All those empty land turn out to be more high rise or affordable housing projects. You think that is development?
Go back to history. Before this Sentul Point buyers bought the property and being promised will have direct link bridge to future Aeon mall. Now the Aeon mall turn into this M Arisa. And Sentul Point itself still got a rumahwip block yet to launch.

Please count by yourself from One Sentul moving along Jalan Sentul Pasar up to Panorama Sentul left and right of the road got how many thousands units ppl stay.

No MRT here. No LRT here. No shopping mall. Just more high rise being added in. Still using the same Jalan Sentul Pasar. Maybe upragde a little but do you think the traffic able to cater for so many addional new units?

Take a look at Maxim Citylights (leasehold) at similar size can get at around 400k in the subsale market today.

So freehold + new + more luxury facility (higher maintenance fees) + the promise of planting greenery trees + the promise of shuttle service justify this additional 100k extra premium.

Look harder. No need to survey far, even in Sentul itself got a new launch at similar to subsale pricing. No wander that project no need to use “propose” green trees and “propose” shuttle service to sell.
If you are saying subsale gg now, you gonna face the same thing also 3-4 years later when the project completed. You will fall into subsale category too with more than 10k units supply along Jalan Sentul Pasar.

Are you sure will end up as Mazda? Just go take a look at Mah Sing completion project such as Icon City and Savanna Southville City.

Yes. No need use lift. Almost like staying at landed house. I mean the convenience from house to your car.
I believe should be the most sought after units unless they priced it at significantly higher price.

Nope. Your balcony (if got balcony) will be facing outside. Is your main door that will be facing the car park. Technically seperated by walls. So no noise concern as well.

You need to stay in such unit in a high rise to appreciate its convenience.

That "green" land is quite a big. Like M Centura + M Arisa combined.

Yes is rare but this is not the first project with such design. SkyWorld projects come with that too. MS Lakeville also the same. And etc.
