Nopes.. I haven't even looked at which bank to obtain the loan from yet - signing of S&P isn't until some time in October and I should have enough in the bank to cover the first 10% of the payment. Not too sure what the details of the progressive payment plan is but i'm hoping to start the loan only in 2008 if at all possible *grins* Since u've done ur research, wanna share the information with me - just tell me which bank I should go to !! *grins* |

I *do* have sufficient $ in the bank to cover the 10% downpayment. In fact, I should have sufficient up to 20% and that should be suffice to see it through till some time next year. S&P can only be signed in October due to some legality purpose - the units aren't exactly launched as yet - it's what most developers would call soft launch but most of the units have already been pre-booked ($30k needed to secure a booking). Er.. show house also not ready *grinz* |

Nopes.. it would please the developers if they are able to just go ahead and get the S&P signed but until they've got all the legal matters complete and ready on their end, they won't be able to - as far as I'm concerned, the longer they take to get that ready, the better. Better still, let it delay for another 2 years and sign the S&P only when the house is like 90% built !!! LOL!! |

Yes... booking fee $30k. When S&P is signed, the remaining balance from the first 10% needs to be paid. Hence if the house is $800k, when S&P is signed, you will need to come up with the remainder of the $50k. I'll just wait for the developer to contact me when S&P is ready for signing.... And like i said, the longer the better *grins* |

@yewkhuay, I was initially looking at another development at Kota Damansara but when I did a physical recce I realised there were few elements which didn't please me too much [the only good thing about that place versus the one I bought is the LDP toll from 1U/Curve]. I suppose you can say it all happened from "let's just have a look at what they're launching" to "hey, i *can* afford something like this" and checked to see if there were any developments in the Sg Buloh township within my affordability range when I came across the Urban Villas. Between Project A and Project B, I decided to go with Project B due to several reasons. Though I think Project A's got potential, i'm unable to afford the 2 properties at one time. All in, from checking out what's being launched to putting the $ down, it took me less than a week. @jcvstlys, I'm not rich! I'm just OLDer. And, just cause I made the decision in less than a week doesn't mean U should too - u should only make informed and good decisions so check out everything u can about the place or the township before u make the decision. It is only because I didn't have to do much surveying for Project B that helped expedite my purchase decision. |

It shouldn't matter whether it's a RM200k or RM500k property - a property's still a property. Besides, we all need to start from somewhere - I was just 'stupider' that's all *grinz* Project B's a little more expensive than Project A (~RM150k) but having calculated the costs, it was still possible to make the purchase, though with MORE sacrifices of less personal 'luxury' and cash at hand in the next few months. There goes the idea of taking a 6 month hol without worrying about finances Editted: I didn't end up getting a bungalow - it's more like a Terrace House that I ended up deciding on! This development is within an existing developing - hence it was easy to decide and evaluate on its potential. However, as big a potential a project has, it is important to put a ceiling price on certain homes; cause u need to look at a reasonable value when you intend to liquidate the property I'm praying the developer will just forget all about my payment and give me the house |

The pre-launch for the single storey bungalows are happening soon - in fact, u can start booking now [no payment required, just put ur name down!] but i been told the price is gonna be about >RM2.4m - u interested? I'll let u know if there are any other soft launches available but what category of property are u looking at? I don't think there's gonna be anymore terrace/link houses - this might be the last of the lot.... I believe some of the Urban Villas (that's the name of it) are still available; except it's not exactly the same as the one I got [it's on a smaller piece of land (22x85), and it doesn't face the lake - maybe the 22x75 ones are also available - this one faces the lake too]. If ur interested let me know - i'll even go with you to the Marketing office |
