It’s for own stay. PJ people are very sticky to the area. Also, food is a big one. If u live in MK/DPC, are you within reach of famous chicken rice or CKT? Not everyone is an avocado toast person even if they have the $.

To buy and do up an older terrace is like almost 1.5M. Doing up a big size older unit is few hundred k. This is a compelling option for PJ boomers downsizing PJD aside.

If chicken rice or ckt are the only consideration, dpc has kepong just outside the round about. MK has Hartamas coffee shop (I personally know a good one which is better than most PJ ones) and Segambut a little further away.

One of the factors not the only one. Some people may just not be comfortable in an UN type environment. Also MK/DPC prices for food and groceries is just generally higher. English ed PJ ppl don’t do Kepong (haha I’m generalising).

Hearsay CCC issues are across all developments… last time 6-9mths, now 1 year also might not able to obtain…

If no need authority to approve, CCC will release in seconds once all the construction done.
