Thank you Sephilo, gemwin, diviiner for your sharing! It is indeed a very very tough decision. This is my first house and never thought I will face this. There are so much to learn before entering the market. Ya, there are pro and cons.. so well, I have to see how to balance it I guess

I did viewing on some projects around puchong and bukit jalil these few weeks. No doubt this price can get freehold projects around these areas but surrounding is not that ideal.
the surrounding and the whole project concept for mutiara hilltop is something I wanted finally. I booked On the spot after viewing. The only thing i dont like will be the double and sharing entrance and exit.

I guess a lot of people including me made the decision on this project after comparing with a few other projects. Although there are some cons like accessibility. But something about the environment that just stands out.

I compared between Mutiara and KAIA last time. I decided to go for latter.

1. Accessibility is an issue for working in KL.
2. I want tranquility but still want to be close to the ‘crowd’.
3. My Mutiara agent was typical agent who kept pushing for sales only. Stress Bad experience. 😅

In terms of environment, both project almost similar....but other than that...i think Kaia Heights should stand out. But still different area have its pros and cons ya. By the way congrats to your purchase. thumbsup.gif

I have also signed SPA for a unit at Tower A. The hilltop view is nice. But looking at those steep slopes, I am abit worried about landslide weh. sweat.gif

Congrats on your purchase.. m also block A. the hilltop look amazing from Sierra16, I think it is the highest point in Puchong, I could be wrong though.
Regarding the steep slope have to trust developer to do proper reinforcement then everything should be fine..

Hello, Just wondering did anyone’s agents did mentioned about the marble top of the toilet sink is provided? As my agent told us is included when we visited the showroom, but today we double checked with her again, she said developer decided to drop that. So no more marble top for the sink. I was curious about it.

Hi all, regarding to the mutiara hilltop condo. I already booked the unit at tower A. Thinking to buy a second home for own stay. I really like the location for this project, plus this area quite height surrounding with greeny scenery.

Loan application approved, but im using houzekey scheme.
The calculation for the installment for my loan will be:
5years -2.56% = rm1150
30years - 3.2% = rm2180

Is it worth it? Help me to make decision. By today i need to go to lawyer office to sign SPA. Helppp🙏🏻

Houzkey personally think not worth la~ yea tat true the first 5 year you use very little money to stay in the house but rmb you just pay rental for maybank only. Correct me if I'm wrong🙏

5years -2.56% = rm1150 rental per month
30years - 3.2% = rm2180 installment per month

1,150 x 60 = 69,000
2,180 x 360 = 784,800
Total = 853,800

Mine 2.9% 35yrs
1,950 x 420 = 819,000

Differ = 34,800

You have to check with ur banker, is it flexi loan for the whole tenure including first 5 years. If yes then good to get loan easier.

If no then the differ will not only 34.8k.

Furthermore, you seems to have pay 2 times legal fees of loan n lease. Please correct me.
