If u read the announcement the land purchased much bigger than centura land size.

No issues, the more the merrier..proven Sentul this place really high demand..target young family or old people want to move to small house and prefer close to hospital as many nearby

1. Jalan Sentul Pasar road will be widen to 3 lanes each direction.
2. Shuttle bus service is provided for Arisa resident to LRT/MRT.

It is mentioned clearly by developer that Arisa will use its own shuttle bus, which is separate from Centura.

It's the truth ...they just simply build a condo without thinking on the sustainable living for its residents.

So high density like flat living and charging RM 500k?

You can get better built quality condo at RM 300k to RM 400k from other developers.

High Density will translate to high returns of investment . So instead of catching it by the quality they are cashing in for quantity .

Why MahSing and other developers want to have developments in Sentul is because of Sentul actually is a very potential area. As you can see if let's take KLCC as a center of point, with radius of 5 km distance of surrounding area such as Bukit Bintang& Ampang is already developed, but one of the place that is also close with KL and people ignore that place, which is Sentul!

Why people 'ignore' the area of Sentul?
1. No Shopping Mall
2. No much current development
3. Stereotype thinking of Sentul is an 'old' area or “Indian" gangster area

But actually guys under DBKL 2020 city development blueprint, there are 8 zones is under in the cover of DBKL city development, and including Sentul.

Sentul is a very potential place, why i say so?

1. YTL huge development in Sentul - A very big land bought by YTL, such as Fennel (a landmark in Sentul now), D5 D7 high class level office suites
2. The Curve developer bought a big land (what development will be develop is tbc)
3. MSC land in Sentul - Create lot of working opportunities in Sentul for IT professional
4. MRT Sentul West station estimated completion date on 2021/2022 - 3 stations to be reach KLCC MRT station
5. McDonalds is constructing new branch in Jalan Sentul Pasar - franchise start to enter Sentul
6. Lower entry fee compare with other areas
Hence in the point of No 1,2,3 and 5, it'll create much of working opportunities in Sentul, and also the effect of franchise, and in the future all these will make Sentul to another level. When more people enter to Sentul in the future, more property supply needed in Sentul.

For M Arisa will be a new landmark in Sentul, design such as M City in Ampang. Previosly M Centura don't have balcony, but for phrase 2 M Arisa is a improved version from Centura.

In my view, M Arisa is a very good property to own, even for investment or own stay.

All those empty land turn out to be more high rise or affordable housing projects. You think that is development?
Go back to history. Before this Sentul Point buyers bought the property and being promised will have direct link bridge to future Aeon mall. Now the Aeon mall turn into this M Arisa. And Sentul Point itself still got a rumahwip block yet to launch.

Please count by yourself from One Sentul moving along Jalan Sentul Pasar up to Panorama Sentul left and right of the road got how many thousands units ppl stay.

No MRT here. No LRT here. No shopping mall. Just more high rise being added in. Still using the same Jalan Sentul Pasar. Maybe upragde a little but do you think the traffic able to cater for so many addional new units?

I would say thats right to the point . Having a land empty and build up on it will never be a way for developments if there are no infrastructure supporting it. Roads is one thing and public transport is another .

I reckon YTL can build up trains or subway which will connect Sentul to other places of KL. By the looks of it 20 years will not be enough time to wait as well. Not everyone who lives in Sentul work in Sentul right so in the name of poor development people have to suffer the jam pack traffic jams day in and day out.

Bro, not everyone will use shuttle bus service, most of the people prefer own driving. Like OKU car park also got reserve parking, not everyone need it mah, people use it when they're needed. Shuttle bus also, if the amount of the people needed, then developer will add on the bus and the time schedule. icon_idea.gif

Then where's the living quality? Road is improving from 2 lanes to 3 lanes, 100 years ago KL still kampung but today is city, everything can be improve depends on developer and government, previosly buy landed 80k now today 1mil, everything can be change like you bad habit also can be change.

And i can expect traffic is worst since only limited shuttle bus service is provided and like you said, not everyone will use shuttle bus

From develoer's information, there will be confirm has 1 bus provided,
when if during after done the completion, developer will according the demand of the user to add on the bus and also the bus schedule. said by developer.

True..It's not a selling point..More like the service that they provided..Even they didn't provide, I believe there're Rapid KL buses will stop by.

Maybe their shuttle service is just running around the LRT Sentul, Sentul Timur, KTM Sentul and the future MRT Sentul West. Anyone got idea will this possible?

The other day I went to the M Centura site, I see they had expanded the space for M Arisa, and then there's still an amount of land in front of it. (Besides UOA Sales Gallery where there's a small road de)


Anyone know that empty land is it bought by Mah Sing too?

Not helping MS but no doubt that they r selling affordable pricing. not everyone can afford 6xxk property la. if for fresh graduates and want to own a property below 4xxk + near to city, then sentul is really a good choice...better than buy Kajang la biggrin.gif

was filling the gas at the Shell station at jln sentul pasar, spoke to the pump man and know that the morning traffic was heavy upto 10am. Eventually this area will be more developed especially after the kentonmen army camp move out to pave ways for more developments. But thats 10-20 years plan. At the moment, we do really need a wider road from jln sentul pasar to fennel before adding in more units there.

