if the SPA is higher with a greater rebate, pro wise you may get to sell your unit with higher price by using SPA price as a benchmark to negotiate with buyer. Buyer wont get to know how much rebate you are getting earlier. However, you will need to pay higher reimbursement fee now due to higher SPA price and there is possibility in future this price will be categories as over market value among that area. End up nobody will agreed with your SPA price also.
If SPA is lower with lesser rebate, then you might gain more reimbursement saving by now. you pay lesser legal fee and stamp duty too. however, its hard to mark up the selling value in future unless the demand is good.
so i am wondering how generally developers actually strategies on these. (not only refer to this project ya)
Nowadays buyer smarter, will look avg transaction price instead of spa price, information is easier to obtain now. Unless u are one of the group buy member that eligible for 30% discount or more …If SPA is lower with lesser rebate, then you might gain more reimbursement saving by now. you pay lesser legal fee and stamp duty too. however, its hard to mark up the selling value in future unless the demand is good.
