transport, i personally like flexibiliy so i choose flora , even tho surrounding not that great but i will drive anyway

There are multiple factors on the decision made by buyer, some product at very first glance is not the buyer need, i think buyers buy this area had already consider ren, veladaz , jrk convena , aurum and blah blah in thier mind, some projects not even in their interest cause of density branding etc. I mean is dont need go deep , why i dont see anyone ask flora potential buyer to compare with jrk converna ?

Anyway schedule also part of the factor , kingwoodz like 2028 /29 ? Then next berjaya km3 is 30/31? If free and rich one can forever compare and make decision.

Ppl who buy bj 10 years ago also wont know what bj can become today , why suddenly become a hot spot