I dont normally take jalan sentul pasar as im taking jln kuching from kiara east link. but word of mouth say it lasted till 10am. bottleneck at the Petronas there (going towards fennel direction).

Below picture taken around 730am. I noticed from 6am - 7am traffic is bad due to lot of parents sending their children to school (one good thing to stay here is you dont have to worry your child education, from Chinese, Tamil, Kebangsaan from kindergarten to highschool). Btw 7am - 730am less car.. and start from 730am, traffic is worst.

Except morning, other time seems ok.

You gonna to come in the morning and to experience yourself if you can tolerate rather than believe those unethical agents brain washing tactic.

BTW, I am using motorcycle to work (as one of the "probation agent" said I lived in low cost flat smile.gif so cannot afford to buy M Arisa that provide only ONE van to LRT daily) so I dont facing much issue.

I m staying in setapak now. traffic is super jam in the morning. everyday it takes estimated 30 - 45 mins from jln genting klang to bulatan pahang. thinking where should I move to.... a place with lesser traffic jam but near to city... any suggestion??

I m considering the 4br. SA said that most of the cheques they collected is for 4br.

wangsa maju psf is not cheap liao... if cannot afford then will consider sentul already... both r freehold. hmm.gif

Visit is just visit. But at the end still have to look for a long run secure. My friend bought M city but regretted. Water leaking problems and management didn't do anything about it even complaint a very long time already. It causes his tenant wanna move out, even wanna resell its very hard to find buyers.
Many of my friends bought MS but all came out with a conclusion. MS a touch n go developer. They build, they sell, they leave.

Hmmm.. I see, design of the project is quite good i think as i'm short term living there before.

Maybe should improve in management part. Not only this but other developer project management more or less will facing the same problem, like my friend staying in Setapak or PJ area also facing this kind of issue. But i think is normal la, most of the condo nowadays will happen this kind of minor issue.🤔

But i think developer workmanship and management should set apart from it la, since most of the developers appointed others management company to manage thier condo

all want to make money ma.. some more u see who is the one that build the whole building?
all bangla la my friends...all skilful labour went overseas.

but if I m buying at this price I did not expect got 1mil condo quality...
as long as the developer won't run away then I m ok.

at least better than the one I'm staying...
I still remember when I made booking from this famous developer @ setapak....(if u know which one Im saying)
walao their face is like I owe them millions ringgit... no after sales service, lousy developer staff.
but their product is really BBB, too cheap.

Agree... Too many investors... People won't care... Tenants also won't care... MO lagi teruk... Since no body care... They just take money and cincai cincai do works... Cos owners no one come to complain... Now try to avoid investment oriented products... Rather buy expensive one to avoid lala investors...

I see I see.. I think it is really impossible to avoid traffic congestion especially in the morning peak hours.. Hard to avoid jam if work in KL.. However, compare with other areas around KL, Sentul indeed selling in a much affordable price after comparing with Setapak, Wangsa.I am tired with the traffic of Jalan Kuching in the morning as I am staying in Selayang.. Planning to get one with potential where also easier for me travel to work...

Few of my friends bought it because of cash back. They told me after VP can use the cash back to pay installment if cannot rent out. I asked them how long they can hold once after cash back money finish? They silent....

If compare birch vs arisa.
Definitely investor will go for walking distance lrt n MRT one....
Cz they think can fetch good rental...
Like u said, one bus for arisa definitely not enough so tbh I dnt think investor will aim for the bus la 😅😅
If got then bonus if no then I m OK too
I buy it for Own Stay. N not everyone is rich enough to get somewhere high end or luxury.
I think Sentul is a good place.. Just give it some time..

Not necessary. there are many projects now where developers are clearing stock and the after discount price is far lower than the initial launched price even after early bird discount.

Put it such a way, supply > demand now. Is buyer's market.

Actually I think if buy it for own stay, just follow your needs
if u need a balcony, go for those with balcony,
if u r always hungry and lazy to go out makan, find those with commercial downstairs thumbup.gif

I think lowyat forum is just a place for entertainment,
don't rely on those comment 100%

because at the end of day, you will see...
no matter which project u see from here, there's people making bad comments/say traffic is bad/developer is bad/freehold is bad/leasehold is bad/low dense/high dense also people will make complaints.

so my suggestion is.....,
follow your needs & your feelings = if you are buying it for own stay.

Possible that they want to maintain moreage average advantages for people buying both sides.

If you buy facing kl city view, you don't get facility view. If you buy facility view, you get m centura view.

As in facility view is to compensate the m centura view.

Purely imo tho.

the gov should amend ad act to restrict developers from presenting such pics.

other countries already implemented it. Developer should use current stage of development of the area and super imposed the new structure onto the pix to present the most likely outcome of the project.

I booked 3 bedroom unit but right at 10th floor, so my balcony is right in front of the kiddies swimming pool, rclxm9.gif but i choose 2nd end unit for privacy la not much of people will go the end there, trying to compensate the decision i initially make to buy landed property, kind of like a landed la since seeing all facilities right in front of you, some more parking at the same level 10 also. thumbup.gif now waiting for bank offers also. hope can get la.

