nope, Aug 2024 was the 48th months. APDL gotten around Sept 2020 & signed SPA on sept 2020.

extension to Feb 2025 or 2026, cannot remember. But definitely will VP in 2024, the extension was for the sake of extent only.

Covid extensions all generally about 6 months. This is relatively low dense can settle before then short of major issues.

yep so most probably is extent to Feb 2025, i cannot remember from the extension letter. Its not important because i know its either on time or early VP for Miyu.

You might get SPA price. However if there is a change of government and PJD Highway is back on then you’ll lose some if you need to sell in the short term. Your only saving grace is there’s a lack of supply here and PJ lang are notoriously sticky geographically.

Lack of supply? thought plenty of choices there? though mostly older condo....

I assume will be as usual Nett rebate SPA price + few 10-20k.....

Well yes I mean for newer builds. Otherwise a lot of stuff was built in the 90s so verging on 20-30 years old now. As we all know, people like toilet bowls that haven’t eaten anything.

New condo surrounding Miyu such as Atwater(LH), Ryan Miho (LH) Seventeen Biji, The hub how are these condo performs in subsales & Rental market?

These condo thread so quiet...Based on property website asking psf averagely around 900 psf..dunno real or not real..

Ah you must understand PJ ppl, section 13 is a different breed from section 17. Lease hold va freehold as a start.

I dun understand because I’m not PJ lang lol. But section 13 and 17 are like 1 street away lol… nearer then my house bandar parklands klang go to bukit tinggi klang lol.

From the info I have, most of the condo in Section 13 rental wise are doing quite well. Mainly targeting UM student especially Ryan and Miho due to the proximity to bus stop straight to UM.

In term of new development, quite less supply as compared to other areas like SJ, Cheras, Puchong etc.

Products offered are also quite diversified, small unit like the mate 200++ sf up to stellar 2k sf units. So in term of plenty of supply need to be further categorised by no of room, size etc.

But yes agree with you plenty of choices to choose from due to the variety of layout and size.

The section 13 projects are smaller size units for young people. Miyu is for family own stay or downsizers. For the same price point you can get actual investment grade units in MK, DPC so it all depends what you’re after.
