 Housing loan, Which bank????

I there. I intend to buy a property soon. The loan amount is less than 100k.
As there are so many plans in different banks, which one is the most worth it?? really noob in this.........

i share ur confusion... i myself is buying a property too... but don't really know which financial institute to go for loan... i was think to take ING loan package because the rate is fixed at 5.99% for the whole tenure.

may i ask how much would it cost for the lawyer fee for the loan if the amount is around RM150k? anyone know?

investment purpose, get fixed loan rate. self-stay, get some low interest at 1st few yrs n low lock in period, then can refinance for better package later.
just my 2cents..

What u mean is it something like.

Ex:
Bank A offer 1-3 yrs 2%, other BLR + 0.25
I take this package. THen in the 3rd, got Bank B offer:

Bank B 1-3 yrs 2%, others BLR + 0.25.
Then i refinance again to Bank B.

Another 3 yrs, Bank C offer:
Bank C 1-3 yrs 2%, others BLR + 0.25

then the list go on.....meaning i'm paying only 2% for the interest so the rest of the loan. Like this can meh?? Those banks accept this?? will they charged alot for refinancing?

PS: Which bank is better now?? loan below 100k

it depends on economy, u never know wat kinda package is offered by bank in next few yrs .... who knows next few yrs BLR goes down n bank doesn't offer low interest in 1st few yrs...? tht's y for investment, go for fixed rate,coz u won't bother to settle the loan earlier , for self staying, even if there is no better rate given later , can still continue with the loan package, can oso try to reduce the loan amount b4 come to higher rate yrs.

If amount less than 100k, you can go for any banks as for the forceable future, the BLR is quite stable & loan lawyer fees absorb by the bank. Nowadays all the banks is almost the same. An agent told me if those banks can match each other offer. PM me if you need the agent contact.
But I myself take ING loan @ 5.99 need to pay for loan lawyer.

I just complete my agreement for RM155K loan with ING. They have their own panel lawyers. I choose the one in Wisma SDB in Jln Ampang. Cost me about RM3800 shocking.gif because my agent told me only about RM3K.

rm3800!!!? loan only 155K wor...u mind list down the itemised billing for the charges here? usually there will be some discount wor...
did my loan for 190K , only cost me about 3K. not with ING, Hong leong bank.

Their service charge is about RM 2000, other than that its quite standard. They give some discount verbally of about RM5xx but not received yet. I dunno whether its the Firm overcharge or its the same at all their panel.

As I mention, Its the same for all the bank as they will just match each other offers. One thing special about UOB is they have an option of fortnightly payment instead of monthly, this means that you pay less interest in the long run.
How do I know this, UOB offered me 80% loan only as its a subsale so I turn it down. Then the agent said the terms will be applicable for any banks eg. Alliance depending on your paperworks.

In the end I chose ING as I don't want any headache regarding BLR later. nod.gif

For a loan below 150K, UOB usually will only approve 80% loan. =)
Legal fees for 150K should be around 3K price.

Nopes.. I haven't even looked at which bank to obtain the loan from yet - signing of S&P isn't until some time in October and I should have enough in the bank to cover the first 10% of the payment. Not too sure what the details of the progressive payment plan is but i'm hoping to start the loan only in 2008 if at all possible *grins* biggrin.gif

Since u've done ur research, wanna share the information with me - just tell me which bank I should go to !! *grins*

I *do* have sufficient $ in the bank to cover the 10% downpayment. In fact, I should have sufficient up to 20% and that should be suffice to see it through till some time next year.

S&P can only be signed in October due to some legality purpose - the units aren't exactly launched as yet - it's what most developers would call soft launch but most of the units have already been pre-booked ($30k needed to secure a booking). Er.. show house also not ready *grinz*