Actually the price is slightly higher compared when they first launched centura.

But cannot compare also la.. Both r different concept.
I like Centura but 4br sold out & fully converted... Arisa also I like but need to wait 4yrs for completion. Everything has pros & cons 😁

If u compare everywhere for subsales market - I m sure 100% subsales psf is lower & bigger la. Don't compare subsales. Subsales is gg now. Some of my subsales agents friend all go n do grab driver now... N bro if u take maxim to compare with Centura/Arisa its like comparing Perodua & Mazda. 😂

buy 3r2b for m arisa, first approval from cimb already approved. waiting for 2nd approval next week. the banker said usually 90% confirm approved. hope this is good property for me and everything went smooth.

U mean for other condos as well? Because shuttle bus is only cater for m centura and paid from the maintenance fees. So I don’t think other condos entitle for it.

Definitely not the case. But its odd tho, my sales agent seems to only promote level 11 to 13, never really told me about level 10 below, when i insist i want to see the unit for level 10 that facing facilities, then only they show me. Never even promote to me the park and love concept level 9 below. I saw someone here secure a unit at level 5, seems nice tho. Park right in front of your house.

Nope. Your balcony (if got balcony) will be facing outside. Is your main door that will be facing the car park. Technically seperated by walls. So no noise concern as well.

You need to stay in such unit in a high rise to appreciate its convenience.

Depend how u judge, everywhere also high density. Full residential with greenery concept, Speed ramp, centralized garbage system, multi level Sky Garden with KL city centre view, karaoke room, floating gym room ,games room. Accessibility via duke ,MRR2 and jalan tun razak, easy access to pj, KL sentral, KL city, cheras, ampang, wangsa maju and setapak. Middle to all place.

How is it compares to RC residence in term of density? I went to both showroom, seems like agent for both project talk bad about each other 😅

Rc for own stay still acceptable for the price and sqft, Arisa for own stay and investment oso okay, shuttle bus provided to MRT station, multilevel sky garden, freehold and full residential. Depend which location u prefer, arisa walking distance many F&B ,office and retails shop.

I'm privileged enough to be able to buy properties from both these developers (MahSing and OSK). For MahSing, I currently have 2 projects from them (Savanna @ Southville City and M-Vertica) while for OSK, it is Solstice @ Pangaea, Cyberjaya.

Unfortunately, my experience with OSK to date has been really bad. I shared a detailed review on the 3 major negative points for my Solstice @ Pangaea project. While it might not necessary happen/repeat in their future projects, it is nevertheless good to know the history of their other projects.

I bought Solstice first, and the strategy was just to tap onto the growing working population of Cyberjaya. Knowing that there are quite many MNCs there, would foresee that there would be good demand, especially for studio units.

Only complain is that the price has been stagnant so far, or actually, it dipped a little. Nevertheless, always believe property investment is for long term and am looking to keep it eternally (don't plan to sell any of my properties in my portfolio at this point in time).

As for Savanna, I wanted to try a student strategy. The area where Savanna is located has quite a number of Unis, namely UKM, Politeknik Mara, UniKL MFI and AMC.

Mostly DIY. Furniture is from IKEA. Self installed most of it, except for the kitchen cabinets. Bright, cheerful, chic design. 3 rooms, currently rented for RM1.8k++. Yeap, quite a number of units up for auction. Normal for properties to go under the hammer, Savanna is no exception.

That plot of green land looks more like a swamp area atm. A long time ago, rumours of AEON. suddenty aeon set up shop at plaza mas not far from that area( about 5km) @jln ipoh. still yet to open. not sure whats the status. but the building + parking lot seems finished. wonder why mahsing didnt get to buy the whole plot of Land.

I wonder why so less info about M Arisa park & live concept. Anyone here bought level 1 to 9? Meaning that your parking lot and house same level no need to use lift. That’s the specialty compared to another condo in KL right 😃

Very high. Almost 1600 units if I remember correctly from my visit to the sales gallery.

Yes is rare but this is not the first project with such design. SkyWorld projects come with that too. MS Lakeville also the same. And etc.

Vely vely dense. But I suppose this is almost rumahwip price without that cheap feel.

The fact that they are actively showing living rooms being partitioned into rooms shows the target audience. They should just build dormitories at this stage.

High density or not is dependent on the location also.

Compare these locations:

Mont Kiara vs Maluri vs Sentul vs Wangsa Maju

When mont Kiara have so many high rise residential, no one points and make alot of noise on high density issue. They know that place makes good (rental) income i believe...

Compared to Sentul or Maluri... I doubt so.

Sentul these days really squeezed until no more land..... compared to my Sec school time in MBSS nearby ard the 90s.

I agree. Sentul is very happening during Hari Raya and Deepavali because a lot of open houses. Especially the bazaar and food stalls at the low cost apartments along the road leading to lrt station is a must-try foodie spot thumbsup.gif

Do expect property value to stagnate for a while.. There are 4 to 5 new upcoming project near stretch of the same road

I saw there were like 5-10 lelong unit in past 6 month for mahsing
